Building Systems and Products Comparison
Proudly designed and developed by an Australian
Universal Building SolutionsUniversal Building Solutions
This document will endeavor to explain the major differences
between UBS Advanced Technology, other IBS building systems and
conventional construction practices used today.
It is not our intention to explain how our manufacturing processes
achieve the results described within this document, as they form a
part of the companies Intellectual Property.
UBS utilizes well know and easily understood engineering practices
that have been combined into a cleaver integrated building system
(IBS) method of construction which saves time and money, delivering
structurally stronger, energy saving buildings.
Dramatically reducing the amount of materials generally used in
construction that are harmful to the environment and as medical
research now proves harmful to ones health.
Introduction
Universal Building SolutionsUniversal Building Solutions
A well know and commonly used
construction method is column and
beam construction, forming these
column and beams requires time
consuming and costly formwork to be
built by skilled carpenters.
Once these formed structures are
built there is still a requirement to
remove the formwork before
infilling the structure with walls can
commence.
All these stages in the construction
process take time, costing money
to the developer which is then
passed on to the consumer.
Common Construction Methods
Universal Building SolutionsUniversal Building Solutions
Concrete creates massive dead load weights to a building
sub structure, which of course adds extra time, expense
to the preparation of footings and foundations that are
required to support these loads.
In an effort to reduce these loads many advancements
have been made with all types of lightweight concretes
however these new lightweight concretes still require
formwork.
.
UBS AdvancedTechnology IBS method of
construction dramatically reduces the dead
load weight by reducing the amount of
concrete and steel required in any building by
up to 50% ( Regardless of the type of
concrete used be it standard or the new light
weigh mixtures) and totally eliminates the
need for formwork.
Common Construction Methods
Universal Building SolutionsUniversal Building Solutions
Carbon dioxide emissions and climate change
The concrete industry is one of two largest producers of
carbon dioxide (CO2), creating up to 5% of worldwide
man-made emissions of this gas, of which 50% is from the
chemical process and 40% from burning fuel. The carbon
dioxide CO2 produced for the manufacture of one tone
of structural concrete (using ~14% cement) is estimated
at 410 kg/m3 (~180 kg/tone @ density of 2.3 g/cm3)
(reduced to 290 kg/m3 with 30% fly ash replacement of
cement). The CO2 emission from the concrete
production is directly proportional to the cement
content used in the concrete mix; 900 kg of CO2 are
emitted for the fabrication of every ton of cement.
Cement manufacture contributes greenhouse gases both
directly through the production of carbon dioxide when
calcium carbonate is thermally decomposed,
producing lime and carbon dioxide, and also through
the use of energy, particularly from the combustion of
fossil fuels.
Environmental Impact
Universal Building SolutionsUniversal Building Solutions
Another widely used method of construction is the use of
bricks or blocks to build walls, this method of
construction also has many negative aspects both in the
construction process and to the environment.
1) Bricks and block are labor intensive and time consuming
to install requiring skilled tradesmen.
2)Walls need to be channeled and then repaired after
installation of electrical and plumbing services.
3) Depending upon the required finish skilled tradesmen
are needed to apply a cement and plaster render.
4) In many countries around the world tradesman are in
short supply and not readily available, this can add huge
holding costs to a project while waiting for tradesmen to
commence work. ( additionally holding costs to complete
the project due to labor intensive method used)
5) In developed markets tradesmen command
extraordinary high rates of payment, as an example in
Australia brick layers are charging as much as $2.00 AUD
to lay a single brick ( Australian Standard brick 230 x 76 x
110mm L x H x W)
Common Construction Methods
Universal Building SolutionsUniversal Building Solutions
Standard brick and blocks are poor insulators, to correct this
issues, and in an attempt to make buildings more energy
efferent insulation materials are needed to be placed within a
walls cavity.
Adding another stage to the construction process as well as
additional expenses for the cost of insulation materials.
