NOIDA
• NOIDA is abbreviated from New Okhla Industrial Development Authority
• NOIDA came into administrative existence on 17 April 1976 (During
Emergency, as a part of an urbanization thrust)
• The city was created under the UP Industrial Area Development Act
• NOIDA is developed on a land with loose soil and sand of
the Yamuna river bed
• NOIDA is the largest industrial town of Asia, with existing Government
projects including projects to develop parks in 165 acres of the land
comprising of 95 acres green belt and 150 km road side tree-plantations

NOIDA
• NOIDA's proximity to Delhi and the increased pressure on land due to
economic boom has been a positive factor in NOIDA's development.
• Land rates were in the Rs. 3,000-15,000/m² range till about 2006 which
have soared to Rs. 30,000-85,000/m² after the MCD’s sealing drive of
2006 which have made market in NOIDA, specially the commercial sector
18.
• NOIDA administration is in favour of developing it as a major hub,
examples like the abandoned project to build world's tallest 135-story
building as part of the ambitious NOIDA City Centre development project,
have been attracting both the investors and users to NOIDA.

1. 5% extra for corner plot
2. 5% extra for plot facing green/park
3. 5% extra for plot facing 18m wide road
4. 20% extra for plot facing 30m or more wide road
5. 30% extra if all the above 4 conditions prevail

• Retail property in malls command the maximum rate, seconded by
showrooms (shops higher than 500 sqft on ground floor)
• Rates of Offices doesn’t differ with the floor height, but it varies with
facilities provided in the building. Towers (higher than G+3) command
higher rates due to better facilities
• Restricted development in Delhi and a development friendly
administration in NOIDA, is making NOIDA grow.
• Sector 18 already have landmark like Radisson hotel, Centre Stage mall
and surrounded by landmarks like TGIP, will increase the facilities in this
area, leading to further increase in the value of the properties.
• Accessibility by metro and fast growing residential sector in and around
NOIDA sector 18, will put more commercial demand on sector 18, hence
increasing the value of the properties.

REAL ESTATE PROFILING OF NOIDA SECTOR 18 November 2010 NOIDA • NOIDA is abbreviated from New Okhla Industrial Development Authority • NOIDA came into administrative existence on 17 April 1976 (During Emergency, as a part of an urbanization thrust) • The city was created under the UP Industrial Area Development Act • NOIDA is developed on a land with loose soil and sand of the Yamuna river bed • NOIDA is the largest industrial town of Asia, with existing Government projects including projects to develop parks in 165 acres of the land comprising of 95 acres green belt and 150 km road side tree-plantations INTRODUCTIONPROFILING-Shops,Mall,OfficesCONCLUSION

REAL ESTATE PROFILING OF NOIDA SECTOR 18 November 2010 NOIDA • NOIDA's proximity to Delhi and the increased pressure on land due to economic boom has been a positive factor in NOIDA's development. • Land rates were in the Rs. 3,000-15,000/m² range till about 2006 which have soared to Rs. 30,000-85,000/m² after the MCD’s sealing drive of 2006 which have made market in NOIDA, specially the commercial sector 18. • NOIDA administration is in favour of developing it as a major hub, examples like the abandoned project to build world's tallest 135-story building as part of the ambitious NOIDA City Centre development project, have been attracting both the investors and users to NOIDA. Towers (higher than G+3) command higher rates due to better facilities • Restricted development in Delhi and a development friendly administration in NOIDA, is making NOIDA grow. • Sector 18 already have landmark like Radisson hotel, Centre Stage mall and surrounded by landmarks like TGIP, will increase the facilities in this area, leading to further increase in the value of the properties. • Accessibility by metro and fast growing residential sector in and around NOIDA sector 18, will put more commercial demand on sector 18, hence increasing the value of the properties.
