This document discusses the Energy Star program and how it can save money. It explains that Energy Star rated buildings use less energy than average buildings, which saves on utility costs. The Energy Star Portfolio Manager is a free online tool that measures a building's energy use and compares it to similar buildings. Inputting utility bills and other data allows it to generate a Statement of Energy Performance that can be used for leasing, sales, and incentives. The document provides examples of how implementing energy efficiency through Energy Star qualified products and designs can help property owners by lowering expenses and risks while increasing profits and rental rates.

7. Why it is good for your bottom line!! TOTAL RENT NET RENT Finance costs Insurance Building Management Operating expenses Utility Savings i.e. Cleaning Pest Management Security Utilities Electricity, Water, Sewage Utility savings go to the tenant, if above baseline year and the owner if below. Less expenses + more profit Less dependent on energy cost increases Less risks More net rent Option 1 – Gross lease Less expenses Less dependent on energy cost increases Less risks Utility savings go to the tenant or owner Option 2 – Net lease or owner occupied

40. Introduction Dominion East Ohio (DEO) is offering the Home Performance with ENERGY STAR Program to improve the energy performance, durability, healthiness, and safety of existing residential housing in their service territory. Price of audit is $50.00, which can be refunded if home improvements are made, or the option of a free carbon monoxide detector is included. As part of the program, rebates are being offered for a variety of energy efficiency improvements. 33
41. How The Program Works Conducting a blower door test will help the auditor measure how much air is leaking from your home and where it is leaking. 34 Using an infrared camera will produce a thermal image that will show the areas in your home where there is inadequate insulation. These areas would be otherwise undetectable with the naked eye (i.e., behind walls) Inspecting and testing combustion appliances such heating equipment, water heaters and ovens for proper performance and carbon monoxide will determine if dangerous gasses are being introduced into your home.
42. How The Program Works Receive energy efficiency improvements as part of the assessment at no extra cost; improvements installed in your home may include: HVAC Filters Weather Stripping Door Sweeps Low-Flow Showerhead Foam Insulation Water Heater Pipe Wrap Caulking Kitchen and Bathroom Aerators Duct Sealing 35
45. Who Can Participate? Individually metered residential customers of Dominion East Ohio with an active account. Customers who live in: Single family homes Duplex/Townhomes/Condos Mobile Homes Apartments Renters are eligible with written landlord permission. 38

Some studies show up to 30% lower operating costssurveyed 154 buildings under CBRE’s management, totaling more than 51.6 million square feet and housing 3,000 tenants in ten markets across the U.S. green building as those with LEED certification at any level or those that bear the EPA ENERGY STAR ® label. All of the ENERGY STAR ® buildings in the survey group had been awarded that label since 2008. Most of the buildings included in the research had also adopted other sustainable practices like recycling, green cleaning and water conservation. The survey also indicated that 18% of tenants are willing to pay more for green space, and that tenants believe healthy indoor environments positively impact staff retention (61%) and client image (70%). Additionally, 71% of respondents felt that green lease provisions are increasingly important. According to the study, each additional point of ENERGY STAR ® rating saved 0.8-1.0% in electricity and separate metering yielded a 21% energy savings, more than any other factor.