Many building companies unless regulated bypass this energy
saving requirement in an attempt to reduce construction
costs, however consumer are then left to foot the bill of
excessive heating or cooling energy costs over the life span
of the building
Many new materials have been
developed such as light weight blocks
and bricks that have high thermal
qualities , however these developments
only address a few of the issues
highlighted ,They still require the
expense of skilled workers and lengthy
build times.
Energy Efficiency
Universal Building SolutionsUniversal Building Solutions
Brick and block wall construction can harbor many health and
maintenance issues.
1) Structural cracks in both the brick work and finished render
coatings
2) Damp wall which can result in major health issues for the
buildings occupants such as
a) Asthma
b) Respiratory Infections
c) Allergic Rhinitis
d) Skin aliments
3) In warm tropical countries Brick and Block construction
that’s been coated with cement renders has the additional
complication of harboringToxic Black mold in addition to
the above mentioned health aliments contact with this toxic
mold can cause
e) Hemorrhage
f) Damage to internal Organs
g ) Mental Impairments
h) Immune system suppression
i) Tiredness and nausea
Maintenance and Health Issues
Universal Building SolutionsUniversal Building Solutions
Deforestation
Mankind has continually destroyed our planets natural
forests to provide timber for the construction Industry
and to burn as a fossil fuel.
Its estimated that 90% of the worlds natural rainforests
are now gone. The world now relies mainly on
plantation grown timber to supply the needs of the
construction industry.
Conventional construction materials and methods are
environmentally destructive, labor intensive, energy
and recourse inefficient way in which to construct
buildings.
Universal Building SolutionsUniversal Building Solutions
The majority of these conventional construction
materials are extremely harmful to the
environment during their manufacturing stage.
To obtain raw materials that produce bricks, blocks,
concrete and cement are causing land degradation
and pollution on a massive scale worldwide.
As the worlds population grows the need for
buildings that provides shelter and Infrastructure
also grows.
Current construction materials place a huge
demand on raw resources and energy.
The cost of these building materials and
construction systems are spiraling out of control to
such a point many countries are experiencing
housing shortages.

IBS – Integrated Building Systems
There are many new and innovative Integrated
Building Systems being developed around the
world today, all these technologies have benefits
over conventional construction methods.
They attempt to address issues such as –
1) Reducing the dead load weight of a building.
2) Accelerate construction build times.
3) Provide green Eco friendly energy efferent
buildings.
4) Reduce sound transfer between rooms.
5) Lower construction costs.
6) Reduce the need for the use bricks &
blocks, due to their manufacturing process
which has a negative effect on the world
environment causing air pollution and land
degradation.
Universal Building SolutionsUniversal Building Solutions
IBS – Integrated Building Systems
Many of these new innovative building systems only
address a few of the problems within the construction
industry.
1) Most still require skilled tradesman to install the
system.
2) A majority of them use the same amount of steel and
concrete, gaining a reduction in a buildings dead load
weight from the elimination of brick / block.
3) Some systems lose structural integrity as they only
rely on the outer skin coating to provide the
structural support of the panel.
4) Many systems still require independent lintels, column
and beam to support loads around windows doors
and between floors.
5) Others will prove difficult to use within earthquake
and cyclone regions.
Universal Building SolutionsUniversal Building Solutions
IBS – Integrated Building Systems
None of these new systems have addressed as many issues that effect the building
industry and environment as UBS AdvancedTechnology.
In the development of UBS building systems we have made major advancements in
every aspect of IBS building solutions in the pursuit to deliver a total building package.
1) Manufacturing –The plant we developed is fully adjustable allowing us to
produce building products that can be specifically manufactured to a project
engineers specifications, all on the one versatile production line.
2) Environment - We use raw materials that have the lowest possible impact on
the environment and require the least amount of energy to produce. Our
products are manufactured utilizing many recycled waste elements from other
industries.
3) Construction – Our systems design combines many of the stages needed in the
building faze are incorporated into our products before they leave the factory.
Universal Building SolutionsUniversal Building Solutions
UBS - Integrated Building Systems IBS :
Combine normal construction and
engineering principals into one cleave building
material package by removing many of the
skilled labor functions. Dramatically reducing
build times, lowering construction cost and
increasing energy efficiency without loss of
any structural performance within a building.
