HOUSE RULES AND REGULATIONS
1. PURPOSE OF THE BUILDING
The Building shall be used exclusively as offices, except for the ground to 7th
level, and
shall be occupied and used only as private office space by authorized tenants thereof. The
tenants of the building are subject to the Rules and Regulations duly promulgated by the
Owner / Developer as amended from time to time.
2. LIMITATIONS ON THE USE OF UNITS AND COMMON AREAS
2.1 Obstruction of Common Area
The tenant shall not permit anything to be executed whereby any obstruction, restriction or
hindrances may be caused to the entrances, exits, halls, passages, stairways, fire exits
and fire escapes, vestibules, lobbies, elevators, sidewalks, driveways, parking spaces or
any part or area of common use and ownership. No part of these areas shall be used as
storage facilities.
2.2 Insurance
Nothing shall be done or kept in any unit or in the common areas, which will increase the
rate of insurance on the building without the prior consent of the Owner/Developer. No
tenant shall permit anything to be done or kept in his unit or in the common areas, which
will result in the cancellation of insurance of the building or in any part thereof or which
would be in violation of law.
2.3 Use of Premises
The tenant of an office unit shall not permit any unlawful or immoral practice to be
committed in the premises, nor for instruction in music, nor permit the unit to be used for
any purpose, which will affect the reputation of the building.
2.4 Addition, Alterations and Improvements
Nothing shall be done or placed in any unit or in the common areas which is beyond or will
impair the structural strength of the building, or change the aesthetic appearance of the
exterior of the building.
No addition, alterations, improvements, relocations, etc. or any work that may deface or
injure the building shall be allowed without the supporting renovation plans and written
approval of the Owner/Developer and Building Manager. Refer to the Fit-Out Guidelines
and Specifications section for the proper procedure.
2.5 Use and Installation of Electrical Equipment
All electrical equipment of any kind or nature installed or used in each unit shall fully
comply with all the rules, regulations, requirements or recommendations of the fire insurer
and the public authorities having jurisdiction thereon. The tenant as the case may be shall
be solely liable for any damage or injury caused by the installation, operation and use of
any electrical equipment in their respective units.

2.6 Use of Common Washrooms
The common wash rooms including urinals, washbowls and other apparatus contained
therein shall not be used for any purpose other than for which they are constructed. No
foreign substance of any kind whatsoever shall be thrown therein and the expense
incurred following any breakage, stoppage or damage resulting from the violation of this
rule shall be borne by the unit owner/tenant who, or whose employees or invitees shall
have caused it.
3. MOVING-IN/ MOVING-OUT
3.1 Moving – In
3.1.1 For Tenants
3.1.1.1 The tenant must submit a copy of the Acceptance Agreement of
the unit to the Building Management Office (BMO) prior to move-
in.
3.1.1.2 A copy of the Lease/Contract Agreement must be submitted to
the Building Manager for reference and file.
3.2 Moving - Out
3.2.1.1 The tenant must secure a written notice or clearance from the
Unit owner to the Building Manager at least seven (7) working
days before moving out.
3.2.1.2 The tenant must submit a letter coming from the Unit owner
attesting that all obligations to them have already been settled.
3.2.1.3 The tenant must be cleared by the Building Manager on all
obligations to the Owner / Developer.
3.2.1.4 The tenant must submit a written notice to the Building Manager
thirty (30) working days in advance before moving out. A move-
out permit shall be secured from the Building Manager prior to
move-out.
3.2.1.5 No items provided by the developer shall be removed; any
deviation made should be reinstated back to its original condition.
3.3 Other Requirements:
3.3.1 Moving-in or moving-out shall be allowed daily from 11:00 p.m. up to 6:00
a.m. only) Moving-in or moving-out should be coordinated in advance by
securing prior written approval from the Building Manager.
3.3.2 The designated service elevator must be used for transporting all furnitures
and other heavy equipment/s during moving-in or moving-out.

3.3.3 Carts with rubberized wheels must be used in transporting furniture and
other heavy articles to protect the flooring of the service elevator, hallway,
lobby, etc. against scratches / damages.
3.3.4 Transport of heavy equipment must be cleared with Building Manager and
extra structural supports allowed by Building Manager shall be for the unit
owner/tenant account.
4. SECURITY AND ACCESS CONTROL
4.1 All tenants are requested to provide their employees with their respective
Company Identification (ID) Cards for easy identification and access to the
building.
4.2 Tenants who are not providing company ID Cards to their employees will be
required to submit a complete list of their regular contractual employees to the
Building Management Office for the issuance of security and temporary passes,
respectively.
4.3 The “NO ID – NO ENTRY” policy shall be strictly adhered to. All visitors, agents
and other personnel not classified as part of the regular employees of tenants will
be required to present and leave a valid identification card with the Security
Reception Desk at the Ground Floor. In exchange, Visitor’s Pass will be issued.
Visitors are required to carry the pass while staying in the vicinity of the building.
The pass will be exchanged with the ID of the visitors upon leaving the building.
4.4 The Building Management Office reserves the right to refuse admission to the
building outside of the regular office hours for those who have no clearance from
the tenant and BMO or those who may not be properly documented.
4.5 The Building Management Office shall require all persons leaving the building
carrying package (s) or material(s) to present an approved gate pass issued by the
tenant.
4.6 Any person whose presence in the building at any given time shall, in the
judgement of the Building Management Office, be prejudicial to the safety,
character, reputation and interest of the building or its tenants, may be denied
access to the building or may be requested to leave the premises.
4.7 In case or invasion, riot, strikes, public disturbances or other commotion, the
Building Management Office shall not be in anyway, held liable to the tenants or
outsiders for damage or lost arising from the admission exclusion or rejection of
any person to or from the office units or the Tower under the above mentioned
situations.
4.8 The Owner / Developer and/or the Property Managers shall not be, in anyway, held
liable to the tenants or outsiders for any damage or lost arising from the
admission, exclusion or ejection of any person to or from the office units or the
Tower under the above mentioned situations.

