leasing/purchase contract process, providing substantial benefits for the
owner and the Southland.
Our client owned a 70,000 square foot industrial building in Chicago Heights,
vacant for two years The owner was aggressively attempting to lease or sell
the property in a difficult market.
In late 2007, the Cook County Board of Commissioners amended the Cook
County Property Tax Classification Ordinance for the Class 8 Industrial Tax
Incentive, allowing a current property owner to receive the Incentive without
a transfer of ownership.
While our client was in discussions with a potential tenant, we had alerted him
of this recent Ordinance change. We then demonstrated how that change
could help market this building.

Don’t Wait Until it’s too late
In helping the owner with the new lease, we were able to ensure compliance
with the Class 8 requirements. We obtained a Resolution of Support from the
local municipality and Cook County Board of Commissioners which resulted
in the Cook County Assessor’s Office granting our client’s Class 8 Incentive.
The total 2007 tax for the fully occupied property was approximately the
same tax liability for the vacant building in 2006 ($.60 psf). Moreover, because
of the low tax liability, the tenant has indicated that they are planning to
expand their operation and may purchase the property.
We recognized and capitalized on legislative change to benefit our client.
The tenant is able to expand his production and the client’s property value
increased significantly. A Southland city in need of quality jobs benefits from
the expansion of a local business.
As a result of working closely with our client and obtaining a Class 8 Incentive,
we transformed this building from a financial drain to a profitable investment.
