How to maximize the Feng Shui of a home you are selling, and how pre-screened it before you buy it. This presentation, originally given by Feng Shui Master Simona Mainini, Dr. Arch. to real estate professionals nationwide, offers several tips and suggestions on how to correct some of the most common Feng Shui mistake. It also candidly let you know what houses you should pass on, unless you are willing to take on a structural renovation task. Highly advised for any professional in the real estate, interior design and architectural field.

3. CURB APPEAL
Real Estate sales are mostly
based on curb appeal: that
invisible “law of attraction”
that triggers an emotional
response from buyers and
translates into sales.
The curb appeal of a building
is proportioned to its Life-
force energy (QI). By
improving the Qi you will
increase the curb appeal,
hence you’ll increase your
sales. Here is how…
4. LANDSCAPE
• Clean front yard from eyesores
• Remove ALL dead plants
• Manicure lawn with green-grass look
• Plant shrubs and colorful flowers
• Do the same in the backyard
5. HOUSE EXTERIOR
• Repair Cracks in Walls, Roof &
Foundations
• Repair /Replace gutters
• Power wash /Paint house
• Paint with light/happy colors
• No “heavy” roof
6. ENTRANCE
• Size matters:very clear and visible
• Solid front doors are preferable
• Neutral color or wood (no black, no red)
• No stairs on the way of the door
• Porches & Portico in front are preferable
7. INTERIORS
• Remove furniture from previous owners,
specially kitchen & bathroom
• Paint walls, change old tiles
• Clean windows, carpets, sand and
re-varnish hardwood (if needed)
• Allow for natural sun light and natural air
(open window to change air regularly)
• Place lighting strategically & keep
them on during viewing
• If house open for long periods, play some
soft music in the background
8. DEALBREAKERS
• Mold
• Dark rooms
• Ceilings to high or too low
• Beams, Fan ceilings or other hanging above beds,
especially in master bedrooms
Especially:
• Previous occupants history is negative
• People have died tragic deaths
CORRECTIONS FOR THESE OFTEN REQUIRE STRUCTURAL RENOVATIONS
9. PROBLEM PROPERTIES
• Foreclosure
• Short Sale
• Property that have been empty for long
time
• Property that have prices too low
• Property close to fire station, police
station,hospital,churches,cemetery
