for Health and Safety.
We have now evolved some three years later with a wide and diverse portfolio, dedicating time and resource to
small, medium and large Companies who require help and assistance in their business, a service which is
generally lacking in larger fit out companies.
Our Managing Director is a full member of the Institute of Directors and has a full NEBOSH Health and Safety
Qualification. Rarely do you find Senior Directors willing to undertake a “whatever it takes” attitude to any part of
their Company whether that be on site at weekends, midnight or answering the phone. Office Works is different by
design and we look forward to working with you soon to prove it.
Project Management
• The hiring in of a dedicated Project Manager to undertake a particular project or contract
• Commissioning Office Works to undertake a Project Management contract for works that are already underway, or
about to take place, working for and on behalf of the Client, buying in goods and services on their behalf.
Facilities Management Services
• Many Facilities managers do not outsource all of their services to one company, and many do not outsource
maintenance contracts at all, but simply issue orders for works as they see fit on a preventative basis or when a
breakdown occurs.
• PAT testing, air quality testing, asbestos register, DDA and H & S report, risk assessments, fire alarm tests, fire ex-
tinguisher maintenance, escape signage surveys, lightening conductor tests, emergency lighting tests, fixed wiring
tests, some of the many required reports which should be kept for record purposes.
Commercial Furniture
• Supply, installation and reconfiguration of any commercial furniture available, new, bespoke (custom build) used
or to match existing.
Small Works, Moves and Churn, Handyman
• Picture hanging, light bulbs to change, ceiling tiles, WC unblocking, floor boxes to move, new appliances to plumb
in, shelves to install, some of the handyman type services available. Many offices have continual churn of staff,
project teams and furniture reconfigurations, all can be dealt with during business as usual or weekends to suit.

There are occasions when many Clients don’t know where to turn, it may be a plumber, electrician, a data engineer,
handyman, glazier, additions to storage wall, removal of an office, building of an office, bespoke joinery, floor box
relocations, painting and decorating, replacement of carpet tiles or broadloom carpet, replace damaged ceiling
tiles, clear out the office of rubbish, provide some minor pieces of furniture, the list goes on.
We have our own dedicated teams of trades ready to carry out the smallest of tasks, sometimes at a moments
notice.
The rates charges are dependent on the task and can be less than you think. The sense in this rather than a local
builder or trade, we care about our selection of trades, and we care about our Clients well being even more, never
forgetting that it’s all about Service, Service, Service.

close supervision, meticulous planning, cost certainty, programme management, storage and logistical relocations.

The safety of all our Clients, staff and sub-contractors is paramount.
Office Works Managing Director holds a NEBOSH (National Examination Board in Occupational Safety and Health)
certificate and sub-contractors, the CSCS Health and Safety training certificate.
The construction industry is inherently dangerous, care and attention must be awarded at all times whist planning
contracts, surveying for health and safety plans, and whilst carrying out low and high risk activities on occupied and
non occupied sites.
Further literature is available explaining the roles of the Client, designer and contractor in the current edition of
the CDM (Construction Design and Management) regulations, and all relevant sections of the Health and Safety at
Work Act etc 1974, please ask if you require assistance or advice in this area.

Commercial Furniture
There is a huge range of commercial furniture on the market. Much can be bought from on-line retailers and paper
magazines which drop through our letterboxes daily. There are problems with this though, much is not designed to
be moved once erected and in many instances installation is not included or not even offered.
Office Works can source budget, medium and high end commercially guaranteed furniture. We do not deal with
cheap imports, only quality furniture within your budget, designed with ergonomics and safety in mind with installa-
tion by professionals. Bespoke designs, no problem, we use three specialist manufacturers for all custom work.

Facilities Management Services
All offices require periodic and preventative maintenance. Office Works can arrange this for you, providing you
with support services for your air conditioning system, fire alarm, BMS controls, electronic lighting, fixed electrical

Generally this is on 3 year contracts which we are happy to discuss with you on an individual need basis as every

Hot off the back of Singapore, next stop, Tokyo only one month later. In the heart of the financial district near
Tokyo Central Station, this small office boasted it’s own challenges, the main one, the language barrier.
The team though were extremely professional, exceptionally clean and tidy and had only to be told once. The
shoes off at the door however was something to get used to on a construction site.

Having already carried out several successful installations of furniture for the American Bank, Wachovia, in London,
their Global furniture providers requested that Office Works were used to project manage the Bank’s move into the
financial district in Singapore.
Contracts of this nature and so far from the factory in the USA and comforts of specialist teams back in the UK, this