UBS AdvancedTechnology designed and developed
its building material manufacturing plants and
construction methods to improve how buildings of
the future could be built. Concentrating our efforts
on reducing health and environmental issues
associated within the construction industry.
Our goal was to achieve all these benefits without
increasing costs of construction, at the same time
making building more affordable and energy efficient.
Universal Building SolutionsUniversal Building Solutions
IBS systems are designed to act as Integrated (in situ)
formwork that remains in place after steel reinforced
concrete has been placed within the structure. This
method of construction provides many benefits over
conventional construction systems.
1) Saves time (up to 70% on a build)
2) Reduces the need for skilled workers. (simple
installation)
3) Blocks , panels column and beams are all pre coated
to a machine finish that forms the internal and
external surface of the buildings.
4) Reduces the amount of concrete and reinforcing
steel that’s required by up to 50%
5) Provides high quality thermal insulation.
6) Reduces sound transfer between rooms.
7) Easley engineered to withstand Earthquake and
Cyclonic conditions.
8) Minimal waste (easy site clean)
(Preformed beam)
(Wall block internal structure)
Universal Building SolutionsUniversal Building Solutions
UBS wall block are designed to replace the
time consuming and rigorous task of laying
hundreds of bricks / blocks, installing
insulation then rendering a wall, by installing
one lightweight block that provides
everything.
Blocks take only minutes to install,
completing work that would take a
tradesmen many hours if not days to
complete.
Because our blocks are machine finished
walls are perfectly true and depending
upon the finish required may only need a
quick skim coat before painting
Universal Building SolutionsUniversal Building Solutions
UBS method of construction is designed to make every stage of construction
easy reducing costs and accelerate construction build times.
1) Services are run within the wall blocks and panels core holes prior to the
concrete being pored. (Eliminates cutting and chasing walls)
2) Insulation is already situated within the block, our design eliminates thermal
bridging throughout walls, flooring and ceilings. (energy efficient)
3) Fully trafficable steel reinforced flooring and ceiling system. ( Reduced
scaffold and supports needed on site)
4) Machined finished blocks that eliminate the need to screed walls before tiling.

AdvancedTechnology and Manufacturing Systems
Their are many variations of IBS systems, some have similar basic engineering
features when it comes to the structural skeleton of a building.
Many of these new IBS systems have basically good ideas however little attention
was ever placed on design flexibility and versatility within the manufacturing
process of the products produced. Most settled on designs with a few variations
and an attitude that these products should fit the needs of most projects.
UBS decided to design and developed manufacturing processes that now form the
bases of its intellectual property to separates our technology from all
competitors.
When UBS developed its building material manufacturing plant Darryl Heffernan
developer and designer spent (5) years researching the building industry and
consulting construction experts such as Dr Iain Gray with the intended goal of
eliminating many of the problems associated with the production of quality
building materials while maintaining total flexibility from a single production line.
After countless hours of testing, research , consultation and refinement UBS has
developed systems and processes to manufacture a wide array of building
materials.
Our processes incorporate an internal recycling systems that turn waste into
products increasing profits while helping the environment .
Universal Building SolutionsUniversal Building Solutions
AdvancedTechnology and Manufacturing Systems
UBS developed a method of applying fiberglass mesh which is used
to strengthen the coating mixture applied to our products.
Our production line applies fiberglass mesh pre coated with our
coating mixture that’s been liquefied to ensure correct bonding of
all materials.
The photo at the top of this slide shows a competitors IBS systems
product, while still under construction this system has already many
cracks appearing in the coating.
This problem has occurred for a number of reasons.
1) Our competitor dose not understand the materials he is
working with, similar to UBS this system uses an internal core
hole method to form the structural skeleton of the building
however that’s where the similarity ends.
2) They apply the fiberglass mesh directly to the EPS dry using a
mesh that has an adhesive on one side, this reduces the surface
area and contact point of the coating mixture by 30 - 40%.
