2. Property Details
Concorde Midway City
Located near Electronic city
5 Acres Campus
7 Blocks
240 Apartments
3. Problem Statement
Our Common area lighting needed upgrade to improve
visibility for residents
We needed to improve the lighting ,save energy and get
decent payback on investment from the savings
4. Approach Taken
Energy Audit – study of energy usage patterns and
identification of major common power consuming
items
Data Oriented – use monthly bills as reference
Employ a gradual process
Analyze and present the results
Get buy in from all residents
Plan next steps
5. Monthly Power Bill
We had monthly bill of Rs.2.2 Lakhs for common
power consumed by
Common area lighting
Waste Treatment Plant (WTP)
Lifts
6. Implementation
Following measures were taken
Analyzed all the 8 BESCOM bill, later performed load balancing
Replaced 6 Sodium lights (1000W) each ~20 (14-24 watt CFL’s)
Replaced all the 26 pole lights from 200w bulbs with 65W or 85W CFL’s
Each Block have 2 lifts, shutting down smaller lift in each block from 11 pm till 6 am.
We have water indicator for Raw water, Treated water, and overhead tank for each
block, Once the water reaching ~40% in overhead tank of each block, we were
stopping WTP motors (5hp)
Bore well motors (4 to 12 hp) were also stopped once RAW water tank is filled with
~60% capacity.
7. RESULTS
The project resulted in cutting our monthly bills by
nearly 25%
This definitely met our expectations (maybe
exceeded?)
8. Possible next steps
Use of LED Lighting for common areas
Rooftop Solar for Common area lighting , Power Back
up , WTP motors , pumping of water
Use of Power conditioning equipment
Use of Inverters for WTP motors
Use of Micro Wind energy , where feasible
