This was a short sale that had went into contract last July and took nearly 6 months to close.
They got lucky. They then did all new paint, carpet and appliances and rented it out.
Definitely different market today compared to last summer.

Please note the other 2 sold over list price and one 18,000 over list and that was to cash
buyer that closed last week.

The water damage issue is a big concern. I would estimate if you had to cut the drywall
around the entire house, it could be a 10k repair. We would need to get an estimate from a
person but it's not a large home, carpet is brand new and the rest of the paint is good so
maybe a 70k to75k offer is realistic.
