Hotel market report
Highlights
• Hotel occupancies are again on the rise. Hotel guest numbers declined during the
economic downturn but, since 2010, occupancy rates have improved. Average daily
rates have stabilised and profits are increasing. The Brussels region, in particular, is
seeing a strong revival due to recovering business activity and the promotion of the
city as a tourism destination.
• Within the Brussels hotel market, the European district has the highest average daily
rates (€132) and the best "satisfaction rate" (8.0), calculated by aggregating the
scores given by guests via travel websites. By this measure, hotels in both the Midi
(7.3) and Airport (7.4) areas are lagging behind the other submarkets of Brussels.
• On average, hotels in Brussels contain approximately 150 rooms, although significant
differences exist between the various submarkets. The average hotel size in the Midi
area, for example, is just over 100 rooms, while the average in the Rogier‑Botanique
area is 200 rooms. However, the Midi area will undergo a transformation due to the
large number of projects in the pipeline relative to its current size.