3) This method of applying fiberglass mesh is useless and will not
perform its function of strengthening the coating mixture, in
fact it will weaken the coating and produce major maintenance
issues in the future.
Universal Building SolutionsUniversal Building Solutions
AdvancedTechnology and Manufacturing Systems
UBS designed and developed it own EPS surface preparation
machine.
This machine inserts hundreds of holes 10mm in
circumference, 8 to 10mm deep in a random pattern over
the intended coating surface of the EPS.
It prepares both face surfaces at a time with a single pass
through the machine.
Our coating application process forces the coating mixture
into the EPS as an extra measure to ensure the correct
adhesion.
This process was developed to minimize the risk of
delamination between the materials.
Intensive testing on this development
was conducted, and the results proved
conclusive.The blocks surface was
severely damaged in an attempt to
remove the exterior coating.
Universal Building SolutionsUniversal Building Solutions
AdvancedTechnology and Manufacturing Systems
Additional developments within our production system.
UBS developed a system of cutting our blocks structural core holes
to any configuration or size required for a project after the coating
process has taken place. (Solid EPS blocks are less likely to warp
during the coatings curing process)
Their is no need to penetrate the face surface of our products to
produce these core holes to any shape or size specified.
Unlike our competitors who use standard core hole spacing's our
technology allows us the flexibility of only cutting core holes where
required or to an engineers specific specification.
The adjacent photos show (2) two competitors products which
illustrates the uniformity in their block core hole systems.
Cutting core holes where they are not required or to a size that
may not be needed causes unwanted results within the construction
process.
1) You use more concrete and reinforcing steel than required,
(increasing costs on the project)
2) Unfilled core holes will give the wall a hollow drum like sound.
3) Cause problems when forming bond beams and lintels within the
block system.
Universal Building SolutionsUniversal Building Solutions
AdvancedTechnology and Manufacturing Systems
UBS product manufacturing systems and production line is
designed to be fully adjustable.
It can produce a wide array of products in many configurations.
1) MGO or Cement sheeting and structural floor boards.
2) Sandwich panels for fencing, ceilings, roofing, suspended slab
and decking up to 4 meters in length and 1 meter wide,
3) Wall blocks up to 4 meters in length and 1 meter high.
4) It produces material to manufacture columns and beams.
The coating production line can vary the thickness of its coating
from as low as 1mm to 20 mm, it coats both sides of each
product during the process.
The production line can apply both MGO and cement coatings.
Universal Building SolutionsUniversal Building Solutions
AdvancedTechnology and Manufacturing Systems
UBS developed its own Magnesium Oxide (MGO)
coating material to finish our products.
This development was due to the environmental
and health issues associated with cement based
products, MGO has the following features:
1) Highly impact resistance 2 – 3 times stronger
than cement based products.
2) Mold resistant – Toxic black mold and other
molds will not grow on its surface.
3) Green – environmentally friendly safe to use and
require less energy to produce than cement.
4) High thermal qualities – provides insulation
against the elements.
5) Creates a barrier that reduces sound transfer.
6) Fire proof.
7) Water resistant.
8) When damaged its easy to repair.
9) Magnesium Oxide is one of the most abundant
materials on the planet.
Universal Building SolutionsUniversal Building Solutions
AdvancedTechnology and Manufacturing Systems
UBS takes environmental issues seriously, our product
manufacturing processes are designed to save energy and
produce minimal waste
IBS system requires core holes to be cut into the base
block /panel, which results in up to 40% of our base
material becoming waste. Recycling this material within
our own factory allows UBS to reuse 10% of this
material back into the system to produce new mother
blocks.
The balance of this recycled material (30%) is
run through a XPS plant to produce additional
products.
1) Interior wall insulation
2) Roofing insulation
3) Foundation insulation
4) Fence panels
5) Retaining wall panels
6) Roof panels
Universal Building SolutionsUniversal Building Solutions
Research and development
UBS intensions are to keep ahead of its competitors through research and
development. We are continually designing new products that can be manufactured
utilizing our existing plant and equipment due to their versatility.