4.9 The Owner / Developer and/or the Property Managers shall not be responsible to
the tenants for any loss of property from the leased premises or for any damage
done to the furniture, fixture or equipment of any tenant.
4.10 Security services for the leased premises of the tenants shall be provided only by a
security agency approved by Owner / Developer and/or the Building Manager.
This shall ensure that security arrangements of other leased premises and the
building will not be adversely affected.
5. PASSENGER AND SERVICE ELEVATORS
5.1 Passenger elevators shall be used exclusively by the tenant and their respective
employees, clients, and guests.
5.2 Baggage, furniture, boxes, supplies, goods, packages of every kind and other
heavy and/or voluminous articles are to be delivered to the office units only by
prior arrangement with the Building Manager in accordance with the instructions
and only via the service elevator.
5.3 All workmen and maintenance personnel of the Building Management Office and
persons inappropriately dressed are not permitted to use the passenger elevators.
5.4 Contractors’ workers must use service elevator only.
6. PARKING AREAS
6.1 Parking area has an approved parking rules and regulations.
6.2 Parking rules and traffic signs posted at the parking areas should be followed at
all times.
6.3 Parking slot assignments will also be provided by the Owner/Developer.
7. GARBAGE DISPOSAL
7.1 The tenant of each office shall provide himself, at his own expense, with special
garbage disposal containers which local or building ordinances require, to hold
and contain waste matter, garbage or refuse and shall deposit them within his own
premises. Garbage in plastic bags and tightly sealed shall be collected daily at
times to be designated by the Building Manager. Only duly authorized garbage
collector(s) shall be allowed to collect garbage from the building.
7.2 Dry and wet garbage should be separated and securely wrapped or sealed in a
disposal plastic bag.
7.3 The tenant will be responsible in ensuring that the contents of the garbage /
receptacles for disposal do not contain items of value and property. The
Owner/Developer and/or the Property Managers will not be responsible for the loss
of such items.

8. DELIVERIES
8.1 Hand carried packages shall be delivered directly to the designated offices any
time during office hours after inspection carried-out by the guard on duty at the
Ground Floor Lobby or Basement.
8.2 The loading/unloading dock and the floor of destination must be properly
protected. Any damage to the elevator or the dock and its equipment will be
charged to the tenant concerned.
8.3 Food catering delivery shall be allowed on special occasions with prior notification
and clearance from the Building Management Office.
8.4 All food deliveries, including cafeteria supplies, fast food deliveries, etc., shall pass
through the service elevator and subject to the inspection by the guard on duty.
9. MAILS
Mails are delivered at the ground floor lobby. Tenant’s incoming mail are delivered to
corresponding floor.
10. MAINTENANCE OF UNITS
10.1 Expenses for the upkeep and repair of each unit will be met by the tenant
concerned. Tenants, who intend to undertake repair or refurbishing works in their
respective office as may be allowed by the Owner/Developer, must inform the
Building Manager in writing before proceeding with said work, so that movement of
workers in and out of the building can be determined and controlled.
10.2 Every tenant is obliged to keep and maintain his unit in good and sanitary
condition. No obnoxious substances shall be kept or offensive activity be carried on
in any unit or in the common areas, nor shall anything be done therein, which may
become an annoyance or nuisance to other tenants / occupants.
10.3 The tenant shall not throw or allow nor permit to throw or to fall, any material or
substance whatsoever out of or from any door passage or areas of common use.
10.4 Water faucets shall not be left open for unreasonable or unnecessary length of
time in the premises to preclude the possibility of flooding which may adversely
affect other units.
10.5 Tenant of any unit shall maintain the place in a peaceful and reasonably quiet
manner, shall refrain from any noise, boisterous or lewd acts that would disturb and
annoy the peace and order of the building and its occupants.
10.6 No tenant shall bring into the building any materials of highly inflammable or
explosive nature nor install inside his unit/office any apparatus, machinery,
equipment which may cause obnoxious odors, tremors, or noise or expose the units

of the building to fire; nor bring inside the building offices any dangerous articles or
object which the Building Manager may reasonably prohibit.
11. PLUMBING
No occupant of an office unit shall interfere or allow anyone to interfere in any manner with
any portion of the water, sanitary and plumbing systems and equipment of the building
unless accompanied or supervised by authorized personnel of the Building Management
Engineering Department.
12. AIRCONDITIONING EQUIPMENT
12.1 No ventilator or additional air-conditioning device or other equipment shall be
installed in any office unit without a written approval from the Building
Administration Office. As to the type, location and manner of installation for all
additional device, approval may be granted or refused at the sole discretion of the
Owner/Developer or Building Manager.
12.2 Only authorized servicemen with approved work permit from the Administration
Office shall be allowed to service the unit.
13. ELECTRICAL AND COMMUNICATION EQUIPMENT
Electrical panels inside the unit if allowed shall always be accessible and no obstruction of
any kind shall be allowed. No tenant shall cause any interference to the Building Electrical
and Communication System.
14. FIRE PROTECTION
14.1 Care should be taken by all tenants to see to it that there is no tampering of the
water sprinkler devices, alarm bell, smoke detectors, fire hose cabinets, and other
such devices, whether installed in their respective units or in the common areas of
the office building.
14.2 A fire drill will be arranged once a year and tenants are required to participate.
15. PETS
Pets and other animals, except for aquariums shall not be allowed inside the building.
16. STREET VENDORS, BOOTBLACKS, BEGGARS, ETC.
16.1 Street vendors, bootblacks and beggars are not allowed inside the office building or
grounds. The authorized newspaper boy/postman/messenger shall make delivery
at the lobby. The tenant shall send a staff member to pick up the delivery from the
message center/mail room.

16.2 Except with the prior consent of the Building Manager, no tenant shall sell, nor
permit the entry of persons to sell newspapers, magazines, periodicals, tickets,
cigarettes, food and beverages or any other goods and merchandise in the
premises, for accommodation of occupants or any other portion of the building; nor
shall the premises of any unit owner/tenant be used for manufacturing of any kind,
or any business or activities other than that specifically provided for in such unit
owners’ / tenants’ contract.
16.3 Canvassing, peddling, soliciting and distribution of handbills or any other written
materials in the building are strictly prohibited and each unit owner/tenant shall
cooperate to prevent the same.
17. RIGHT OF ENTRY
17.1 The Building Manager and his authorized representative(s) are authorized to enter
a unit during emergency cases such as fire, even in cases where such entry may
cause damage to the unit.
17.2 In the event the tenant decide to hire, solicit and engage the services of a private
security guard or watchman’s agency for his own purpose, he shall only hire and
engage the services of a reputable security agencies acceptable to, and subject to
the prior written approval of the Owner/Developer and the Building Manager,
provided however, that the Owner/Developer shall not, in any manner, be
responsible for losses and/or damages sustained by the unit owner/tenant relative
to the choice and approval of any security agency, and provided further, that the
Owner/Developer reserves the right to formulate such supplementary rules and
regulations for the proper observance by all parties for the coordination of the
private security system in the building. It is desirable, however, that should unit
owner/tenant requires the services of a security guard on their own account, the
services of the building Security Agency be considered for the mutual protection
and cooperative security of the entire building.
17.3 Any unusual occurrences in the Building should be reportedly immediately to the
Building Manager or the Building Security Guards.
18. PUBLIC DISTURBANCES
In case of invasion, mob, riot, public excitement or other circumstances rendering such
action advisable in the Building, the Building Manager reserves the right to prevent access
to the building during continuance of the same by such action as the Building Manager
may deem appropriate, including closing, locking or otherwise barring doors.
19. ENTRY AFTER OFFICE HOURS
The Building Management reserves the right to exclude from the building (with the
exception of commercial units which have their own entrances at the ground floor outside
of the building) between the hours of 11:00 P.M. and 6:00 A.M. and at all hours on
Sundays, Legal Holidays, all persons or employees who are not covered by an approved

