Charlie Jones, Inc is a commercial general contractor, and
construction management company specializing in the
construction of high quality, detail-oriented projects throughout the
United States. Established in 1979 as an interior contractor,
management of the organization has expanded their efforts into
this very demanding market segment. In that time we have
developed the knowledge and skills necessary to construct,
remodel, re-brand, fit-out and renovate, commercial, retail and
hospitality buildings using every possible building method
currently implemented in our industry for commercial construction.
Our mission is to provide hands-on construction, project
management and development services to meet aggressive
schedules at competitive prices for reliable owners, developers
and tenants. We expect to develop an ongoing relationship with
every customer while building a high degree of trust through the
design and construction process. We manage each project as if it
is our own project. Communication must be thorough and
resolute. Our management style is focused on a "no excuse"
standard of execution and consistent follow through to closure.

Preconstruction Services

CJI offers complete
design/build services for
clients looking for single source responsibility. We can also assist
those who would prefer to work with their own design
professionals separately by recommending the right architect or
engineer for any particular type of project. We have worked with
many of the top design groups in the country and stand ready to
pull together a team with the unique qualifications for your project.
Real Estate Development & Financing
If you are putting together a build-to-suit or other development and
need some help with the process, we can help. Although CJI, Inc.
is not a real estate brokerage house, we maintain close working
relationships with the top Real Estate professionals in the region,
and would be glad to put you in touch with one or more to or to
coordinate your search for property or other parts of the
transaction. We also offer such additional services as lease
review, exhibit development, site analysis, and can assist you with
securing construction and permanent financing.

4. Selecting the Right Site
Define project objectives.
Guide site selection process, utilizing a comprehensive market
analysis incorporating market demographics, competitive
analysis, traffic studies, aerial surveys, and all other pertinent
data.
Present client with choice of sites in targeted geographic
market, accompanied by supporting data delineating pros/cons
for each.
Prepare preliminary proforma documentation and obtain
property documentation.
Secure environmental and necessary geotechnical
information.
Prepare a preliminary site plan and project construction
budget.
Prepare a preliminary project schedule.
Approval Process
Retain engineering and architectural services.
Review zoning and code issues with appropriate authorities. If
necessary, expedite appeals with appropriate boards.
Attend required meetings and coordinate officials' review of
final documents.
Obtain permits as required.
Securing the Financing

5. Construction
Management
CJI can provide a single source for total construction management
services. Whether your project calls for a construction manager,
turnkey contractor or general contractor, we have the resources to
meet every need. Whatever the role, our expertise includes the
following services:
Review preliminary and final construction drawings with
savings suggestions.
Review local codes and requirements related to proposed
building.
Prepare a construction budget based on architectural drawings
to be utilized as a basis for trade buy-outs and purchasing.
Prepare a bidding format for all trades that is specific in scope
and provides assurance of accurate sub-trade bids.
Solicit all trade pricing and prepare a cost comparison to be
reviewed by project team.
Interface with all trades, suppliers and design team, freeing
owner from day-to-day supervision.
Acting as owner's agent, negotiate best price and service with
all trades and suppliers, utilizing an open book review of all
values and scheduling.
Execute all contracts and provide submittals for review and
approval.
Commit all jobsite project management resources, including
general superintendent, assistant superintendent and project
clerk if required.
Maintain accurate schedule and critical path analysis to meet
opening requirements.
Review project standards and assure compliance with same.
Maintain on-site quality control, testing and inspection.
Provide a completed project close-out, including final lien
waivers.

6. Quality Control Program
Charlie Jones, Inc. (CJI) believes that a successful Quality Control
Program involves the entire project team. Delivering a “Zero-
Defect” project is always our goal. Our program utilizes the
following key methods:
Early Detection
Upon receipt of completed drawings and specifications, a
complete review of the contract documents is conducted. Specific
focus is given to identifying the inspection, testing, and special
submittal requirements that have been established by the design
team. These items are thoroughly reviewed by the CJI project
team to identify if all of the client’s quality-driven requirements are
being addressed. In addition, we will often identify alternative
value-added methods that may improve the end product. All
special construction details are reviewed by contractors,
supervisory personnel, and management prior to the installation of
the work. If necessary, additional recommendations can be made
at this time for improving installation methodologies. Mock-ups
and samples are often used to identify expected quality standards.
Qualified Performers
During the procurement phase, trade contractors and material
suppliers are screened for their experience and reputation for
providing quality product and installations. In particular, we look
for specific experience with any proprietary products or systems
being utilized on the project. CJI requires that any subcontractor
is required to have a minimum of five (5) years of experience in
their respective discipline.
Progress Inspections
Timely and detailed quality inspections are performed to monitor
expected standards. These include daily inspections by the CJI
Project Superintendent and weekly inspections of all completed
work by the CJI Project Manager. In addition, third party
inspection reports are obtained for all structural, code required
construction systems and components. Reports are routed to all
members of the project team and a final report is included as part
of our close-out package. Substandard performance requires

7. immediate correction and
follow-up inspections.
CJI distributes weekly
detailed progress photos to the project team. Our photos are a
tool that not only communicates project progress, but also help the
project team monitor quality-critical operations.
Punch-list
CJI develops a detailed punch-list of all incomplete and non-
conforming work two weeks before the scheduled turn-over date.
This list is then distributed to the Project Superintendent who
schedules the various subcontractors to correct deficient work.
The Project Manager monitors the progress of correction and
refines the punch-list accordingly. On the final week, the Project
Manger will perform another walk-through of the space and
develop a final punch-list.
Before turn-over, the punch-list is reviewed again with the client
and any remaining items are corrected. If the Owner or Tenant
identifies any additional items at this time, CJI will correct these
items within 48 hours of receiving the final list.

8. Safety and Insurance
CJI believes that no job or no task is more important than worker
health and safety.
Our Interstate EMR is currently 1.2. We constantly strive to
improve this rating.
If a job represents a potential safety or health threat, every effort
will be made to plan a safe way to do the task. Every procedure
must be a safe procedure. Shortcuts in safe procedures by either
foremen or workers will not be tolerated.
If a worker observes any unprotected job, which may pose a
potential threat to their health or safety, he or she must inform
management and management must take adequate precautions.
IF A JOB CANNOT BE DONE SAFELY IT WILL NOT BE DONE.
Our insurance premiums are among the lowest available for
companies with our labor classifications and volume.
Taylor Johnson reports that for this calendar year CJI has incurred
no Worker’s Compensation losses and has no open claims.
