        Sobha Developers brings lifestyle at the edge of Delhi developing Sobha International City at Sector 109
        in Gurgaon along the Dwarka Expressway and the international airport region. The upscale community

            3. About the builder:

        Sobha Developers Ltd, a Rs. 15 billion company, is one of the largest and only backward integrated real
        estate players in the country. Sobha is primarily focused on residential and contractual projects.

        Company's residential projects include presidential apartments, villas, row houses, super luxury
        apartments, luxury apartments, and semi-luxury apartments and plotted development along with
        amenities such as clubhouse, swimming pool and shopping complex. In all its residential projects the
        company lays strong emphasis on environment management, water harvesting and high safety
        standards.

        On the contractual side, the company has constructed a variety of structures for corporate including
        corporate offices, convention centers, software development blocks, multiplex theatres, hostel facilities,
        guest houses, food courts, restaurants, research centers and club houses. Some of Sobha’s prestigious
        clients include Infosys, Taj Group, DELL, Mico, HP, Timken, Biocon, Institute of Public Enterprises (IPE),

        As of 30 September 2011, Sobha has completed 73 Real Estate projects and 198 Contractual projects
        covering total Super Built-up area of 43.34 million sq. ft. and total developed area of 47.37 million sq. ft.

        Note:
        1. The payments include base selling price (BSP) and PLC unless otherwise mentioned
        2. The pricing for individual units might vary based on the size of the plot
        3. The saleable built up area (SBA) is subject to minor changes based on approvals from Govt. authorities
        4. EDC and IDC are pro rated per unit as applicable to this project. In case of any upward revision in future by the Govt. agencies, the same
        would be charged on pro rata basis from the customer
        5. Maintenance deposit and club membership fee are payable at the time of handover

            6. Financing:

        Home loans are available from HDFC Bank, PNB and other leading banks for this project. According to
        RBI guidelines 20% of total property value has to be borne out by the buyer and remaining 80% of the
        total property value can be financed by financial institutions.

        Home loan rates are available on floating and fixed interest rates. Fixed rate loans are expensive but are
        fixed during the whole tenure of the loan whereas floating rates are indexed to banks’ base rate and
        fluctuate as and when banks revise their base rates.

        We work with leading banks in the industry and as part of our total service we facilitate the process of
        securing the home loan for our customers.

         * Banks normally provide loans based on the households' capacity to pay the EMIs.
         Generally, 40-50% of household income can be accounted for paying the EMIs

         In this example,
         we have assumed rate of interest at 10.5%
         Tenure of the loan is 240 months

        EMI will increase if interest rates go up and decrease if interest rates fall. EMI decreases if the tenure of
        the loan increases. However, 20 years (240 months) is the maximum available tenure for the home loan.

According to RBI guidelines 20% of total property value has to be borne out by the buyer and remaining 80% of the total property value can be financed by financial institutions. Home loan rates are available on floating and fixed interest rates. Fixed rate loans are expensive but are fixed during the whole tenure of the loan whereas floating rates are indexed to banks’ base rate and fluctuate as and when banks revise their base rates.