overtime permit from the Building Administration Office. Overtime permits shall be secured
prior to the overtime works from 11:00PM to 6:00AM Mondays to Saturdays and from
9:00PM to 9:00AM Sundays and Holidays. An overtime charge of P500 per hour shall be
applied to overtime requests. (the rate may change anytime depending on the current cost
of living) Each tenant shall be responsible for all persons for whom it issued overtime
passes and shall be liable for all acts of such person(s). The Owner/Developer, nor its
managing agent shall in no case be liable for all damages or any error with regards to the
admission to or exclusion from the building of any person.
20. DELIVERY AND WITHDRAWAL OF EQUIPMENTS, MATERIALS, ETC.
20.1 All fire escapes shall be kept free of obstruction at all times.
20.2 The Building Manager shall be properly advised whenever repairs or servicing shall
be undertaken on any facilities or utilities within the occupant’s premises.
20.3 Furniture, fixtures, equipment, and other properties of the unit owner / tenant may
not be brought out without the necessary “GATE PASS” signed by the unit owner /
tenant. Such “GATE PASS” forms are available at the Building Management Office.
20.4 Tenant’s Contractors shall provide the Building Management Office a list of workers
who will make repairs, renovations or perform works in their offices.
20.5 Tenant shall advise the Building Management Office in writing the names of all
staff or other employees staying in their offices after 11:00 P.M. daily and the
anticipated time of departure as this will be covered by section 19.
21. MANAGEMENT EMPLOYEES
21.1 No occupant of the building shall send any employees of the Building Management
Office out of the building on any private errands or tasks or pay any management
employees any sum of money or provide any employee with gifts.
21.2 Employees of the Property Managers or appointed contractors will be paid
reasonable salaries. Unit owners and/or tenants shall not tip employees and
acceptance of a tip will be a cause for an employee’s dismissal. Opportunity will be
given at Christmas time to contribute to the Building Management Office Christmas
Fund.
22. PEST CONTROL
22.1 The Building Manager may authorize any pest control operator / contractor or his
employees to enter any office unit during reasonable hours of the day for the
purpose of inspecting each unit for the presence of pests and do the necessary
preventive and protective measures to control or exterminate the same at the
expense of the unit owner and/or tenant.

22.2 In the interests of the majority, the unit must be protected and in order not to
negate the pest control program, it is mandatory for all unit owners/tenants to have
pest control when it falls due.
23. PAYMENTS OF DUES
23.1 Maintenance dues, special assessment and other charges shall be paid on time. A
penalty as may be determined by the Owner/Developer, shall be charged on
delinquent accounts.
23.2 In the event that a tenant defaults in payment of any assessment or dues duly
levied, and such assessments and dues remain unpaid or unsettled upon expiration
of fifteen (15) days from receipt of final demand for payment thereof, the
Owner/Developer, through the Building Manager, may without prejudice to such
other rights and remedies it is entitled to under the law or equity, cause the cutting
off or discontinuance of basic utility services to the unit, such as water and
electricity, notwithstanding complete payment by the occupant of the bills
pertaining to utility services.
23.3 Names of the tenant with delinquent account who fails to pay dues for two (2)
consecutive quarters shall be posted in a bulletin board located at a conspicuous
place by the Building Manager.
23.4 Delinquent tenants who fail to pay two (2) consecutive quarters together with their
employees, guests and visitors shall not be allowed the use of the common
facilities of the building.
23.5 In any case any tenant or occupant of a unit who violates or commits a breach of,
or permits or allows the violation or commission of a breach of any limitation,
restriction, covenant, or condition of the By-Laws of the Owner / Developer or the
Building House Rules and Regulations not involving an obligation to pay money,
the Owner / Developer shall direct the erring tenant or occupant, as the case may
be, by written notice to enjoin, remedy or otherwise abate the violation or breach
within a reasonable period of time. Upon failure or refusal of the said tenant/lessee
or occupant to do so within the time fixed in the notice or instruction, the Owner /
Developer, through the Building Manager or such other officer as may be
authorized for this purpose, shall have the right-
23.5.1 To impose fines in accordance with the schedule of fines that may be
promulgated from time to time by the Owner/Developer, such fines shall
be included in the assessment made against the unit owner concerned;
and/or.
23.5.2 To file appropriate legal proceedings, to enjoin, abate and remedy the
continuance of such violation or breach or to otherwise enforce
compliance with the pertinent provisions of the By-laws of the Corporation,
the Master Deed and Declaration of Restrictions and the building house
rules and regulations.
23.6 The erring and/or delinquent party shall be liable for all expenses incurred by the
Owner/Developer for the abatement of violations, enforcement of sanctions and

penalties therefore or collection of unpaid condominium dues and assessment,
including interests, cost of attorneys fees, which fees shall be equivalent to twenty
percent (20%) of the amount due and owing but in no case less than Five
Thousand Pesos (P5,000.00).
24. EMERGENCY
24.1 The Building Management Office shall be authorized to enter any leased premises
or any part of the building during an emergency or occurrence, even if such entry
may cause damage to the unit.
24.2 Bomb Threats
24.2.1 Through Telephone
24.2.1.1 The receiving party should be calm and courteous. As much as
possible listen carefully and write down all information that the
caller shall provide before he hangs up. Try to write down his
exact words as much as possible.
24.2.1.2 Try to encourage the caller to converse longer in order to get as
much information as possible. Listen for speech characteristics
such as intonation, pronunciation, tone which may best describe
the person’s age, sex, nationality, etc.
24.2.1.3 Try to prolong the conversation by pretending to have difficulty in
hearing or refer the caller to a person of higher / senior position.
24.2.1.4 Seek exact information of the identity of the person / office being
threatened, floor location, time the bomb is set to explode and
type of bomb.
24.2.1.5 Report all the above mentioned to Security Department or to the
Building Management Office immediately for appropriate action.
24.2.2 Through Written Communication
24.2.2.1 The bomb threat received through letter form, note or telegram
should be retained, carefully preserved and turned-over to the
Building Manager immediately for proper evaluation.
24.2.3 Through Personal Contact
24.2.3.1 A person receiving a bomb threat personally or overhearing one
should immediately notify the Building Security & Safety
Department or the Building Management Office. Any physical
characteristics (height, weight, sex, age, color of skin, hair, eyes,
etc.) of the person making the threat should be noted down.
Mode of transportation used by said person such as the make,
model and possible plate number of vehicle when he leaves the
scene should likewise be noted down and reported.

