Salesperson: (show news article About Singapore's population
growth) As you can see, base on the report it shows that the
population will grow to about 6.5million with some suggesting 8
million. Our current population is about 5million and it is
expected to take less than 10 years to reach about 6.5million.
That means the population will increase at a rate of about
150,000 per year which is more than 10,000 people added to
Singapore per month!
What do you think will happen to the demand of properties in
Singapore? Mr Tan?

7. 6. LKY Said in June 2010 that we are
not in a bubble
Salesperson: (Take out the Lee Kuan Yew’s article about Singapore property
is not in a bubble).
Mr Tan, as you can see this article is only about 2 months ago (change the 2
months ago to the latest date that u use this script) that MR Lee Kuan Yew
said that
Singapore property is not in a bubble yet and he also mention the property
market is not saturated and he also mention that Singapore property are much
lower than any other place around the world and more people will continue
to pay higher for our properties.
Mr Tan, even Mr Lee Kuan Yew who is regarded to among the best
economist in the world feels our property prices are still very low, what does
that tell us about the price of properties in Singapore?
Buyer: The price will still go up?

8. 7. Most of the existing owners can
hold and do not need to dump
Salesperson: Mr. Tan, I'm sure you are also aware that since
the beginning of 2010 there are very few speculators or
punters left and there have been at least *3 rounds of anti-
speculation measures already implemented and many of the
buyers since then were people who have the holding power.
Then in Aug 2010 another measure was implemented and
again means that almost all the buyers bought with the
intention to hold.
This means that there are very few people who need to dump
their properties; and if people don't need to dump, then the
prices will not nosedive.

9. 8. HDB policy of 30 Aug 2010
Ever since the HDB ruling, Permanent
Residents will be more inclined to buy mass
market private residential properties as many
have their own properties overseas
More locals will also buy mass market private
residential properties as resale HDB has become
less popular.

‘Sustainable Growth’

Show that The Government measures are to curb the speculative
buying and no where in the article was the government quoted as
saying that the price will go down or that the government is
trying to bring the price down. The government wants the price
to grow more organically or naturally, but the key is still 'growth'

11. 10. Natural Forces will Prevail Over
Artificial Measures Over Time
This is not the first time we have anti-speculation measures in
place but overall the prices today are still higher right?
