project, but by creating a working plan that the design team brings to life. Our next step
in our process is “vision management”, here CRT makes sure the details of the vision are
carried out and the details executed to support the success of the vision and plan.

13. International Harbor at Riviera Beach
International Harbor is an urban mixed-use project in the Riviera Beach Community
Redevelopment Area (CRA). This blighted community located in the very exclusive
Palm Beach County has been at the center of controversy for several years. In a design
competition with many qualified development teams across the country, CRT and the
development team was selected as “Master Developer” for the cities Re-development of
the approximately 900 acre Riviera CRA.
CRT is the planning firm working with the master developer (Viking Yachts and the
Portfolio Group), the CRA, and the City of Riviera Beach to revitalize Riviera Beach.
CRT’s vision for the community includes a working waterfront, a new mixed-use village
center, more traditional neighborhoods, and an additional large scale town center. A new
harbor is being created to house large yachts, a charter boat fishing fleet, and other
additional marine commerce. Refurbishing existing housing for affordable housing has
been a major focus for the design team and the city. The creation of “school to work”
programs, no down payment financial assistance, additional parks, greenways and
community spaces also help to improve the “blighted” city and create more civic pride in
the area with great potential.

25. Sansouci
Santo Domingo is the oldest city in the Americas. The capital city of the
Dominican Republic, Santo Domingo boasts a population of over 3 million people.
Bisecting the city is the Rio Ozama, which outfalls into the Caribbean Sea. Sansouci is a
new mixed use development located on the eastern side of the mouth of the river.
Boasting a new port of call facility for Cruise ships, Sansouci will become a major
attraction for the city and country as a whole. The more than 100 acres of development
adjacent to the new port facility will have more than 3,000 residential units, 1 million
square feet of commercial/office space hotels, a casino and a welcome center for the
visitors to Santo Domingo. There are four general areas of development within Sansouci:
a Waterfront Condo Tower area, a Town Center, a Regional Mall and
Hotel/Casino/Conference Center area.
The 27 towers along the waterfront have been designed and located to create a
stunning skyline and still provide beautiful views for all the residents within the
buildings. The Town Center area boasts over 450 residential units above nearly 200,000
sq. feet of commercial space with parking garages and green roof terraces. The regional
mall will provide more than 1 million sq. feet of commercial/office space for the
surrounding community. The hotel/casino/conference center area will provide more than
600 rooms, 220,000 sf of conference space an 110,000 sf casino. An ultra high-end
luxury hotel is located on the site with all the necessary services for the six-star clientele.
The gateway building to the project will be a multi-use welcome center with retail space,
an amphitheater and music incubator to promote the local culture.

35. Prominence, Florida
Prominence, Florida is a new town located on the Scenic 30-A Corridor of Walton
County. As town planners, CRT has created a Nantucket themed Traditional
Neighborhood Development (TND) that promotes a pedestrian friendly, “walkable”
concept. A central, commercial mixed-use downtown district was envisioned along with
a man-made waterfront and a variety of residential housing types surrounding the town
center. This town center has been designed to ensure the idea of live, work, learn and
play. Residents and visitors will be able to experience a charter school, shopping, dining,
theatrical events, movies, concerts on the green, fall harvest festivals and many other
commercial and civic activities. Prominence is a DRI (Development of Regional Impact)
and has required State level approval, as well as, local and county approvals.

The Village of Baytowne Wharf is located in the Sandestin Resort just outside Destin,
Florida. CRT worked with an international team to create a 28 acre pedestrian oriented
village. CRT was responsible for the conceptual planning, landscape and hardscape
design as well as the construction administration for this project. This mixed-use village
has spurred an explosion of value to the entire 2,400 acre Sandestin Resort. The village
offers 420 condo/hotel units, a 168 suite hotel, approximately 60,000 square feet of
flexible meeting space, and approximately 60,000 square feet of village retail space. The
Village also offers a variety of shopping and dining experiences as well as a vibrant
nightlife that both residents and tourists can enjoy.

Harbour Village is located in the center of Historic St. Andrews in Panama City, Florida.
CRT envisioned and managed this mixed use waterfront development that boasts 116
residential units and 12,000 square feet of commercial space. This bay front re-
development project has become the catalyst for Bay County’s re-discovery of bay front
in town living. CRT and the development team voluntarily entered into negotiations with
the City of Panama City and St. Andrews Waterfront Partnership to develop a facility that
fit within the historical nature and density of St. Andrews while proving a financial
success for the development team. Harbour Village has become one of the re-
development landmarks on St. Andrews Bay with its high visibility from the city and
waterfront. Mr. Thurmond is now the President of the St. Andrews Waterfront
Partnership, which is the managing organization for the St. Andrews CRA.

71. Magnolia Plantation
Magnolia Plantation is an 85 unit neighborhood located on St. Andrews Bay in Panama
City Beach, Florida. CRT’s goal while envisioning this project was to coordinate a
development that would save and accentuate the majestic trees that populate this beautiful
property and fit within the existing residential neighborhood along Magnolia Beach
Drive. CRT has accomplished this goal by keeping these majestic trees and making them
the cornerstone of the design. This neighborhood concept boasts single family homes,
row homes, and the newly envisioned product the “Plantation Home”. The Plantation
Home is styled to appear to be a stately, three stories, single family residence while
housing six, multi-family residences.

77. Gulf Place
Gulf Place is a community located on Scenic C30-A directly across from the beautiful
white, sandy beaches of the Gulf of Mexico in Santa Rosa Beach, Florida. CRT planned
this community and town center to be practical and functional while keeping the majestic
views of the emerald green water intact. This community houses a local bank, small
boutiques, quaint coffee shops, and a cozy inn while providing such amenities as tennis
courts, pools, playgrounds, and other recreational facilities. CRT also provided detailed
amenity design, hardscape, and landscape design, as well as construction management for
Gulf Place. With all that the Gulf Place community has to offer, there is no reason to ever
leave.

83. Bridge Harbor
Bridge Harbor, located on approximately 150 acres of bay front property in the heart of
Callaway, Florida, is envisioned to be the new inspiration for Callaway’s booming
housing market. Using Traditional Neighborhood Design (TND) principles, CRT has
created a mixed-use 525 unit TND of diverse housing types and neighborhood serving
commercial areas while working to preserve the beauty of this pristine waterfront
property on East Bay. The residential neighborhoods will surround a small town center
with a commercial district that will support the residents of Bridge Harbor as well as the
surrounding community. A proposed 120 slip marina will be located on Callaway Bayou
along with a waterfront restaurant, ship store and lighthouse marking the entrance into
Bridge Harbor’s protected harbor. Bridge Harbor has been designed to be a “walkable”
community promoting the idea of community interaction and the integration of nature.
