• In general, there are three types of construction:

technologies, and resources must conform to local building
authority regulations and codes of practice
• Heavy / civil construction, or Civil Engineering dealing

5. CONSTRUCTION PROCESSESCONSTRUCTION PROCESSES
• In architecture, construction, engineering, real estate development and technology , construction is a process of the building of
infrastructure, which specific projects are managed by project managers, and supervised by construction managers, design engineers,
construction engineers or project architects.
• Construction Process consists of conception and planning, architecture and design and engineering, building, or construction
and maintenance, involving the following stakeholders, along with the owner:
• Design Team, including architects, surveyors, and engineers: civil engineers, cost engineers (or quantity surveyors), mechanical engineers,
electrical engineers, structural engineers, and fire protection engineers. A successful execution of a project demands effective planning to
consider the environmental impact of the project, scheduling, budgeting, construction site safety, availability of building materials, logistics,
inconvenience to the public caused by construction delays, bidding, etc. The current trend is to merge previously separated specialties:
architects, interior designers, engineers, developers, construction managers, and general contractors
• Builder, the main contractor and sub-contractors, the main contractor is given a performance specification from the design team to
undertake the project from design to construction adhering to the performance specifications. In all, it provides construction services and
install building systems: climate control, electrical, plumbing, decoration, fire protection, safety an security and telecommunications
• Financial advisors, mortgage bankers, accountants, and cost engineers, are to create an overall plan for the financial management of the
construction project.
• Legal advisors, to identify ambiguities and any potential sources of trouble in the contracts signed, to identify changes in the project
resulting in large cost increases, to present options for preventing problems, to avoid and resolve conflicts, to facilitate an exchange of
obligations to secure the success of the project.
• Authority Agencies, while planning of a construction project, the zoning and planning boards of the authority having jurisdiction is to
review the overall compliance with the regional general plan, urban plan and zoning regulations. Once the proposed project has been
approved, detailed civil, architectural, and structural plans are to be submitted to the municipal building department (or the public works
department) to determine compliance with the construction codes and with existing infrastructures, road networks, electrical, water, sewage,
phone, and cable facilities.
• Supported by specific procurement systems, D&B&B, or D&B, or PPP, the construction process is to interrelate the planning and design
with the financial and legal structures and regulatory frameworks.
• Currently sustainable planning and building practices is increasingly becoming part of the design process of many new buildings and
construction projects, with new construction technologies and methods and building materials.