24.2.4 Car / Package Bomb
24.2.4.1 Report immediately to the Building Manager if one stumbles
upon a car bomb or package, letter bomb, etc. its exact location,
description of the car / package. Do not attempt to touch or
move the bomb.
25. FIRE
25.1 Precautions
25.1.1Turn-off unattended electrical equipment.
25.1.2Report improperly stored materials, blocked fire exit and broken fire doors
immediately to the Building Management Office.
25.1.3Limit the use of extension cords. Do not overload outlets by using
adaptors. Use only electrical cords accepted by the Underwriters
Laboratories, Inc.
25.1.4Use portable space heaters is not allowed. They can ignite combustible
materials or electrical circuits and cause a fire.
25.1.5Frayed electrical cords and defective electrical equipment should be
repaired immediately.
25.1.6Make sure that all personnel are familiar with the location of the fire exits
stairways, alarm points, hose reel, and fire fighting equipment within the
office and common area within the building. All personnel shall likewise
be required to participate in Fire Evacuation Drills.
25.2 When to use the Portable Fire Extinguisher
25.2.1If the person knows how to operate the fire extinguisher.
25.2.2Evacuation of personnel has been initiated.
25.2.3When the fire is confined to a small area and is not spreading quickly.
25.2.4When the person using the fire extinguisher has an unobstructed escape
route in case the fire spreads.
Types of Fire Extinguishers
25.2.5Class “A” for ordinary combustible materials such as paper, cloth, wood,
etc.
25.2.6Class “B” for flammable liquids such as gasoline, grease, paint, etc.

25.2.7Class “C”; for energized electrical equipment.
25.2.8Multi-purpose fire extinguishers “A-B-C” are available in the Tower.
25.3 How to use the Fire Extinguisher
25.3.1Pull the safety pin to unlock the control lever.
25.3.2Aim low and point the nozzle or hose at the base of the fire.
25.3.3Squeeze the lever to release the chemical to control the fire. Move the
nozzle from side to side until the flames dissipate.
25.4 What to do in case of fire
25.4.1Remain calm.
25.4.2Raise the fire alarm at the nearest location by breaking the glass case and
pulling down the lever to trigger the alarm.
25.4.3Have someone inform the Security & Safety Department / Building
Management Office immediately.
25.4.4Attempt to put out the fire using the hose reel or fire extinguisher if you
know how to use it.
25.4.5Alert other occupants if you have time.
25.4.6If the fire cannot be controlled right away, leave the building via the nearest
stairwell or fire exit to the ground floor and proceed to the holding area.
26. EVACUATION
26.1 Remain calm and lock away all valuable documents, cash, jewelry, etc.
26.2 Switch off all electrical items except lights.
26.3 Make sure office is empty prior to closing it.
26.4 Leave via the nearest staircase or fire exit.
26.5 Do not wander about.
26.6 Do not use the elevator.
26.7 Walk. Do not run.
26.8 Be considerate and avoid panic.
26.9 Carry nothing larger than a briefcase.

26.10 Obey instructions given by the Building Management Office and/or building’s
security & safety personnel.
26.11 The appointed “Fire Officer” or senior member present in the office should
account for all staff in their respective office floor in the event of evacuation.
26.12 The Building Management Office shall have the right to require the evacuation of
all occupants from the building in the event or a perceived emergency or
catastrophe.
27. FIRE ALARM AND LETHAL WEAPON CONTROL
27.1 General Policies
27.1.1Carrying and bringing in of firearms and lethal weapons inside the building
is strictly prohibited.
27.1.2Only duly accredited security personnel in the actual performance of duty or
government personnel on official mission are authorized to carry firearms
inside the building.
27.1.3All other firearm holders must deposit their firearms to the guard-on-duty at
the ground floor reception area before proceeding to his/her destination
within the building. A Firearm Deposit Slip shall be issued which the gun
owner may present to claim his gun. Refusal to comply shall be denied
entry into the building.
27.1.4All contract security personnel of tenants duly registered with the Security
Dept. must pass through the Security Officer on Level 2 only in order to
gain access to the building.
27.1.5No grenades, bombs, pyrotechnics and other explosive devices, bladed
weapons (swords, bayonets, knives, etc.) and blunt instruments such as
billy jack, nun-chako, metal knuckles, etc., are to be brought inside the
building. These are subject to immediate confiscation and seizure.
Bearers of said arms shall be investigated and properly endorsed to
Makati City Police through the appropriate government, military or police
agency.
27.1.6The Property Managers reserves the right to subject all vehicles to a search
for weapons, bombs, explosive and illegal / prohibited substances or
drugs. Drivers who refuse to cooperate shall be denied entry to the car
park.
27.2 Procedures
27.2.1 Contractual security guards and private bodyguards of the Tenants:
27.2.1.1 Tenants shall officially notify the Building Manager regarding the
engagement of services of the Security Company in his office
area together with a list of guards prior to deployment.

27.2.1.2 Said personnel may only carry their service firearms while in
uniform. Most importantly, these firearms must be covered by
an official mission order or authorization issued by the security
agency. Long firearms are not allowed to be brought inside the
office premises but should be left inside the tenant’s vehicle at
the parking area.
27.2.1.3 Private bodyguards are not allowed to carry firearms inside the
building unless she/he has a current “Permit to Carry” and
firearms license.
27.3 Government police military personnel in the course of actual
performance of duty:
27.3.1 Such personnel shall be allowed to carry their firearms if
properly authorized /documented but shall be required to
coordinate with the Security & Safety Department before
entering the building.
27.4 Government police, military / personnel not on duty:
27.4.1 Such personnel shall be required to deposit their firearms and
follow the basic policy.
28. EARTHQUAKES
The building is designed to withstand earthquakes, and it is more dangerous outside.
During earthquake, all building occupants and guests shall:
28.1 Remain calm inside their offices until instructed otherwise by the Building
Management Office or Security Staff.
28.2 Take cover underneath a desk, bench, couch or in a structured doorways or corner
away from glass doors or walls.
After the earthquake, all building occupants and guests shall:
28.3 Follow the instruction of the Building Management Office.
28.4 Turn-off all electrical appliances.
28.5 Give first aid to person in need if trained to do so.
28.6 Report any fire or fire hazards or structural damage to the Building Manager.
28.7 Report anyone entering the office illegally to the Building Manager.
28.8 Not leave the building unless permitted by the Building Manager.
28.9 Not go sightseeing within the building.

30. MISCELLANEOUS
30.1 Complaints regarding the services of the building, or defects or deficiencies in the
original construction of the building must be made in writing and submitted to the
Owner/Developer through the Building Manager.
30.2 All tenants and those under them shall comply with any and all rules and
regulations which may be promulgated from time to time by the Owner / Developer
and with all the rules, regulations, ordinances, and laws made by the health and
other duly constituted local and national authorities regarding the use, occupancy
and sanitation of the units. Any consent or approval given under these rules and
regulations may be added to, amended or repealed at any time by the
Owner/Developer.
31. AMENDMENTS
31.1 The Owner / Developer and the Property Managers reserves the right to add or
amend rules and regulations as in its judgement may from time to time be needed
for the safety, security, care and cleanliness of the building and for the
preservation of good order therein. Amendments or additions to the House Rules
and Regulations shall take effect on the date designated by the Building
Management Office.

