Rhondi: Thank you guys so much for being here today. We put together a little presentation on ways that you can incorporate using video in your business and we tried to make it easy to understand and able to fit anyone’s capabilities. This is the who, what why, when, where and how of real estate video marketing.
Jason: Ask the group why or why not - they think they should use video in their business?
Rhondi: But, did you know that video consumption is growing leaps and bounds? For example, we all know that Google is the #1 search engine in the world. But, do you know what the 2nd most used search engine is? YOUTUBE!
Jason: We found this company that does video marketing for people and they had these startling statistics to share about how much people spend time watching video. How much time do you guys spend watching video online each day? How do you find those videos and what makes you watch them?
Rhondi: Here is a listing that we came up with on ways that you might use video in your business. What ideas can we come up with as a group?
Jason: I’m sure a lot of you think it’s going to be really difficult to shoot your own videos, but we found out together that it’s really not. And I think we would suggest to you that working in pairs is really the way to go. You can bounce ideas off of each other and it will help you remember facts about the home that you may have already taken for grated, but Buyers will want to know. Our Mastermind group is a great way to feel as though you have someone that you can trust to help you in your video real estate marketing!
Rhondi: So, not everyone in here has a smart phone, but using our buddy system we can all have access to a smart phone. We really recommend the iPhone, just because it’s so easy to use and to upload video. Keep in mind that you will want to keep the camera as stabilized as possible … you don’t want to cause your audience to get motion sickness from your videos. Also, whatever camera recording devise you use, you will want to have exposure adjusting capabilities to avoid too dark or too light areas in your video. The iPhone makes this really easy … you just touch on the dark area on the screen if you want it to brighten … and the light area on the screen if you want to darken.
Jason: So we found out from doing a quick google search that there is a plethora of tools that you can purchase to adapt your phone to taking some really great video. We haven’t personally invested any money in these tools with what we did and will show you later on, but I definitely plan to purchase a couple of them.
Rhondi: The tripod would be great to place on a table so you could do Market Updates for your blog!
Jason: This lens adapting tool lets you shoot wide angles … and also becomes a better way to hold your iPhone steady!
Rhondi: This is another way that you can add stabilization technique … but more economically!
Jason: Kogeto Dot would be perfect for shooting panoramas if you property has great views … or a large space that you want to show off!
Rhondi: We aren’t really sure how to incorporate this into real estate, but it looks really neat!
Jason: YouTube is FREE and takes just seconds to sign up. In fact, if you already have a gmail account, you already have a YouTube account and you just need to sign in.
Rhondi:Eyejot is a completely FREE way to send video messages to your clients. It was what Jason used to send the message to your email accounts yesterday, reminding you of today’s meeting. They recently released an iPhone and iPad app that you can download for just $3.99 and are supposed to be releasing for other smart phones soon.
Jason: BombBomb is the next step for newsletter video blogging. It adds more advanced features than eyejot, like analytics, templates, auto responders, and drip campaigns. The best part is, you can add branding customization. It’s not the cheapest tool in the world, but my friends at Tech Savvy Agent has extended this discount if you guys want to try it out. Jason: HDhat is a cool way to break into using video marketing. With them, you can take your smart phone and record up to 10 minutes of video, upload the video to their Dropbox account, and they take it from there. They will add music, text, and voiceover for you … as well as use video stabilization technology to make your videos smoother.
Rhondi: So if you want to hire someone local to shoot some video for you, Steve Schwartz with Amazing Video Tours makes that easy. He basis his prices on the square footage of the home. So for not a lot of marketing dollars, he will provide you with video and help you with the SEO (search engine optimization) and marketing of the videos.
Jason: Well, if Rhondi can do video … THEN ANYONE CAN DO VIDEO. So, we played around with these examples that we have to show you. We didn’t spend a whole lot of time doing this either.
Rhondi: I did this in my clients backyard and just ask her to think about what she wanted to say ahead of time. This was only shot once … and no edits. We think that adds to the video and makes them a little more unique and personable.
Jason: In this version, we decided to get a little more creative and add transitions, music, text, and some other features that iMovie (that comes FREE with the MAC) will let you do. This took us a little bit more time to accomplish. I think we spent 1.5 hours shooting the video and probably another 2-3 hours compiling into iMovie. The best part of this technique is you don’t have to shoot in any particular order. We actually shot the backyard scene first … then the inside of the home … and the front of the home last. A lot of time was spent learning how to do this and we are newbies too. I think if we had a second go we could probably accomplish this in 2 hours total time.
Rhondi: So, during this process we found out that you don’t only want to post your video to YouTube. You want to be sure and post it to your website, if you have one. You want to be sure to post it to social media sites like LinkedIn, Facebook, and Twitter. This will draw traffic back to your website. But beyond that, you want to post it to other video websites like metacafe, dailymotion, blip.tv, vimeo, and veoh. Metacafe and Dailymotion specifically will give you higher SEO (search engine optimization) which ultiimately, will make you rank higher in Google search results. Google crawls other websites and when it finds the same video in multiple locations, it becomes “more important.”
Jason: Here is where we posted the video we made of Rhondi’s listing on facebook and you can see that we got comments and likes from it … so we know that people watched the video and that means they shared the video … and that got more exposure for Rhondi’s listing, hopefully helping her to sell it quicker. It’s also super important to understand that even if you don’t get a sell from doing this, your Sellers are going to love you for it. Jerry, Rhondi’s client, really loved this video! It also give your clients something to do to promote their property. Be sure to give them the link too, so they can share!
Rhondi: The key to remember about video and your business is that it’s not just a way to sell a house … it’s a way to sell you. The videos you make now make perfect marketing pieces so that you can get future listings. You can really get overwhelmed with technology in this business and it’s important to remember that there is “Always a time and a place.” This video reminds us that its important to stay personal in your business and to create lasting, meaningful, heartfelt relationships with your clients.
