and referral business but also in sharing of best practices and learning from our

the wheel. The month of May was all about cross pollination of ideas wherein Sahil
Kapoor & Anmol Aggarwal from the RE/MAX Delhi NCR team visited the region of
RE/MAX North Gujarat to share and learn best practices and I visited the region of
RE/MAX Bengaluru along with Manpreet & Puneet.
With office visits, training sessions, 60 minutes with RE/MAX and an Awards Night
scheduled during our trip to the region, the 3 days that we spent there were totally action packed. The enthusiastic and passionate
team of Broker Owners & Broker Associates led ably by the Regional Owner, Siva Kyasa has made me believe that the region will
surely be vying for the top awards at the next annual awards ceremony. I would like to make a special mention of Bakianathun,
Regional Owner of RE/MAX Chennai and Anand Choksi, Broker Owner of RE/MAX Advantage for extending their support to the region
by attending the event and participating as speakers; their presence is truly a testimonial of the real meaning of RE/MAX being one
big family!!
Union Cabinet’s approval on the Real Estate Regulatory Bill is a welcome step, we can now envision more transparency in our industry
as the bill would help in enforcing fair practices and will also help in speedy dispute resolutions...let’s just hope that very soon it will
become compulsory for even Property Brokers to obtain a license before conducting business.

Salonispeak Events to Look Upto
The month of May has seen some very interesting training
sessions being conducted online by RE/MAX India & RE/MAX
LLC as well as classroom training at the National Headquarters;
from Franchise Management, Exclusive Mandates, Slingshot and
Design Center usage etc, the topics of these trainings have been
varied and were aimed at ensuring that we empower our
Affiliates to become better Real Estate Consultants to our end
customers. We hope all of you are attending these sessions and
are being able to implement your learnings effectively.
I would like to congratulate Ripunjay Singh, Arun Dubey, Neetu
Chaudhary, RE/MAX Right Move, Saravanan R.S., Ajay Sharma and Gonugunta Murali for
making it to the “Heroes of RE/MAX India” list for the month of May. Keep up the great
work; we are hoping to see some more top performers next month.
With July less than a month away, the NAR India convention scheduled for the 6th & 7th of
July will look at hosting a special session on Women empowerment in Real Estate and will
also cover varied topics which will help in understanding things like emerging customer
issues, service delivery considerations etc. The Convention will see 1000+ top Brokers
from across the country under one roof and we are hoping to see the entire RE/MAX India
family attending it together as one big TEAM!!

Chairman and the Vice Presidents visit RE/MAX Bengaluru
Fulfilling the commitment made during the “Warming your Hearts” event at the 4th RE/MAX Realty Rendezvous in Goa, Sam Chopra,
the Chairman of RE/MAX India along with both his Vice-Presidents, Puneet Verma & Manpreet Grewal did a Regional Visit to the
RE/MAX Bengaluru Region for 3 days. During their trip they managed to cover almost all the aspects of Franchise Sales & Regional
Development.
The event was very well organized and it was a treat to see the strong bond that the Regional Owner shares with his Broker Owners &
Broker Associates. The visit entailed Broker Office visits, training programs for Broker Owners & Broker Associates, 60 minutes with
RE/MAX for prospects and an Awards Night .The highlight of the entire event was the RE/MAX Success Celebration & Awards function
which saw the top performers from the region being recognized for their performance.
It was also great to see the excellent rapport that the Regional Owner shares with other Affiliates across the country, this was evident
from the fact that P. Bakianathun, Regional Owner of RE/MAX Chennai and Anand Choksi, Broker Owner of RE/MAX Advantage flew all
the way to Bengaluru to support the Regional Owner by sharing their success stories and best practices with the Affiliates.

