The iconic Centre Point Tower has been
progressively refurbished as the New Oxford
Street area of London became a popular place
to work. Newly refurbished floors were being
let quickly which lead to our involvement in
several Cat B fit out works’ projects.
Following successful completion of phases I and
II of the mechanical and electrical
refurbishment to 10 floors of Centre Point
Tower, Trinity were awarded a further 5 floors
of office space to refurbish. The programme for
the works took 30 weeks from the initial
instruction.
As with phases I and II, we were subject to the
same building and occupancy constraints of very
confined ceiling void services space and the fact
that the majority of the other floors of the building
were occupied. The latter required careful
planning and liaison with on‐site personnel to
avoid disruption to ‘live’ floors.
As with the other phases, the mechanical services
consisted of a 4 pipe fan coil air conditioning
system, fresh air ventilation and zonal extract.
However this particular phase also required
additional mechanical works involving major plant
replacement. There were alterations to the boiler
primary pipework, extension/enlargement of the
existing CHW & LPHW risers, supply and installation
of new FCU chilled water inverter driven pumps
and removal and replacement of the existing
induction system pumps. Completion of this work
necessitated the removal of several items of
redundant mechanical plant.
