Report Excerpt
This is a downtown urban site in the city of Chicago. Lease documents list the site as a “type 3 later
tenancy, average complexity” construction type and “storefront inline” real estate type. The site is
located in an entire city block with East South Water Street to the north, Lake Street to the south,
Stetson to the east and Michigan Avenue to the west. The original complex is known as Illinois Center
and was designed by Mies van der Rohe in 1961, comprised of three towers. The newly renovated
development consists of two office towers (added in 1981) with 44 and 25 stories respectively bearing
the 205/225 North Michigan Avenue address.
One enters the building on Michigan Avenue through a one acre, tree lined plaza. Upon entering, you
proceed up the escalator through a three-story space finished in marble, limestone, brushed aluminum
and Brazilian cedar wood finishes.

The space Chipotle is considering is located inside on the concourse level. The development is zoned
as a residential business planned development (RBPD), no. 70. Chipotle will occupy an interior tenant
space previously occupied by Boudin bakery. Per the Letter of Intent the space is 2,189 square feet.

A plethora of options are afforded to those who live or work in the area. The enclosed Illinois Center
concourse connects to.