In what was one of the most interesting Franchise Management training classes, 10
Broker Owners and one Regional Staff from cities like Ahmedabad, Chandigarh,
Chandigarh, Delhi and Rest of Tamil Nadu got trained in the month of May. Learning
the importance of the RE/MAX Magical Mantra of success, recruitment, retention,
basics in Real Estate, technology, Exclusive Mandates etc ensured that each of the
trainees was brimming with new ideas, & plans which they wanted to kick start their
RE/MAX business with. They all actively participated in various brain storming

In an effort to train the Real Estate industry at large, the Regional
team & Broker Owners of RE/MAX MP1 recently conducted a
seminar on “How to Earn More Money in Real Estate Broking”. The
event was well attended and it helped the attendees gain a fresh
perspective on how to conduct their real estate business more
effectively.

Meet the star performer of RE/MAX Bengaluru and read about his success
story!!
My name is Saravanan. R S working with REMAX Ultimate since 2010 April. I was born and brought up in Bangalore. My job experience
includes Shoppers Stop (sales), ICICI banking in (selling S/B accounts). I then worked part time in Cyber Cafe quitting my previous job
as system engineer. In the meantime I realized I was not comfortable in working under somebody. I decided to be an entrepreneur
then I choose Real Estate as the Real Estate market was in boom. I worked with my associates for 2 years to learn the business, got
experience and decided to be on my own. I then got an opportunity which made me happy because of their entrepreneur model where
I can be my own boss which is RE/MAX. I then joined REMAX Ultimate in 2010 with lot of expectations and have achieved a few yet to
complete a lot.
In these three years since I joined REMAX, I have dealt with different types of customer. One of my challenging transaction was to
sell a property in Indiranagar, where the buyer was tough person. It took some time to close the transaction but finally completed.
Persistence and patience helped in closing the transaction.
RE/MAX is a platform for my success. When I mean REMAX it starts from my Franchise Office, Regional Office and REMAX India. As
Franchise office they have groomed me in proper manner with wisdom to become successful. As Regional office they have conducted
trainings often which are helpful in doing business. RE/MAX India has helped me in getting recognized in the nation through the 2013
convention, which is the most remarkable moment for me.
REMAX definitely has shown me a path for me to succeed in my life with great trainings, recognition, knowledge on the market, and

Union Cabinet approves Real Estate Regulatory Bill
A Bill providing for setting up a regulator for the real estate sector and having provisions like a jail term of up to three years for
developers who make offences like putting up misleading advertisements about projects repeatedly was approved by the government
Tuesday.
The Real Estate (Regulation and Development) Bill, approved by the cabinet, seeks to provide a uniform regulatory environment to the
sector. It also intends to make it mandatory for developers to launch projects only after acquiring all statutory clearances from
relevant authorities. Builders and developers who become repeat offenders may even face a jail term of up to three years.
The Bill makes it mandatory for builders to clarify the carpet area of the flat. This would be made uniform for the entire country. This
rule would make the concept of super area - which is often used to mislead owners - virtually non-existent. The Bill has provisions
under which all relevant clearances for real estate projects would have to be submitted to the regulator and also displayed on a
website before starting the construction, sources said.
The proposed legislation has tough provisions to deter builders from putting out misleading advertisements related to the projects
carrying photographs of the actual site. Failure to do so for the first time would attract penalty which may be up to 10 percent of the
project cost and a repeat offence could land the developer in jail. The Ministry of Housing and Urban Poverty Alleviation is working on
bringing all projects under a single-window clearance. While the Airports Authority of India and municipal bodies have come on board,
there are some objections from the Environment Ministry which are being looked into.
Ministry sources said 22 states had given their approval to the Bill while five states wanted certain amendments. These changes have
been incorporated in the Bill cleared by the Cabinet today, sources said. Chhattisgarh is the sole state to still oppose the Bill. Builders
and developers will have to get all clearances - from title deed to project cost - cleared before construction begins. FAR (Floor Area
Ratio) will also have to be specified clearly by the builder.
While the Regulator in the states will be appointed by the state governments, in Delhi the Urban Development Ministry will appoint the
regulator. DDA is likely to be made the regulator in Delhi, sources said. The Regulator will also be the appellate authority in cases of
dispute. This will save the owners the hassle of running around to different authorities for redressal. The developers will also have to
specify the common area in the society. The term "apartment" has been specified in the Bill and will include the space to be provided
for a garage
Key provisions of the Bill
1. Establishment of a Real Estate Regulatory Authority - Government has proposed to appoint a chairperson with two other members
supporting him. The people who get appointed as part of the regulatory authority should have sufficient professional knowledge and
experience in the field of public administration, urban development, finance, law or management.