31.2 These rules and regulation are in addition to and shall not be construed to modify
or amend in whole or in part, the terms, covenants, agreements and conditions
previously entered into by the tenant.

  • 3. HOUSE RULES AND REGULATIONS 1. PURPOSE OF THE BUILDING The Building shall be used exclusively as offices, except for the ground to 7th level, and shall be occupied and used only as private office space by authorized tenants thereof. The tenants of the building are subject to the Rules and Regulations duly promulgated by the Owner / Developer as amended from time to time. 2. LIMITATIONS ON THE USE OF UNITS AND COMMON AREAS 2.1 Obstruction of Common Area The tenant shall not permit anything to be executed whereby any obstruction, restriction or hindrances may be caused to the entrances, exits, halls, passages, stairways, fire exits and fire escapes, vestibules, lobbies, elevators, sidewalks, driveways, parking spaces or any part or area of common use and ownership. No part of these areas shall be used as storage facilities. 2.2 Insurance Nothing shall be done or kept in any unit or in the common areas, which will increase the rate of insurance on the building without the prior consent of the Owner/Developer. No tenant shall permit anything to be done or kept in his unit or in the common areas, which will result in the cancellation of insurance of the building or in any part thereof or which would be in violation of law. 2.3 Use of Premises The tenant of an office unit shall not permit any unlawful or immoral practice to be committed in the premises, nor for instruction in music, nor permit the unit to be used for any purpose, which will affect the reputation of the building. 2.4 Addition, Alterations and Improvements Nothing shall be done or placed in any unit or in the common areas which is beyond or will impair the structural strength of the building, or change the aesthetic appearance of the exterior of the building. No addition, alterations, improvements, relocations, etc. or any work that may deface or injure the building shall be allowed without the supporting renovation plans and written approval of the Owner/Developer and Building Manager. Refer to the Fit-Out Guidelines and Specifications section for the proper procedure. 2.5 Use and Installation of Electrical Equipment All electrical equipment of any kind or nature installed or used in each unit shall fully comply with all the rules, regulations, requirements or recommendations of the fire insurer and the public authorities having jurisdiction thereon. The tenant as the case may be shall be solely liable for any damage or injury caused by the installation, operation and use of any electrical equipment in their respective units.   • 4. 2.6 Use of Common Washrooms The common wash rooms including urinals, washbowls and other apparatus contained therein shall not be used for any purpose other than for which they are constructed. No foreign substance of any kind whatsoever shall be thrown therein and the expense incurred following any breakage, stoppage or damage resulting from the violation of this rule shall be borne by the unit owner/tenant who, or whose employees or invitees shall have caused it. 3. MOVING-IN/ MOVING-OUT 3.1 Moving – In 3.1.1 For Tenants 3.1.1.1 The tenant must submit a copy of the Acceptance Agreement of the unit to the Building Management Office (BMO) prior to move- in. 3.1.1.2 A copy of the Lease/Contract Agreement must be submitted to the Building Manager for reference and file. 3.2 Moving - Out 3.2.1.1 The tenant must secure a written notice or clearance from the Unit owner to the Building Manager at least seven (7) working days before moving out. 3.2.1.2 The tenant must submit a letter coming from the Unit owner attesting that all obligations to them have already been settled. 3.2.1.3 The tenant must be cleared by the Building Manager on all obligations to the Owner / Developer. 3.2.1.4 The tenant must submit a written notice to the Building Manager thirty (30) working days in advance before moving out. A move- out permit shall be secured from the Building Manager prior to move-out. 3.2.1.5 No items provided by the developer shall be removed; any deviation made should be reinstated back to its original condition. 3.3 Other Requirements: 3.3.1 Moving-in or moving-out shall be allowed daily from 11:00 p.m. up to 6:00 a.m. only) Moving-in or moving-out should be coordinated in advance by securing prior written approval from the Building Manager. 3.3.2 The designated service elevator must be used for transporting all furnitures and other heavy equipment/s during moving-in or moving-out.   • 5. 3.3.3 Carts with rubberized wheels must be used in transporting furniture and other heavy articles to protect the flooring of the service elevator, hallway, lobby, etc. against scratches / damages. 3.3.4 Transport of heavy equipment must be cleared with Building Manager and extra structural supports allowed by Building Manager shall be for the unit owner/tenant account. 4. SECURITY AND ACCESS CONTROL 4.1 All tenants are requested to provide their employees with their respective Company Identification (ID) Cards for easy identification and access to the building. 4.2 Tenants who are not providing company ID Cards to their employees will be required to submit a complete list of their regular contractual employees to the Building Management Office for the issuance of security and temporary passes, respectively. 4.3 The “NO ID – NO ENTRY” policy shall be strictly adhered to. All visitors, agents and other personnel not classified as part of the regular employees of tenants will be required to present and leave a valid identification card with the Security Reception Desk at the Ground Floor. In exchange, Visitor’s Pass will be issued. Visitors are required to carry the pass while staying in the vicinity of the building. The pass will be exchanged with the ID of the visitors upon leaving the building. 4.4 The Building Management Office reserves the right to refuse admission to the building outside of the regular office hours for those who have no clearance from the tenant and BMO or those who may not be properly documented. 4.5 The Building Management Office shall require all persons leaving the building carrying package (s) or material(s) to present an approved gate pass issued by the tenant. 4.6 Any person whose presence in the building at any given time shall, in the judgement of the Building Management Office, be prejudicial to the safety, character, reputation and interest of the building or its tenants, may be denied access to the building or may be requested to leave the premises. 4.7 In case or invasion, riot, strikes, public disturbances or other commotion, the Building Management Office shall not be in anyway, held liable to the tenants or outsiders for damage or lost arising from the admission exclusion or rejection of any person to or from the office units or the Tower under the above mentioned situations. 4.8 The Owner / Developer and/or the Property Managers shall not be, in anyway, held liable to the tenants or outsiders for any damage or lost arising from the admission, exclusion or ejection of any person to or from the office units or the Tower under the above mentioned situations.   • 6. 4.9 The Owner / Developer and/or the Property Managers shall not be responsible to the tenants for any loss of property from the leased premises or for any damage done to the furniture, fixture or equipment of any tenant. 4.10 Security services for the leased premises of the tenants shall be provided only by a security agency approved by Owner / Developer and/or the Building Manager. This shall ensure that security arrangements of other leased premises and the building will not be adversely affected. 5. PASSENGER AND SERVICE ELEVATORS 5.1 Passenger elevators shall be used exclusively by the tenant and their respective employees, clients, and guests. 5.2 Baggage, furniture, boxes, supplies, goods, packages of every kind and other heavy and/or voluminous articles are to be delivered to the office units only by prior arrangement with the Building Manager in accordance with the instructions and only via the service elevator. 5.3 All workmen and maintenance personnel of the Building Management Office and persons inappropriately dressed are not permitted to use the passenger elevators. 5.4 Contractors’ workers must use service elevator only. 6. PARKING AREAS 6.1 Parking area has an approved parking rules and regulations. 6.2 Parking rules and traffic signs posted at the parking areas should be followed at all times. 6.3 Parking slot assignments will also be provided by the Owner/Developer. 7. GARBAGE DISPOSAL 7.1 The tenant of each office shall provide himself, at his own expense, with special garbage disposal containers which local or building ordinances require, to hold and contain waste matter, garbage or refuse and shall deposit them within his own premises. Garbage in plastic bags and tightly sealed shall be collected daily at times to be designated by the Building Manager. Only duly authorized garbage collector(s) shall be allowed to collect garbage from the building. 7.2 Dry and wet garbage should be separated and securely wrapped or sealed in a disposal plastic bag. 7.3 The tenant will be responsible in ensuring that the contents of the garbage / receptacles for disposal do not contain items of value and property. The Owner/Developer and/or the Property Managers will not be responsible for the loss of such items. FPDAsia Property Services, Inc. Page 6 of 18

