Investing in Real Estate with an IRA

Good Afternoon and thank you for logging on to our webinar to learn more about Real Estate IRAs.My name is Amanda Bermudez and work in Client Services for Entrust Fort Myers.I’m so glad you logged on and that you are ready to learn more about Real Estate IRAs and self-direction. This webinar is catered toward real estate professionals and investors who want to learn more about how self-direction and how Real Estate IRAs can help you earn more commission.While this is a webinar, I would like this to be as interactive as possible so if there is a point during which you would like to ask a question, feel free to use the chat feature on your screen. I will answer questions as they come in and will read the question to the entire group. I can promise that whatever question it is you have that others have that same question too so please ask!So, let’s get started…
  2. There is over $4 trillion dollars currently locked in retirement plans that can be used to invest in real estate, notes, LLCs, etc. Especially with the state of the economy as it is, investors may not have the funds to buy investment property with personal funds, but they do have money in their retirement accounts that can be used to purchase income generating property whose proceeds will go right back into their retirement account.While the bulk of the retirement money is controlled by the banks and brokerage firms and ultimately, wall street, the fact is the IRS does and has always allowed a broader array of investment choices, like: real estate, mortgages, LLCs and more. In order to access these accounts you need to open a self-directed IRA with an institution willing to hold these types of investments.
  3. It essentially is a trust, held by a custodian with the objective of growth and future withdrawal upon retirement. Since the first IRA was opened in 1975, the concept was to provide a retirement vehicle with tax advantages that would provide consumers with incentives to save for our own retirement, as we knew that social security was likely to be insufficient for most.While the IRS has opened most investments to a self-directed IRA, there are very concerned about the relationship between the IRA Owner and the investments that Mr. IRA wants to buy.Examples of disqualified parties are –IRA holder and his/her spouseLineal ascents and descendents (so anyone who is above or below you, like parents, grandparents, or your children).However, you can invest with parties that are side-to-side like your siblings, cousins, et cetera.Now let’s talk a little more about prohibited transactions inside your IRA…

We have selected two case studies that illustrate a couple of the more common transactions that are done here at Entrust.Each day, we may do anywhere from three to ten transactions, thousands per year, and they are seldom the same. That’s one of the most exciting part of working at Entrust, is to see the creativity and investment strategies that our clients follow.Almost half our clients own real estate, and one the largest growing segments of our clients choices are in notes, many backed by mortgages.Take notes, because there will be some practical tips to help you once you become a client.

In this case, Bill is purchasing real estate with his IRA and here are the steps he would take to do so (READ STEPS)Here are a few notes about the purchase itself:Bill will locate a property manager to handle the rental propertyThe tenant either sends the check to the rental company, or directly to Entrust – no tax implicationsEntrust holds the title…Upon sale, all the proceeds flow into Bills IRA, all without tax consequences, ready for the next deal.Our clients have had amazing successes when then were able to buy at a discount to the market – something you simply cannot do with publicly traded stock. Last week, we had a buyer purchase a single family home in his Roth IRA for $28,000 – and immediately rent it out for $660 per month. After his IRA pays property taxes and insurance – he is getting a 22% return on his investment. This doesn’t even include any potential appreciation!When your IRA is buying, holding and selling real estate, there is no minimum hold time required. Buy and sell the same month, or hold for ten years. But perhaps you are not cut out to be a landlord for your IRA, and you want a bit more passive endeavor….
  6. Buy and sell the same month, or hold for ten years.

When you call our office you are going to speak with the same 4 or 5 people and will get to know us by name.And just as a reminder your funds are insured with Entrust Fort Myers, just as they are at any Entrust Group Office.Now, some people ask – “With all the banking turmoil – how do I know my money is save with Entrust?”If our local office ceased operation, the client accounts would be administered by the Entrust Group.If the Entrust Group were to cease operation – then the custodial bank, Mechanics Bank would simply appoint another administrator.If our custodial bank – Mechanics Bank (founded in 1920) were to cease operation, the FDIC would insure the deposits on behalf of the IRAs.
