Family Complexes

2. • Multi Family or Apartment Communities have many property aspects
to consider that would be discovered by an accurate ALTA Survey.
• The most notable would be the density of the complex. The governing
authority for the location will require that buildings meet a certain
maximum coverage in a particular zoning classification.
• The density or coverage will vary from city to city, county to county and
state by state. The buildable area of a parcel will be a factor of a
percentage of the total land area.

3. • Land surveyors, upon completion of a survey, will calculate the total
area of a parcel and determine the gross square footage of all
buildings at ground level.
• These two numbers along with a PZR Zoning Report® or independent
research on the proper zoning code requirements, will give the owner or
buyer the necessary information to determine if the complex is in
compliance or not.

4. Here is a Multi-Family sample survey, which SRN coordinated in April
2011. The survey has the following components
• Surveyor's Certificate
• Legal Description
• Land Area
• Zoning Information
• List of Possible Encroachments
• General Survey Notes
• Schedule B-2 Exception Notes

11. • In addition to density, ALTA Surveys provides additional information to
assist in the compliance with local zoning codes.
• Parking counts and signage are both big factors in determining
compliance and both will be shown on the survey.
• The best way to analyze this information is to hire a zoning information
company.

comprehensive report that compares the information disclosed from
the survey with the requirements set forth in the proper jurisdictional
zoning codes.