DELIVERIES 8.1 Hand carried packages shall be delivered directly to the designated offices any time during office hours after inspection carried-out by the guard on duty at the Ground Floor Lobby or Basement. 8.2 The loading/unloading dock and the floor of destination must be properly protected. Any damage to the elevator or the dock and its equipment will be charged to the tenant concerned. 8.3 Food catering delivery shall be allowed on special occasions with prior notification and clearance from the Building Management Office. 8.4 All food deliveries, including cafeteria supplies, fast food deliveries, etc., shall pass through the service elevator and subject to the inspection by the guard on duty. 9. MAILS Mails are delivered at the ground floor lobby. Tenant’s incoming mail are delivered to corresponding floor. 10. MAINTENANCE OF UNITS 10.1 Expenses for the upkeep and repair of each unit will be met by the tenant concerned. Tenants, who intend to undertake repair or refurbishing works in their respective office as may be allowed by the Owner/Developer, must inform the Building Manager in writing before proceeding with said work, so that movement of workers in and out of the building can be determined and controlled. 10.2 Every tenant is obliged to keep and maintain his unit in good and sanitary condition. No obnoxious substances shall be kept or offensive activity be carried on in any unit or in the common areas, nor shall anything be done therein, which may become an annoyance or nuisance to other tenants / occupants. 10.3 The tenant shall not throw or allow nor permit to throw or to fall, any material or substance whatsoever out of or from any door passage or areas of common use. 10.4 Water faucets shall not be left open for unreasonable or unnecessary length of time in the premises to preclude the possibility of flooding which may adversely affect other units. 10.5 Tenant of any unit shall maintain the place in a peaceful and reasonably quiet manner, shall refrain from any noise, boisterous or lewd acts that would disturb and annoy the peace and order of the building and its occupants. 10.6 No tenant shall bring into the building any materials of highly inflammable or explosive nature nor install inside his unit/office any apparatus, machinery, equipment which may cause obnoxious odors, tremors, or noise or expose the units FPDAsia Property Services, Inc.   • 8. of the building to fire; nor bring inside the building offices any dangerous articles or object which the Building Manager may reasonably prohibit. 11. PLUMBING No occupant of an office unit shall interfere or allow anyone to interfere in any manner with any portion of the water, sanitary and plumbing systems and equipment of the building unless accompanied or supervised by authorized personnel of the Building Management Engineering Department. 12. AIRCONDITIONING EQUIPMENT 12.1 No ventilator or additional air-conditioning device or other equipment shall be installed in any office unit without a written approval from the Building Administration Office. As to the type, location and manner of installation for all additional device, approval may be granted or refused at the sole discretion of the Owner/Developer or Building Manager. 12.2 Only authorized servicemen with approved work permit from the Administration Office shall be allowed to service the unit. 13. ELECTRICAL AND COMMUNICATION EQUIPMENT Electrical panels inside the unit if allowed shall always be accessible and no obstruction of any kind shall be allowed. No tenant shall cause any interference to the Building Electrical and Communication System. 14. FIRE PROTECTION 14.1 Care should be taken by all tenants to see to it that there is no tampering of the water sprinkler devices, alarm bell, smoke detectors, fire hose cabinets, and other such devices, whether installed in their respective units or in the common areas of the office building. 14.2 A fire drill will be arranged once a year and tenants are required to participate. 15. PETS Pets and other animals, except for aquariums shall not be allowed inside the building. 16. STREET VENDORS, BOOTBLACKS, BEGGARS, ETC. 16.1 Street vendors, bootblacks and beggars are not allowed inside the office building or grounds. The authorized newspaper boy/postman/messenger shall make delivery at the lobby. The tenant shall send a staff member to pick up the delivery from the message center/mail room.   • 9. 16.2 Except with the prior consent of the Building Manager, no tenant shall sell, nor permit the entry of persons to sell newspapers, magazines, periodicals, tickets, cigarettes, food and beverages or any other goods and merchandise in the premises, for accommodation of occupants or any other portion of the building; nor shall the premises of any unit owner/tenant be used for manufacturing of any kind, or any business or activities other than that specifically provided for in such unit owners’ / tenants’ contract. 16.3 Canvassing, peddling, soliciting and distribution of handbills or any other written materials in the building are strictly prohibited and each unit owner/tenant shall cooperate to prevent the same. 17. RIGHT OF ENTRY 17.1 The Building Manager and his authorized representative(s) are authorized to enter a unit during emergency cases such as fire, even in cases where such entry may cause damage to the unit. 17.2 In the event the tenant decide to hire, solicit and engage the services of a private security guard or watchman’s agency for his own purpose, he shall only hire and engage the services of a reputable security agencies acceptable to, and subject to the prior written approval of the Owner/Developer and the Building Manager, provided however, that the Owner/Developer shall not, in any manner, be responsible for losses and/or damages sustained by the unit owner/tenant relative to the choice and approval of any security agency, and provided further, that the Owner/Developer reserves the right to formulate such supplementary rules and regulations for the proper observance by all parties for the coordination of the private security system in the building. It is desirable, however, that should unit owner/tenant requires the services of a security guard on their own account, the services of the building Security Agency be considered for the mutual protection and cooperative security of the entire building. 17.3 Any unusual occurrences in the Building should be reportedly immediately to the Building Manager or the Building Security Guards. 18. PUBLIC DISTURBANCES In case of invasion, mob, riot, public excitement or other circumstances rendering such action advisable in the Building, the Building Manager reserves the right to prevent access to the building during continuance of the same by such action as the Building Manager may deem appropriate, including closing, locking or otherwise barring doors. 19. ENTRY AFTER OFFICE HOURS The Building Management reserves the right to exclude from the building (with the exception of commercial units which have their own entrances at the ground floor outside of the building) between the hours of 11:00 P.M. and 6:00 A.M. and at all hours on Sundays, Legal Holidays, all persons or employees who are not covered by an approved FPDAsia Property Services, Inc.   • 10. overtime permit from the Building Administration Office. Overtime permits shall be secured prior to the overtime works from 11:00PM to 6:00AM Mondays to Saturdays and from 9:00PM to 9:00AM Sundays and Holidays. An overtime charge of P500 per hour shall be applied to overtime requests. (the rate may change anytime depending on the current cost of living) Each tenant shall be responsible for all persons for whom it issued overtime passes and shall be liable for all acts of such person(s). The Owner/Developer, nor its managing agent shall in no case be liable for all damages or any error with regards to the admission to or exclusion from the building of any person. 