One such development will be the option of using a
100% Green Bio polymer EPS replacement which is
made from vegetable matter, it has all the same
characteristics and performance as EPS without the
environmental issues associated with an oil based
product.
We are currently developing colored MGO coatings
that will enhance the look of products such as
fencing panels and retaining wall blocks. It may also
be possible to extend the life span of many common
colored painted buildings.
MGO Concrete, a green environmentally
friendly concrete that will cost the same
price as conventional concrete. It cures and
reaches its maximum strength within 24
hours.
Universal Building SolutionsUniversal Building Solutions
Research and development
Their are many Flat – Pack Homes and prefab housing options
available on the market today worldwide.
UBS intends to combine its eco friendly, low carbon, energy saving
technology with a cleaver patented framing system from Europe.
Combining this structural house framing system with UBS
manufacturing processes is a simple task as we already have the
technology at hand to incorporate steel tubing within our production
process.
The combination of these two technologies will enable UBS to design
a range of building structures from garden sheds , work shops right
through to kit homes, basically any type of building we desire .
Developments like this demonstrate the versatility of UBS product
manufacturing plant and systems.
Universal Building SolutionsUniversal Building Solutions
Research and development
UBS Post and Rail Fencing System :
A light weight super strong fencing system manufactured
utilizing UBS Eco friendly materials, each panel is only 40mm
thick and installed within a post and rail system.
They have a 36 mm EPS core covered by 2mm of MGO
fiberglass mesh reinforced coating which reduces sound
transfer, optional LED lighting can also be included along the
top or bottom of the fence line.
UBSWall System :
A light weight wall that has all the same benefits as the UBS
building system, a totally flexible wall that’s fast to install and
extremely easy to work with, limited only by the imagination
of the end user.
Universal Building SolutionsUniversal Building Solutions
Total Package
UBS has developed a total package for both the manufacturing of advanced Eco
friendly building materials and the construction methods in which they are used.
Our product manufacturing systems package has the
duel ability of being able to produce products we
designed as well as standard products already
supplied to the construction and industrial
industries.
Its this flexibility that sets UBS AdvancedTechnology
apart from their competitors. Our internal recycling
systems allow all waste EPS to be converted into
XPS which can be used to manufacture many of our
product or it can be sold directly to the
Construction industry as an Insulation with many
current applications.
Universal Building SolutionsUniversal Building Solutions
Total Package
Flexibility in our coating production line means UBS
can manufacture wall sheeting as well as structural
boards for flooring utilizing MGO or cement
materials.
UBS AdvancedTechnology intends to license its technology and systems across
the globe, in a way similar to a franchise. Licensee will purchase a territory in which
they will manufacture and supple the local market products within there assigned
area. ( A territory is defined as a country – Master License or a City, State or
Provence Sub License)

  • 1. Universal Building SolutionsUniversal Building Solutions Building Systems and Products Comparison Proudly designed and developed by an Australian
  • 2. Universal Building SolutionsUniversal Building Solutions This document will endeavor to explain the major differences between UBS Advanced Technology, other IBS building systems and conventional construction practices used today. It is not our intention to explain how our manufacturing processes achieve the results described within this document, as they form a part of the companies Intellectual Property. UBS utilizes well know and easily understood engineering practices that have been combined into a cleaver integrated building system (IBS) method of construction which saves time and money, delivering structurally stronger, energy saving buildings. Dramatically reducing the amount of materials generally used in construction that are harmful to the environment and as medical research now proves harmful to ones health. Introduction
  • 3. Universal Building SolutionsUniversal Building Solutions A well know and commonly used construction method is column and beam construction, forming these column and beams requires time consuming and costly formwork to be built by skilled carpenters. Once these formed structures are built there is still a requirement to remove the formwork before infilling the structure with walls can commence. All these stages in the construction process take time, costing money to the developer which is then passed on to the consumer. Common Construction Methods
