30. Underlying principles
• Leasehold of 150 years
• Peppercorn rent
• 4,000 capacity stadium
• Sole ownership
• All revenue to LFC
• Managed by LFC
• User agreements
• Revenue stream
31. www.warwickdc.gov.uk | 26/01/2018
Community & Economic Impact
Deliver new community facilities – schools, nursery, shops, sports/leisure facilities, community
centre
Enhancement to existing facilities – secondary school inc 6th form, sports/leisure facility
LFC will be able to run more teams and increase participation for children; wider community
sports activities; increased health promotion related activities
Athletics clubs will also be able to do more especially schools’ participation
Significant volunteer input = significant social value
Development will increase opportunities for business growth and job creation
Another underlying principle is community and economic impact
32. www.warwickdc.gov.uk | 26/01/2018
The Community Stadium has been a strategic priority for the Council for a number of years.
• The Stadium will anchor a new quarter based on education, sport and leisure
• Housing and commercial enabling development
• It will provide a new home for Leamington Football Club, and it will enable the Council to
build a Gypsy and Traveller site on the Club’s existing ground
• Pitch to be all weather to allow for community use
• Other facilities to be accessible to the community

5. Community Stadium
• LFC – lost ground in late 1980s to development
• LFC – started again on Harbury Lane in 2000 from bottom of Football League
pyramid which has served them well but now it is problematic
• Site is too distant for frequent community use which limits ability to generate
income from non match sources and in turn reduces ability of LFC to reinvest
• LFC approached WDC to find another site
• Have looked at all WDC holdings - nothing suitable
• Identified Europa Way area
• Identified site in Local Plan
• Negotiated land purchase from WCC
• Able to sell some land to pay for it
• Bought Farmhouse
• Have land to sell to enable the Stadium
• Undertook procurement exercise to
gain private sector investment
34. www.warwickdc.gov.uk | 26/01/2018

(80 homes) around the stadium.
www.warwickdc.gov.uk | 26/01/2018
5. Enabling Development
• 2 blocks of homes to the north of the
Stadium
• 2 blocks at either end of the Stadium
with
• Retail/commercial on ground floor
• Residential on three floors above
• 40% affordable housing

• Car parking for stadium via Technology
Park; Myton Fields; Park and Ride
