Mueller welcomes new homebuilders and neighbors in latest residential section

Beginning early 2015, the more than 4,850 residents who now call Mueller home will begin welcoming
more neighbors to the community. Six homebuilders, including two new local builders, are set to begin
constructing 275 new yard homes, row homes and garden court homes in Mueller’s latest residential
section.

Beginning early 2015, the more than 4,850 residents who now call Mueller home will begin
welcoming more neighbors to the community. Six homebuilders, including two new local builders,
are set to begin constructing 275 new yard homes, row homes, shop houses and garden court
homes in Mueller’s latest residential section.
The new phase of homes will be bordered by Berkman Drive, Zach Scott Street, Tilley Street and
Tom Miller Street. The six local and regional homebuilders include new local builders Centerra
Homes, and Wes Peoples Homes, as well as Mueller’s established builders David Weekley Homes,
Homes by Avi, The Muskin Company, Standard Pacific Homes and Streetman Homes.
The new residential section will feature popular home styles, including traditional yard homes,
attached row homes, garden homes and a third set of garden court homes.
Homebuilders are currently finalizing their designs, which will determine home sizes and price

It’s the most wonderful time of the year and Mueller has some exciting upcoming events to get you in
the holiday spirit!
We are going to light up Mueller and celebrate the holiday season with the friends and family at the
ninth annual Tower Lighting on Tuesday, Dec. 2 from 6 to 8 p.m. State Representative Dawnna Dukes
will help us welcome in the holidays, as we turn on the NOEL lights atop the historic control tower. Enjoy

live music from the Reagan High School Drumline and Huston-Tillotson Jazz Band, along with a tower-
themed photo booth, crafts, holiday treats, refreshments and activities for the entire family.
It’s the season of giving so come support the Ronald McDonald House Charities of Central Texas and
enjoy the holiday season at the Lights of Love 5K on Friday, Dec. 5. From 5:30 to 8:30 p.m. Run, walk or
jog the 5K, stroll in the family fun run, take pictures with Santa Claus and Ronald McDonald and enjoy
food, kids’ crafts and holiday music. Since it’s start in 2008, the Lights of Love 5K and family fun run has
welcomed more than 13,000 people and raised over $1 million to support families. Get info about

Torchy’s Tacos Grand Opening Celebration

It’s finally here! The Torchy’s Tacos Mueller location opened last week and kicked off the opening by
giving away free tacos and drinks. Wednesday night Nov. 19 Torchy’s hosted a pre-opening party where
attendees enjoyed two free tacos and two free drinks. For grand opening day Thursday Nov. 20 visitors
received one free breakfast taco.
The new store is located at 1801 E. 51st near Berkman Drive in the Mueller District. The Mueller
Torchy’s is the first to offer full bar and 3,500 square feet of space, plus almost 3,000 square feet of a
covered, outdoor patio. As a reflection of the Mueller development, the new Torchy’s location features
green certified construction. Mueller Central and Torchy’s Mueller both use regionally sourced
materials, reclaimed water use, Low VOC paints & adhesives, renewable and recycled materials, energy
performance efficiency and reduced light pollution and light controls.
Torchy’s Tacos was started in 2006 by chef Mike Rypka. The first Torchy’s was in a little red Vespa
mobile trailer. Today, Torchy’s Tacos operates 27 locations throughout Texas.

Diana McIver, principal of DMA Development Company LLC, has more than 30 years of affordable
housing experience under her belt. She started her career in 1975 working on legislation for senior
housing, followed by developing and delivering training programs across the country, educating people
on how to implement successful affordable housing programs.

Meet Diana McIver: Making Affordable Living a Reality at Mueller

Diana McIver, principal of DMA Development Company LLC, has more than 30 years of affordable
housing experience under her belt. She started her career in 1975 working on legislation for senior
housing, followed by developing and delivering training programs across the country, educating
people on how to implement successful affordable housing programs.

In 1984, Diana brought her talents and career to Austin and established DMA Development, which
has since developed 2,000 apartment units (which she owns and operates) and another 14,000 units
nationally for nonprofit clients. In fall of 2007, she became a woman on a mission, determined to
win the bid to develop Mueller’s Wildflower Terrace.
Seven years later, Wildflower Terrace is arguably one of the most successful mixed-income, mixed-
use senior living centers in Austin. The 201-unit complex is consistently 100 percent occupied and
several successful businesses operate below.
“It’s the beautiful building, the central location, the activities and services we offer our residents and
the accessibility to the greenbelt and great trails,” said Diana. “So many things have been done the
right way at Mueller, from the access to shopping to the proximity of parks—it’s really those
tremendous benefits that set Wildflower Terrace apart.”
Wildflower Terrace has a large impact on Mueller’s affordability front, with 170 of the 201 rentals
available to adults age 55 and over that earn 60 percent or less than Austin’s median family income,
and some of units are even offered to those with incomes in the 30 to 50 percent range.
“Wildflower Terrace is yet another example of how well-designed affordable housing can integrate
well into the community,” added McIver. “I can’t tell you how often people come up to me and
didn’t know Wildflower was an affordable housing community. Affordable housing isn’t a ‘hand out’,
it’s a stepping stone and an investment in our community.”
The LEED-certified complex offers a community room and theater, both of which are available for
public use, along with a fitness center, business room and several lounges complete with views of
the Austin skyline.
Art & Soul and Bikram Yoga are the newest additions to the building, offering Wildflower Terrace
and surrounding area residents a variety of classes, including art, writing and yoga.
Diana continues to make a lasting impression on affordable housing in Austin, with her latest task of
redeveloping the Rebekah Baines Johnson Center along the northern shore of Lady Bird Lake.
However, the McIver team isn’t done with Mueller quite yet—they have an upcoming affordable
project in the works, and look forward to sharing more information with the public soon.
“It’s fun to see how people of all incomes, races and ages come together in such a spirited
community,” said Diana. “People are proud to live at Mueller and happy to be neighbors of
diversity.”

Austin Business Journal’s Michael Theis features Mueller’s 275 new homes planned for the
development. The article highlights the 58 homes planned to sell via the Mueller Affordable Homes
program. Six homebuilders are involved in the new-home development, including Centerra Homes Wes
Peoples Homes, David Weekley Homes, Homes by Avi, Muskin Co., Standard Pacific Homes and
Streetman Homes.
ABJ also mentions that the Mueller master-planned community will be showcased during the National
League of Cities convention in an effort to highlight Austin’s affordable housing, innovation and

technology, transportation, energy and climate, sustainable design and economic development.
Ashley Goudeau of KVUE reports how Mueller is battling the traffic by making it a transit-oriented
community. Bike lanes, sidewalks and bus services are implemented to encourage residents not to drive
around the community.
