Our services assisted the Client to ensure that the Design and Build Contractor and its associated project management company delivered a building which met the Client and Funder’s requirements. The building includes new aircraft storage and apron, new aircraft maintenance and engineering areas together with new offices, a lift, reception area and new kitchen and restaurant facilities.

DESIGN TECHNOLOGY AND SCIENCE BIRKENHEAD SCHOOL VALUE:£1.25 million The project comprised of the construction of a new two storey block between two existing buildings to form a new science and technology block with adjacent corridor together with alteration works within the existing buildings to facilitate the new accesses. Our Quantity Surveyor assisted the Client and Architect to select an appropriate procurement route and Form of Contract. Advent’s CDM Co-ordinator also advised the Client and assisted the School to discharge its duties under the Construction Design and Management Regulations 2007 since the works would be carried out during a “live” school term. The CDM Co-ordinator also liaised with the Contractor and the School to agree the best location for the contractor’s compound and construction access and deliveries arrangements to ensure pupil, parents and staff safety at all times. The buildings will be used as residential units for patients with mental health problems; external works including decking, gardens, paths and car parking are also included under the contract. Due to the existing Hospital being in use throughout the contract Advent have worked alongside both the Client and the Contractor to ensure every measure has been taken to safeguard the safety of all people who may be at risk which include the Staff, Patients and the General Public visiting the existing Hospital.

VALUE: £900K Airports & Airfields Education Energy Fit-Outs Health Industrial Leisure & Tourism Offices Refurbishment Residential Advent Project Management assisted the Client to deliver the construction of a brand new high-bay warehouse within a strict project delivery timescale to ensure that the Client’s first import order was able to be securely accepted and stored. Our services included structuring the building contract, assisting to liaise with Wrexham Borough Council, the Environment Agency and adjoining owners to obtain development permissions on behalf of the client and agreeing the final account with the contractor.

BLACK SHEDS, OUTDOOR PERSUITS CENTRE GWYNEDD COUNCIL VALUE: £1.2 million The Black Shed project involved creating a replacement for the original 1900's wharf coal-sheds at Aberdyfi, South Gwynedd. The new community-focused spaces were redesigned and rebuilt between 2004 and 2005, utilising a £1.2 million budget. Challenges included - adhering to the strict budgetary allowance; working within the confines of a limited space further complicated by the busy nature of a quayside in a popular holiday town; meeting with the approval of the National Parks; creating a highly energy efficient space with minimal environmental impact. The building is now an asset to the area and incorporates permanent boat sheds, maintenance facilities and teaching facilities for The Outward Bound Trust along with business units adapted for use by community-focused projects and individual enterprises. INDOOR KARTING CENTRE ERYRI LEISURE CYF VALUE: £750K Airports & Airfields Education Energy Fit-Outs Health Industrial Leisure & Tourism Offices Refurbishment Residential Following the Client being let down by his original team of consultants, Advent Project Management Ltd were urgently brought in by the Client’s advisors to ensure that the Client’s funding would not be lost. This included grant aid funding from Gwynedd Council and the Welsh Assembly Government in addition to private and commercial funding and investment. Advent urgently assembled its own team of consultants and designers and completely revised the original scheme layout in order to obtain planning permission and carried out a value engineering exercise to bring the project within the client’s budget. Within 4 months, an acceptable tender was received which met with the approval of the client and funders, thereby allowing the project to proceed. The construction project was successfully delivered within time and budget and the Redline indoor karting centre was opened by Wales’ First Minister on 30th November 2007 [see above photo].
45. NEW CONFERENCE & EVENTS SUITE ST GEORGE’S HOTEL VALUE: £600K Advent Project Management Ltd. are providing project management and CDM Co-ordinator services on this project. The work entails the stripping out, alterations and refurbishment of approximately 450m2 of the existing basement level to the hotel in order to create a new conference and events suite, with dining and bar facilities. Also included within the scheme is an external paved and landscaped terrace area with tables and seating for outdoor dining, all carefully blended in with the existing Victorian architecture to comply with conservation requirements. Advent’s Project manager and CDM Co-ordinator are assisting the Client to develop the scheme from an initial outline concept to a detailed design which will be acceptable to the hotels working arrangements and at the same time be in-keeping with the conservation needs of the promenade location, whilst keeping within the Client’s budget constraints. The works involve the complete internal strip out of the existing building and construction of new internal floors and layout to form offices, public spaces and storage, at the Town Hall in Llangefni.