20. DELIVERY AND WITHDRAWAL OF EQUIPMENTS, MATERIALS, ETC. 20.1 All fire escapes shall be kept free of obstruction at all times. 20.2 The Building Manager shall be properly advised whenever repairs or servicing shall be undertaken on any facilities or utilities within the occupant’s premises. 20.3 Furniture, fixtures, equipment, and other properties of the unit owner / tenant may not be brought out without the necessary “GATE PASS” signed by the unit owner / tenant. Such “GATE PASS” forms are available at the Building Management Office. 20.4 Tenant’s Contractors shall provide the Building Management Office a list of workers who will make repairs, renovations or perform works in their offices. 20.5 Tenant shall advise the Building Management Office in writing the names of all staff or other employees staying in their offices after 11:00 P.M. daily and the anticipated time of departure as this will be covered by section 19. 21. MANAGEMENT EMPLOYEES 21.1 No occupant of the building shall send any employees of the Building Management Office out of the building on any private errands or tasks or pay any management employees any sum of money or provide any employee with gifts. 21.2 Employees of the Property Managers or appointed contractors will be paid reasonable salaries. Unit owners and/or tenants shall not tip employees and acceptance of a tip will be a cause for an employee’s dismissal. Opportunity will be given at Christmas time to contribute to the Building Management Office Christmas Fund. 22. PEST CONTROL 22.1 The Building Manager may authorize any pest control operator / contractor or his employees to enter any office unit during reasonable hours of the day for the purpose of inspecting each unit for the presence of pests and do the necessary preventive and protective measures to control or exterminate the same at the expense of the unit owner and/or tenant.   • 11. 22.2 In the interests of the majority, the unit must be protected and in order not to negate the pest control program, it is mandatory for all unit owners/tenants to have pest control when it falls due. 23. PAYMENTS OF DUES 23.1 Maintenance dues, special assessment and other charges shall be paid on time. A penalty as may be determined by the Owner/Developer, shall be charged on delinquent accounts. 23.2 In the event that a tenant defaults in payment of any assessment or dues duly levied, and such assessments and dues remain unpaid or unsettled upon expiration of fifteen (15) days from receipt of final demand for payment thereof, the Owner/Developer, through the Building Manager, may without prejudice to such other rights and remedies it is entitled to under the law or equity, cause the cutting off or discontinuance of basic utility services to the unit, such as water and electricity, notwithstanding complete payment by the occupant of the bills pertaining to utility services. 23.3 Names of the tenant with delinquent account who fails to pay dues for two (2) consecutive quarters shall be posted in a bulletin board located at a conspicuous place by the Building Manager. 23.4 Delinquent tenants who fail to pay two (2) consecutive quarters together with their employees, guests and visitors shall not be allowed the use of the common facilities of the building. 23.5 In any case any tenant or occupant of a unit who violates or commits a breach of, or permits or allows the violation or commission of a breach of any limitation, restriction, covenant, or condition of the By-Laws of the Owner / Developer or the Building House Rules and Regulations not involving an obligation to pay money, the Owner / Developer shall direct the erring tenant or occupant, as the case may be, by written notice to enjoin, remedy or otherwise abate the violation or breach within a reasonable period of time. Upon failure or refusal of the said tenant/lessee or occupant to do so within the time fixed in the notice or instruction, the Owner / Developer, through the Building Manager or such other officer as may be authorized for this purpose, shall have the right- 23.5.1 To impose fines in accordance with the schedule of fines that may be promulgated from time to time by the Owner/Developer, such fines shall be included in the assessment made against the unit owner concerned; and/or. 23.5.2 To file appropriate legal proceedings, to enjoin, abate and remedy the continuance of such violation or breach or to otherwise enforce compliance with the pertinent provisions of the By-laws of the Corporation, the Master Deed and Declaration of Restrictions and the building house rules and regulations. 23.6 The erring and/or delinquent party shall be liable for all expenses incurred by the Owner/Developer for the abatement of violations, enforcement of sanctions and FPDAsia Property Services, Inc.   • 12. penalties therefore or collection of unpaid condominium dues and assessment, including interests, cost of attorneys fees, which fees shall be equivalent to twenty percent (20%) of the amount due and owing but in no case less than Five Thousand Pesos (P5,000.00). 24. EMERGENCY 24.1 The Building Management Office shall be authorized to enter any leased premises or any part of the building during an emergency or occurrence, even if such entry may cause damage to the unit. 24.2 Bomb Threats 24.2.1 Through Telephone 24.2.1.1 The receiving party should be calm and courteous. As much as possible listen carefully and write down all information that the caller shall provide before he hangs up. Try to write down his exact words as much as possible. 24.2.1.2 Try to encourage the caller to converse longer in order to get as much information as possible. Listen for speech characteristics such as intonation, pronunciation, tone which may best describe the person’s age, sex, nationality, etc. 24.2.1.3 Try to prolong the conversation by pretending to have difficulty in hearing or refer the caller to a person of higher / senior position. 24.2.1.4 Seek exact information of the identity of the person / office being threatened, floor location, time the bomb is set to explode and type of bomb. 24.2.1.5 Report all the above mentioned to Security Department or to the Building Management Office immediately for appropriate action. 24.2.2 Through Written Communication 24.2.2.1 The bomb threat received through letter form, note or telegram should be retained, carefully preserved and turned-over to the Building Manager immediately for proper evaluation. 24.2.3 Through Personal Contact 24.2.3.1 A person receiving a bomb threat personally or overhearing one should immediately notify the Building Security & Safety Department or the Building Management Office. Any physical characteristics (height, weight, sex, age, color of skin, hair, eyes, etc.) of the person making the threat should be noted down. Mode of transportation used by said person such as the make, model and possible plate number of vehicle when he leaves the scene should likewise be noted down and reported.   • 13. 24.2.4 Car / Package Bomb 24.2.4.1 Report immediately to the Building Manager if one stumbles upon a car bomb or package, letter bomb, etc. its exact location, description of the car / package. Do not attempt to touch or move the bomb. 25. FIRE 25.1 Precautions 25.1.1Turn-off unattended electrical equipment. 25.1.2Report improperly stored materials, blocked fire exit and broken fire doors immediately to the Building Management Office. 