2. Transparency and Powers of the Regulatory Authority - This authority is also going to maintain a website which will have the
records of all real estate projects with all other details as provided in the application at the time of registration.
3. Registration with the Regulatory Authority - The builder is going to file all the details of his project with the regulatory authority and
provide all necessary details of property dealers or middlemen dealing in the project.
4. Establishment of Appellate Tribunal - The bill will also provide for the establishment of a real estate appellate tribunal, which will
decide upon any dispute and will hear appeals against any decision of the regulatory authority.
5. Obligations of a Promoter - This model bill has also outlined the role of the property developer and their duties towards the
regulatory authority and also the property buyers. The developer is obligated to provide all documents and information for inspection
to the prospective buyers. The builder enters into a written agreement with the buyer before taking any advance money. After the
execution of the agreement, the builder will not be entitled to create a mortgage charge on the plot, building or apartment, without the
prior written consent of the buyer.
6. Offences and Penalties - In order to make the proposed act effective, the Government will also penalize those who will not comply
with its clauses. The penalties range from up to three years imprisonment for not registering a project or for not complying with the
orders of the Appellate Tribunal to monetary penalties which may be ascertained on a daily basis for non compliance or as a
percentage of the development costs or sale price.
The Model Real Estate Bill seeks to bring clarity and consistency in the fast growing Indian real estate sector. The proposed Act will

