Window too small for egress
What is egress?
A means of exit from a building
In many areas windows required for emergency exits
Every bedroom may require a window
Basement bedrooms may require special requirements
There are rules to the dimensions required
Research your area
Note:
These are code related issues
Inspectors do not do code compliance inspections
Most of the time common sense can be used –however refrain from delving into code related issues since your clients may assume you know everything about the code

In the United States the underside of the stair case has to be covered with ½ inch drywall
Check your area
This set of spiral stairs presents a large point load on the building structure. That central post requires substantial support from below. We can’t see from the picture whether we have it here. In many areas, a spiral staircase like this is not allowed as the only way from an upper floor down to a main floor level in the event of an emergency. It’s very easy to lose your footing on stairs like this.

If you started your inspection with the exterior, what question should you be asking yourself from a Red Flag standpoint. What are you going to double check when you go inside?
Is it safe are not if not what makes it unsafe. Is it the height above the floor or the standing platform?
Window location
Watch for sills that are too low
Someone stumbling can fall through the window
