6. Purpose The use of a space will decide it’s purpose. Many times in the process of creating a space, the purpose may get lost and the client finds that space looks nice but buyers aren’t relating. We always keep the purpose in the forefront of our designs to ensure that magnetic pull of a room you want to return to over and over again and make your own.
9. We prepare your listing to sell quickly… As a Realtor, you profit when your listings sell quickly and easily You know that the ideal window for a new listing to sell closes quickly. After that you have stale open houses, nervous sellers, uncomfortable price lowering conversations….and additional marketing expenses.
11. Yes….I said higher listing price… No matter what the market, there is a range that your listing will fall into….your seller will want to be at the top of that range. You can let your seller list at higher end of the range (happy seller) if you can convince them to invest in their property up front….a $500 investment for a $5,000 bump in the listing price of the existing property will make everyone happy A $2,500 investment for a $10,000 bump will make everyone even happier, etc.

16. Prep the stager You know your client better than anyone and we want to follow your lead. At Carolyn, we rely on the Realtor to confer with us on the listing: Who is the seller? Does he understand about staging? Investing in the property for a better return? Is he handy? Are there lots of kids and animals? Will the Property need touching up before showings? Who is the target market? We of course are familiar with the market and the area but what is your vision for this property and using your expertise who is currently the best propect?
17. Prep the Seller At Carolyn, we start with a 2-3 hour consultation. From here, the sky’s the limit…. Your client may be very hands on, take care of everything needed and have the property ready for photos by the next day Your client may need a little more hand holding, maybe a couple more hours with a single stager to pack things up and move things around. Your client may be a workaholic and want the us to take care of everything and update the kitchen and bath while we are at it.
18. Prep the Seller Your client may be a bank and want the whole thing cleaned out, cleaned up, updated, staged and on the market as soon as possible. Your client may be a developer and want assistance in the planning phases, with standards and upgrade selections, models, lobbies, etc. Whomever your client, we are here to help you to lead them where you need them to be.
19. Prep the Property After our initial consultation, the property can be ready to list with in 2-5 days. At Carolyn, our job is to follow your lead and prepare the buyer and his property to where you think they need to be.
20. Staging At Carolyn, we offer different degrees of staging services as clients needs will vary. Staging Consultation Quick Stage Existing Interiors Stage Upgrade Kitchens and Baths Vacant Interiors Stage Model Finish Selections Sales Centers, Common Areas, Finishes
21. Basic Staging Consultation With each listing we offer a Staging Consultation. This is a 2 - 3 hour service that includes a detailed report listing our staging recommendations. This list can be completed completely or partially by the homeowner or we can be brought in to finish it out.
22. Quick Stage The Quick stage is a 3-4 hour service where the Carolyn Crew will start by packing the clients personal items in new boxes to be left on site for Sellers to store for their new home. Rearrangement of furniture to create the optimal state to show off the beauty and openness of the space.
23. Existing Interiors Stage This is the stage where we begin to physically alter the space. Repainting of some or all of the interior and/or exterior of the home. Light fixtures and hardware may be changed out. Smaller appliances my be replaced and updated.
24. Upgrade Kitchens and Baths We have very connections with contractors in the area. Everyone we work with in licensed and insured.
30. Your Listings are You Your listings are the main way that buyers (potential sellers) and current sellers see your true colors. If you help your sellers out by suggesting a staging and selling their property quicker and for more money they will refer you to their friends. Other sellers and buyers (potential sellers of existing homes) will want to work with you if they see that your listings stand out from the rest. Stagers who know that you value staging will recommend you to their clients.
32. Buyer Staging Every time a buyer moves into a new property, they are confronted with the reality of living into someone else’s home. When money is the tightest and all of their possessions are in boxes, buyers are confronted with the choice of unpacking and settling in or trying to make their new property home.
33. Buyer Staging I have found that 87% of the time, given the choice, buyers will add between $12,000 and $25,000 to their purchase price in order to insure a space with new paint, new window coverings, new lighting and plumbing fixtures as well as upgraded closets and/or kitchen and bath upgrades.