  • 4. Universal Building SolutionsUniversal Building Solutions Concrete creates massive dead load weights to a building sub structure, which of course adds extra time, expense to the preparation of footings and foundations that are required to support these loads. In an effort to reduce these loads many advancements have been made with all types of lightweight concretes however these new lightweight concretes still require formwork. . UBS AdvancedTechnology IBS method of construction dramatically reduces the dead load weight by reducing the amount of concrete and steel required in any building by up to 50% ( Regardless of the type of concrete used be it standard or the new light weigh mixtures) and totally eliminates the need for formwork. Common Construction Methods
  • 5. Universal Building SolutionsUniversal Building Solutions Carbon dioxide emissions and climate change The concrete industry is one of two largest producers of carbon dioxide (CO2), creating up to 5% of worldwide man-made emissions of this gas, of which 50% is from the chemical process and 40% from burning fuel. The carbon dioxide CO2 produced for the manufacture of one tone of structural concrete (using ~14% cement) is estimated at 410 kg/m3 (~180 kg/tone @ density of 2.3 g/cm3) (reduced to 290 kg/m3 with 30% fly ash replacement of cement). The CO2 emission from the concrete production is directly proportional to the cement content used in the concrete mix; 900 kg of CO2 are emitted for the fabrication of every ton of cement. Cement manufacture contributes greenhouse gases both directly through the production of carbon dioxide when calcium carbonate is thermally decomposed, producing lime and carbon dioxide, and also through the use of energy, particularly from the combustion of fossil fuels. Environmental Impact
  • 6. Universal Building SolutionsUniversal Building Solutions Another widely used method of construction is the use of bricks or blocks to build walls, this method of construction also has many negative aspects both in the construction process and to the environment. 1) Bricks and block are labor intensive and time consuming to install requiring skilled tradesmen. 2)Walls need to be channeled and then repaired after installation of electrical and plumbing services. 3) Depending upon the required finish skilled tradesmen are needed to apply a cement and plaster render. 4) In many countries around the world tradesman are in short supply and not readily available, this can add huge holding costs to a project while waiting for tradesmen to commence work. ( additionally holding costs to complete the project due to labor intensive method used) 5) In developed markets tradesmen command extraordinary high rates of payment, as an example in Australia brick layers are charging as much as $2.00 AUD to lay a single brick ( Australian Standard brick 230 x 76 x 110mm L x H x W) Common Construction Methods
  • 7. Universal Building SolutionsUniversal Building Solutions Standard brick and blocks are poor insulators, to correct this issues, and in an attempt to make buildings more energy efferent insulation materials are needed to be placed within a walls cavity. Adding another stage to the construction process as well as additional expenses for the cost of insulation materials. Many building companies unless regulated bypass this energy saving requirement in an attempt to reduce construction costs, however consumer are then left to foot the bill of excessive heating or cooling energy costs over the life span of the building Many new materials have been developed such as light weight blocks and bricks that have high thermal qualities , however these developments only address a few of the issues highlighted ,They still require the expense of skilled workers and lengthy build times. Energy Efficiency
  • 8. Universal Building SolutionsUniversal Building Solutions Brick and block wall construction can harbor many health and maintenance issues. 1) Structural cracks in both the brick work and finished render coatings 2) Damp wall which can result in major health issues for the buildings occupants such as a) Asthma b) Respiratory Infections c) Allergic Rhinitis d) Skin aliments 3) In warm tropical countries Brick and Block construction that’s been coated with cement renders has the additional complication of harboringToxic Black mold in addition to the above mentioned health aliments contact with this toxic mold can cause e) Hemorrhage f) Damage to internal Organs g ) Mental Impairments h) Immune system suppression i) Tiredness and nausea Maintenance and Health Issues
  • 9. Universal Building SolutionsUniversal Building Solutions Deforestation Mankind has continually destroyed our planets natural forests to provide timber for the construction Industry and to burn as a fossil fuel. Its estimated that 90% of the worlds natural rainforests are now gone. The world now relies mainly on plantation grown timber to supply the needs of the construction industry. Conventional construction materials and methods are environmentally destructive, labor intensive, energy and recourse inefficient way in which to construct buildings.