The month of May was all about cross pollination of ideas wherein Sahil Kapoor & Anmol Aggarwal from the RE/MAX Delhi NCR team visited the region of RE/MAX North Gujarat to share and learn best practices and I visited the region of RE/MAX Bengaluru along with Manpreet & Puneet. With office visits, training sessions, 60 minutes with RE/MAX and an Awards Night scheduled during our trip to the region, the 3 days that we spent there were totally action packed. The enthusiastic and passionate team of Broker Owners & Broker Associates led ably by the Regional Owner, Siva Kyasa has made me believe that the region will surely be vying for the top awards at the next annual awards ceremony. I would like to make a special mention of Bakianathun, Regional Owner of RE/MAX Chennai and Anand Choksi, Broker Owner of RE/MAX Advantage for extending their support to the region by attending the event and participating as speakers; their presence is truly a testimonial of the real meaning of RE/MAX being one big family!! Union Cabinet’s approval on the Real Estate Regulatory Bill is a welcome step, we can now envision more transparency in our industry as the bill would help in enforcing fair practices and will also help in speedy dispute resolutions...let’s just hope that very soon it will become compulsory for even Property Brokers to obtain a license before conducting business. R S working with REMAX Ultimate since 2010 April. I was born and brought up in Bangalore. My job experience includes Shoppers Stop (sales), ICICI banking in (selling S/B accounts). I then worked part time in Cyber Cafe quitting my previous job as system engineer. In the meantime I realized I was not comfortable in working under somebody. I decided to be an entrepreneur then I choose Real Estate as the Real Estate market was in boom. I worked with my associates for 2 years to learn the business, got experience and decided to be on my own. I then got an opportunity which made me happy because of their entrepreneur model where I can be my own boss which is RE/MAX. I then joined REMAX Ultimate in 2010 with lot of expectations and have achieved a few yet to complete a lot. In these three years since I joined REMAX, I have dealt with different types of customer. One of my challenging transaction was to sell a property in Indiranagar, where the buyer was tough person. It took some time to close the transaction but finally completed. Persistence and patience helped in closing the transaction. RE/MAX is a platform for my success. When I mean REMAX it starts from my Franchise Office, Regional Office and REMAX India. As Franchise office they have groomed me in proper manner with wisdom to become successful. As Regional office they have conducted trainings often which are helpful in doing business. Nobody in the world sells more real estate than RE/MAX R For Details SMS: REMAX to 53456 REALTY BYTES Union Cabinet approves Real Estate Regulatory Bill A Bill providing for setting up a regulator for the real estate sector and having provisions like a jail term of up to three years for developers who make offences like putting up misleading advertisements about projects repeatedly was approved by the government Tuesday. The Real Estate (Regulation and Development) Bill, approved by the cabinet, seeks to provide a uniform regulatory environment to the sector. It also intends to make it mandatory for developers to launch projects only after acquiring all statutory clearances from relevant authorities. Builders and developers who become repeat offenders may even face a jail term of up to three years. The Bill makes it mandatory for builders to clarify the carpet area of the flat. This would be made uniform for the entire country. This rule would make the concept of super area - which is often used to mislead owners - virtually non-existent. The Bill has provisions under which all relevant clearances for real estate projects would have to be submitted to the regulator and also displayed on a website before starting the construction, sources said. The proposed legislation has tough provisions to deter builders from putting out misleading advertisements related to the projects carrying photographs of the actual site. Failure to do so for the first time would attract penalty which may be up to 10 percent of the project cost and a repeat offence could land the developer in jail. The Ministry of Housing and Urban Poverty Alleviation is working on bringing all projects under a single-window clearance. While the Airports Authority of India and municipal bodies have come on board, there are some objections from the Environment Ministry which are being looked into. Ministry sources said 22 states had given their approval to the Bill while five states wanted certain amendments. These changes have been incorporated in the Bill cleared by the Cabinet today, sources said. Chhattisgarh is the sole state to still oppose the Bill. Builders and developers will have to get all clearances - from title deed to project cost - cleared before construction begins. FAR (Floor Area Ratio) will also have to be specified clearly by the builder. While the Regulator in the states will be appointed by the state governments, in Delhi the Urban Development Ministry will appoint the regulator. DDA is likely to be made the regulator in Delhi, sources said. The Regulator will also be the appellate authority in cases of dispute. This will save the owners the hassle of running around to different authorities for redressal. The developers will also have to specify the common area in the society. The term "apartment" has been specified in the Bill and will include the space to be provided for a garage Key provisions of the Bill 1. Establishment of a Real Estate Regulatory Authority - Government has proposed to appoint a chairperson with two other members supporting him. The people who get appointed as part of the regulatory authority should have sufficient professional knowledge and experience in the field of public administration, urban development, finance, law or management.

Obligations of a Promoter - This model bill has also outlined the role of the property developer and their duties towards the regulatory authority and also the property buyers. The developer is obligated to provide all documents and information for inspection to the prospective buyers. The builder enters into a written agreement with the buyer before taking any advance money. After the execution of the agreement, the builder will not be entitled to create a mortgage charge on the plot, building or apartment, without the prior written consent of the buyer. 6. Offences and Penalties - In order to make the proposed act effective, the Government will also penalize those who will not comply with its clauses. The penalties range from up to three years imprisonment for not registering a project or for not complying with the orders of the Appellate Tribunal to monetary penalties which may be ascertained on a daily basis for non compliance or as a percentage of the development costs or sale price. The Model Real Estate Bill seeks to bring clarity and consistency in the fast growing Indian real estate sector. The proposed Act will lead to better information sharing and decision making, between builders and the consumers. Further, by seeking to establish the Regulatory Authority and Appellate Tribunal, the Model Act provides for a forum where disputes could be heard by a specialized expert body, which would result in speedy dispensation of justice.
