Borne out of 5 successful years of UGL Services working with
the Aspire Zone and the Qatar Olympic Committee, Mosanada
UGL is the result of both local and international businesses
joining forces to create a market leading FM company that

5. Our aim is to provide end-to-end property services
to ensure we create cost efficient solutions and

During the development planning phase, it is crucial an FM
specialist works with the design team to ensure the project
is operationally viable. This involves consideration of health
and safety and access issues, space optimisation, equipment
and supply chain performance and sustainability (i.e. waste
management, carbon footprint reduction etc.)
Condition assessment
During the development phase, we can provide 100%
surveillance on the quality of work undertaken by the
contractor. This involves making sure works are audited
against the performance standards agreed between the
contractor and the managing agent/client.
Building performance
Optimal building performance can be achieved through
consistent observation. This includes 24x7 monitoring of key
parameters through the Building Management System (BMS)
where alarms are registered, escalated and rectified, as well
as monitoring and analysis of energy consumption per facility
and recommending design or operational improvements.
Facilities management
Ongoing management and maintenance of the facility
is paramount. This includes ongoing assessment of the
condition of equipment and compliance with statutory
and regulatory requirements; creating and maintaining
a centralised asset register and maintenance regime;
implementing standard operating procedures for both
technical and soft services including emergency response
and a disaster recovery plan and stores management for
fast moving and critical spares.
Sustainability
Developing and implementing a sustainability master plan
based on key objectives identified by the client. Interface
and delivery is through our local “Beyond Green’ business
unit supported by international specialists in Australia and
Singapore. A turnkey solution is offered extending from
opportunity discovery through delivery and commissioning to
evaluation and reporting.

6. Beyond Green is the Sustainability Business unit
for Mosanada UGL.
Beyond Green commenced operations within UGL Australia
in 2007 and comprises a team of over 30 sustainability
professionals. Operating locally in Doha since May 2013,
Beyond Green is currently delivering sustainability advice
reporting and engineering services to the Aspire Zone and
Qatar Olympic Comittee.
Beyond Green provides internal support to large Mosanada
UGL contracts as well as stand alone services to clients that are
not currently taking advantage of our FM services.

FM background - Unlike engineering design consultancies
which have branched into energy audits, our business
originated in Facilities Management. Consequently we
understand the requirements of integrating sustainability
into the management of a facility. We can easily sense check
our strategies with experienced FMs to ensure we provide
practical advice.

clients that revolve around us living in their organisation. Our
proactive advisors engage clients with a strategy to meet their
organisational requirements and goals.

Long term committments - We work in the medium to long
term. Although we have assisted new clients with short term
projects, most of our work is delivered in the medium to long

Technology - At Beyond Green, we don’t wait for technology
to come to us, but actively develop our own when the market
can’t deliver on our requirements. A major highlight was the
development of an online environmental reporting system in
2008.
When the market has existing systems, we actively partner
with third parties to bring the best technology to our clients
in an integrated fashion, managing the transition process on

7. In addition to the traditional ‘Hard FM’ services
Mosanada UGL provides a number of additional
services to maximise the amenity of facilities
under our management.
Life Cycle Management provides clients with extended
equipment lifetime, improved reliability and predictable
capital expenditure plans for replacement and upgrades.
Project Management expedites schedules and reduces client
management costs for small projects. Utilising our established
supply chain facilitates timely completion of projects to a high
standard and with exceptional value. Information transfer
is managed internally to ensure ongoing FM services are
adjusted to ensure the ongoing success of the project.
Events Management provides tried and tested procedures
for ensuring Facilities perform optimally during ‘event mode’.
Our people execute reliable procedures to ensure visiting
organisations comply with safety requirements and utilise
venues in a manner that does not compromise the condition
of valuable assets. Finally, the facility is prepared to ensure
100% reliability during event delivery.

8. The Qatar Olympic Committee (QOC) signed on with
Mosanada UGL in 2013 for FM Services at eleven of the major
sporting facilities located throughout Qatar, ranging from
eight ‘Grade A’ football stadiums through to national Tennis,
Shooting and Equestrian Centres. The total contract value is
worth in excess of 100M Qatari Riyals.
As part of the contract Mosanada UGL will be providing
services such as building control, maintenance and
sustainability services to ensure that sport and recreational
activities can be enjoyed in superior facilities not only by
people living in Qatar but by visiting international athletes as
well.