  • 10. Universal Building SolutionsUniversal Building Solutions The majority of these conventional construction materials are extremely harmful to the environment during their manufacturing stage. To obtain raw materials that produce bricks, blocks, concrete and cement are causing land degradation and pollution on a massive scale worldwide. As the worlds population grows the need for buildings that provides shelter and Infrastructure also grows. Current construction materials place a huge demand on raw resources and energy. The cost of these building materials and construction systems are spiraling out of control to such a point many countries are experiencing housing shortages. Environmental Impact
  • 11. Universal Building SolutionsUniversal Building Solutions IBS – Integrated Building Systems There are many new and innovative Integrated Building Systems being developed around the world today, all these technologies have benefits over conventional construction methods. They attempt to address issues such as – 1) Reducing the dead load weight of a building. 2) Accelerate construction build times. 3) Provide green Eco friendly energy efferent buildings. 4) Reduce sound transfer between rooms. 5) Lower construction costs. 6) Reduce the need for the use bricks & blocks, due to their manufacturing process which has a negative effect on the world environment causing air pollution and land degradation.
  • 12. Universal Building SolutionsUniversal Building Solutions IBS – Integrated Building Systems Many of these new innovative building systems only address a few of the problems within the construction industry. 1) Most still require skilled tradesman to install the system. 2) A majority of them use the same amount of steel and concrete, gaining a reduction in a buildings dead load weight from the elimination of brick / block. 3) Some systems lose structural integrity as they only rely on the outer skin coating to provide the structural support of the panel. 4) Many systems still require independent lintels, column and beam to support loads around windows doors and between floors. 5) Others will prove difficult to use within earthquake and cyclone regions.
  • 13. Universal Building SolutionsUniversal Building Solutions IBS – Integrated Building Systems None of these new systems have addressed as many issues that effect the building industry and environment as UBS AdvancedTechnology. ( Reduced scaffold and supports needed on site) 4) Machined finished blocks that eliminate the need to screed walls before tiling.
  • 18. Universal Building SolutionsUniversal Building Solutions AdvancedTechnology and Manufacturing Systems Their are many variations of IBS systems, some have similar basic engineering features when it comes to the structural skeleton of a building. Many of these new IBS systems have basically good ideas however little attention was ever placed on design flexibility and versatility within the manufacturing process of the products produced. Most settled on designs with a few variations and an attitude that these products should fit the needs of most projects. UBS decided to design and developed manufacturing processes that now form the bases of its intellectual property to separates our technology from all competitors. When UBS developed its building material manufacturing plant Darryl Heffernan developer and designer spent (5) years researching the building industry and consulting construction experts such as Dr Iain Gray with the intended goal of eliminating many of the problems associated with the production of quality building materials while maintaining total flexibility from a single production line. After countless hours of testing, research , consultation and refinement UBS has developed systems and processes to manufacture a wide array of building materials. Our processes incorporate an internal recycling systems that turn waste into products increasing profits while helping the environment .
  • 19. Universal Building SolutionsUniversal Building Solutions AdvancedTechnology and Manufacturing Systems UBS developed a method of applying fiberglass mesh which is used to strengthen the coating mixture applied to our products. Our production line applies fiberglass mesh pre coated with our coating mixture that’s been liquefied to ensure correct bonding of all materials. The photo at the top of this slide shows a competitors IBS systems product, while still under construction this system has already many cracks appearing in the coating. This problem has occurred for a number of reasons. 1) Our competitor dose not understand the materials he is working with, similar to UBS this system uses an internal core hole method to form the structural skeleton of the building however that’s where the similarity ends. 2) They apply the fiberglass mesh directly to the EPS dry using a mesh that has an adhesive on one side, this reduces the surface area and contact point of the coating mixture by 30 - 40%. 3) This method of applying fiberglass mesh is useless and will not perform its function of strengthening the coating mixture, in fact it will weaken the coating and produce major maintenance issues in the future.