25.1.3Limit the use of extension cords. Do not overload outlets by using adaptors. Use only electrical cords accepted by the Underwriters Laboratories, Inc. 25.1.4Use portable space heaters is not allowed. They can ignite combustible materials or electrical circuits and cause a fire. 25.1.5Frayed electrical cords and defective electrical equipment should be repaired immediately. 25.1.6Make sure that all personnel are familiar with the location of the fire exits stairways, alarm points, hose reel, and fire fighting equipment within the office and common area within the building. All personnel shall likewise be required to participate in Fire Evacuation Drills. 25.2 When to use the Portable Fire Extinguisher 25.2.1If the person knows how to operate the fire extinguisher. 25.2.2Evacuation of personnel has been initiated. 25.2.3When the fire is confined to a small area and is not spreading quickly. 25.2.4When the person using the fire extinguisher has an unobstructed escape route in case the fire spreads. Types of Fire Extinguishers 25.2.5Class “A” for ordinary combustible materials such as paper, cloth, wood, etc. 25.2.6Class “B” for flammable liquids such as gasoline, grease, paint, etc. FPDAsia Property Services, Inc.   • 14. 25.2.7Class “C”; for energized electrical equipment. 25.2.8Multi-purpose fire extinguishers “A-B-C” are available in the Tower. 25.3 How to use the Fire Extinguisher 25.3.1Pull the safety pin to unlock the control lever. 25.3.2Aim low and point the nozzle or hose at the base of the fire. 25.3.3Squeeze the lever to release the chemical to control the fire. Move the nozzle from side to side until the flames dissipate. 25.4 What to do in case of fire 25.4.1Remain calm. 25.4.2Raise the fire alarm at the nearest location by breaking the glass case and pulling down the lever to trigger the alarm. 25.4.3Have someone inform the Security & Safety Department / Building Management Office immediately. 25.4.4Attempt to put out the fire using the hose reel or fire extinguisher if you know how to use it. 25.4.5Alert other occupants if you have time. 25.4.6If the fire cannot be controlled right away, leave the building via the nearest stairwell or fire exit to the ground floor and proceed to the holding area. 26. EVACUATION 26.1 Remain calm and lock away all valuable documents, cash, jewelry, etc. 26.2 Switch off all electrical items except lights. 26.3 Make sure office is empty prior to closing it. 26.4 Leave via the nearest staircase or fire exit. 26.5 Do not wander about. 26.6 Do not use the elevator. 26.7 Walk. Do not run. 26.8 Be considerate and avoid panic. 26.9 Carry nothing larger than a briefcase. FPDAsia Property Services, Inc. Page 14 of 18
  • 15. 26.10 Obey instructions given by the Building Management Office and/or building’s security & safety personnel. 26.11 The appointed “Fire Officer” or senior member present in the office should account for all staff in their respective office floor in the event of evacuation. 26.12 The Building Management Office shall have the right to require the evacuation of all occupants from the building in the event or a perceived emergency or catastrophe. 27. FIRE ALARM AND LETHAL WEAPON CONTROL 27.1 General Policies 27.1.1Carrying and bringing in of firearms and lethal weapons inside the building is strictly prohibited. 27.1.2Only duly accredited security personnel in the actual performance of duty or government personnel on official mission are authorized to carry firearms inside the building. 27.1.3All other firearm holders must deposit their firearms to the guard-on-duty at the ground floor reception area before proceeding to his/her destination within the building. A Firearm Deposit Slip shall be issued which the gun owner may present to claim his gun. Refusal to comply shall be denied entry into the building. 27.1.4All contract security personnel of tenants duly registered with the Security Dept. must pass through the Security Officer on Level 2 only in order to gain access to the building. 27.1.5No grenades, bombs, pyrotechnics and other explosive devices, bladed weapons (swords, bayonets, knives, etc.) and blunt instruments such as billy jack, nun-chako, metal knuckles, etc., are to be brought inside the building. These are subject to immediate confiscation and seizure. Bearers of said arms shall be investigated and properly endorsed to Makati City Police through the appropriate government, military or police agency. 27.1.6The Property Managers reserves the right to subject all vehicles to a search for weapons, bombs, explosive and illegal / prohibited substances or drugs. Drivers who refuse to cooperate shall be denied entry to the car park. 27.2 Procedures 27.2.1 Contractual security guards and private bodyguards of the Tenants: 27.2.1.1 Tenants shall officially notify the Building Manager regarding the engagement of services of the Security Company in his office area together with a list of guards prior to deployment.   • 16. 27.2.1.2 Said personnel may only carry their service firearms while in uniform. Most importantly, these firearms must be covered by an official mission order or authorization issued by the security agency. Long firearms are not allowed to be brought inside the office premises but should be left inside the tenant’s vehicle at the parking area. 27.2.1.3 Private bodyguards are not allowed to carry firearms inside the building unless she/he has a current “Permit to Carry” and firearms license. 27.3 Government police military personnel in the course of actual performance of duty: 27.3.1 Such personnel shall be allowed to carry their firearms if properly authorized /documented but shall be required to coordinate with the Security & Safety Department before entering the building. 27.4 Government police, military / personnel not on duty: 27.4.1 Such personnel shall be required to deposit their firearms and follow the basic policy. 28. EARTHQUAKES The building is designed to withstand earthquakes, and it is more dangerous outside. During earthquake, all building occupants and guests shall: 28.1 Remain calm inside their offices until instructed otherwise by the Building Management Office or Security Staff. 28.2 Take cover underneath a desk, bench, couch or in a structured doorways or corner away from glass doors or walls. After the earthquake, all building occupants and guests shall: 28.3 Follow the instruction of the Building Management Office. 28.4 Turn-off all electrical appliances. 28.5 Give first aid to person in need if trained to do so. 28.6 Report any fire or fire hazards or structural damage to the Building Manager. 28.7 Report anyone entering the office illegally to the Building Manager. 28.8 Not leave the building unless permitted by the Building Manager. 28.9 Not go sightseeing within the building. MISCELLANEOUS 30.1 Complaints regarding the services of the building, or defects or deficiencies in the original construction of the building must be made in writing and submitted to the Owner/Developer through the Building Manager. 30.2 All tenants and those under them shall comply with any and all rules and regulations which may be promulgated from time to time by the Owner / Developer and with all the rules, regulations, ordinances, and laws made by the health and other duly constituted local and national authorities regarding the use, occupancy and sanitation of the units. Any consent or approval given under these rules and regulations may be added to, amended or repealed at any time by the Owner/Developer. 31. AMENDMENTS 31.1 The Owner / Developer and the Property Managers reserves the right to add or amend rules and regulations as in its judgement may from time to time be needed for the safety, security, care and cleanliness of the building and for the preservation of good order therein.
