7.  There is no loan limit with this program.
 There are Income limits for each county in MD. Eligibility is based
on the income of all persons that will be occupying the home. (not
just those on the loan)
 The property must be located in an Eligible area.
 All borrowers on the loan must have a min. credit score of 640
Don’t have a score that high? I can help you get there.
 The number of people living in the home also determines eligibility

8.  Non-Occupying Co-borrowers are not allowed – No
co-signers
 There is NO minimum cash investment required from
the borrowers. You don’t need ANY $$$ into the deal.
I showed you that.
 Seller can pay up to 6% towards buyers closing
costs.
 Buyer can finance their closing costs if the home
appraises for more than the sales price

You DO NOT need to be a 1st time home buyer.
This is a 30 year fixed rate mortgage loan.
The program has no Pre-payment penalties
We need only 30-45 days to process this loan compared
to other lenders who take upwards of 60 days
 When compared to a FHA loan, the monthly mortgage cost for
USDA is .40% VS FHA’s monthly costs of 1.35. FHA requires a min.
down payment of 3.5% of the sales price.

 There are certain deductions we can use to lower a
buyer’s annual income, for example:
 Child Care Deduction (Annual Amount Paid for Child
care).
The deduction is for the care of minors 12 years of age
or under
 Reasonable expenses for the care of an individual with
disabilities may also be deducted from annual income.