  • 20. Universal Building SolutionsUniversal Building Solutions AdvancedTechnology and Manufacturing Systems UBS designed and developed it own EPS surface preparation machine. This machine inserts hundreds of holes 10mm in circumference, 8 to 10mm deep in a random pattern over the intended coating surface of the EPS. It prepares both face surfaces at a time with a single pass through the machine. Our coating application process forces the coating mixture into the EPS as an extra measure to ensure the correct adhesion. This process was developed to minimize the risk of delamination between the materials. Intensive testing on this development was conducted, and the results proved conclusive. The blocks surface was severely damaged in an attempt to remove the exterior coating.
  • 21. Universal Building SolutionsUniversal Building Solutions AdvancedTechnology and Manufacturing Systems Additional developments within our production system. UBS developed a system of cutting our blocks structural core holes to any configuration or size required for a project after the coating process has taken place. (Solid EPS blocks are less likely to warp during the coatings curing process) Their is no need to penetrate the face surface of our products to produce these core holes to any shape or size specified. Unlike our competitors who use standard core hole spacing's our technology allows us the flexibility of only cutting core holes where required or to an engineers specific specification. The adjacent photos show (2) two competitors products which illustrates the uniformity in their block core hole systems. Cutting core holes where they are not required or to a size that may not be needed causes unwanted results within the construction process. 1) You use more concrete and reinforcing steel than required, (increasing costs on the project) 2) Unfilled core holes will give the wall a hollow drum like sound. 3) Cause problems when forming bond beams and lintels within the block system.
  • 22. Universal Building SolutionsUniversal Building Solutions AdvancedTechnology and Manufacturing Systems UBS product manufacturing systems and production line is designed to be fully adjustable. It can produce a wide array of products in many configurations. 1) MGO or Cement sheeting and structural floor boards. 2) Sandwich panels for fencing, ceilings, roofing, suspended slab and decking up to 4 meters in length and 1 meter wide, 3) Wall blocks up to 4 meters in length and 1 meter high. 4) It produces material to manufacture columns and beams. The coating production line can vary the thickness of its coating from as low as 1mm to 20 mm, it coats both sides of each product during the process. The production line can apply both MGO and cement coatings.
  • 23. Universal Building SolutionsUniversal Building Solutions AdvancedTechnology and Manufacturing Systems UBS developed its own Magnesium Oxide (MGO) coating material to finish our products. This development was due to the environmental and health issues associated with cement based products, MGO has the following features: 1) Highly impact resistance 2 – 3 times stronger than cement based products. 2) Mold resistant – Toxic black mold and other molds will not grow on its surface. 3) Green – environmentally friendly safe to use and require less energy to produce than cement. 4) High thermal qualities – provides insulation against the elements. 5) Creates a barrier that reduces sound transfer. 6) Fire proof. 7) Water resistant. 8) When damaged its easy to repair. 9) Magnesium Oxide is one of the most abundant materials on the planet.
  • 24. Universal Building SolutionsUniversal Building Solutions AdvancedTechnology and Manufacturing Systems UBS takes environmental issues seriously, our product manufacturing processes are designed to save energy and produce minimal waste IBS system requires core holes to be cut into the base block /panel, which results in up to 40% of our base material becoming waste. Recycling this material within our own factory allows UBS to reuse 10% of this material back into the system to produce new mother blocks. The balance of this recycled material (30%) is run through a XPS plant to produce additional products. 1) Interior wall insulation 2) Roofing insulation 3) Foundation insulation 4) Fence panels 5) Retaining wall panels 6) Roof panels
  • 25. Universal Building SolutionsUniversal Building Solutions Research and development UBS intensions are to keep ahead of its competitors through research and development. We are continually designing new products that can be manufactured utilizing our existing plant and equipment due to their versatility. One such development will be the option of using a 100% Green Bio polymer EPS replacement which is made from vegetable matter, it has all the same characteristics and performance as EPS without the environmental issues associated with an oil based product. We are currently developing colored MGO coatings that will enhance the look of products such as fencing panels and retaining wall blocks. It may also be possible to extend the life span of many common colored painted buildings. MGO Concrete, a green environmentally friendly concrete that will cost the same price as conventional concrete. It cures and reaches its maximum strength within 24 hours.
