appears to be improving. Nationwide, average home prices are approximately a third lower
now than at their peak in the early to mid 2000's. Coupled with a low inventory this is leading
to bidding wars which ultimately leads to higher sale prices. Which in the end will have the
home market switching to a sellers market. So, if you were wondering if now is a good time to
buy a house, absolutely.


There are lots of factors that will transpire throughout the course of buying and selling a
house. To move ahead without a real estate agent leading the way is really a sure way to

chance to cancel the offer and receive a full refund if the inspection is not to their satisfaction.
A buyer would be wise to accept minor problems. Remember, that if there are major
problems, it's common for the buyer to request repairs or credit for an amount sufficient to
cover the repairs.


Who pays closing cost is negotiated just like everything else within the offer to purchase.
Seller may be willing to assist with a buyer's closing costs but in no way are they obligated to
do so. Many times they are rolled into the buyers loan provided the property appraises for the
full amount and the lender allows it. The closing costs are not the same thing as the down
payment. The downpayment is money you are putting down towards the purchase of the
house, whereas the closing costs are monies associated with getting the transaction through
to its completion.


When you have found a property you want to purchase, your agent will help you to formulate
and submit an initial offer on your behalf. An initial offer is usually made in writing as an offer
