Parkstad Kop van Zuid Rotterdam
In close collaboration with the
                 municipality of Rotterdam a new
                 urban development plan was
designed for the southern part of the
Kop van Zuid area in Rotterdam. The
area is designated as ParkStad (Park
City) because the housing quality will
be greatly determined by the future
                 central park.

Unlike the northern part of the
                 Southbank area where the qualitie
                 was ‘automatically’ raised by the
existing docks and the river, a
                 high-quality environment needs
to be reinvented here. This plan fits
                 the previously relatively isolated
residential areas of the south of
Rotterdam and the new districts of
Kop van Zuid together. Building a
new third city bridge makes way for
                 acompact public transportation hub
                 that connects the railway station
‘Zuid’ to the urban network of tram
                 lines. Various infrastructural lines
in the area like the river dyke, the
                 railway line Rotterdam-Dordrecht
and the various city roads are
                 intelligently intertwined so that
                 new opportunities are created to
connect the area to the surrounding
                 residential areas and the river.

The plan ParkStad is a strong impulse
for the urban renewal on the south
shore, creating a series of city parks
with a new orientation of Rotterdam
                 South towards the Maas river.

180 gross ha of new regional industrial area in a rural surrounding

Regional Industrial Area Hoeksche Waard
Rural surroundings
Commisioned by the province of South-Holland we have performed a
study on the possible development of a new industrial site of 180 ha in
the rural area of the Hoeksche Waard, just south of Rotterdam.
The planning area largely coincides with the search area for open
water storage and peak storage. Along with green structure, water is a
powerful design tool to further shape the landscape. Water can be used
as the element that either defines the edges of the industrial area or a
large central element in the area. In designing the edges of the area one
must choose to either mask or manifest the new industrie. We believe
that in either case the connection of the area with the existing rural
landscape should be explicit. The water, as well as elements such as
hedges, dykes and rows of trees, can bind the highly differentiated, large
buildings together and provide the entire industrial area with a clear
                                context.

                                Net gross ratio
Within the program of the gross180 ha for the new business there is
certain amount of net allocable lots. The remaining space, required for
infrastructure, landscaping and water retention, is usually not sold or let
out and remains under the management of municipality or industrial
community. It is this structure, or spatial framework, that defines the
quality and appearance of the entire site. The site will greatly gain in
quality if a solid and robust main structure can be put down. Thus this
space is put to use to comprise aa clear and comprehensive green
structure, centrally placed in the area. The infrastructure is bound
together with this central axis, while the industrial plot are compressed
into highly efficinet working islands, surrounded by green edges.

Hoogeland Naaldwijk
Based on an existing image-quality and zoning
plan KOW was asked by by developer Ceres to
make a financially feasible plan that answers
to the stated preconditions. Ceres requires a
high percentage of social housing (20-30%).
Also the high costs of acquiring the former
greenhouse soil conduct pressure on the plan.
Therefore the result is a dwelling scheme with
Eastern entrance a fairly high density (40 dwellings per hectare). Location in larger context dwelling quarters

                   The design
Centrally placed in the plan is the central
canal which divides the western part of the
area into two long parts that recall the rural
landscape that characterizes the region. This
central axis is further accentuated by a solid
strip of apartments with terraces directly
on the water. The elongated character is
islands
strongly pronounced by long green lines., In
the southern part these lines are only briefly
interrupted by a green playground. In the
northern part the interruption is formed by
free plots and townhouses around a former Hoofentree met groene begeleiding
                                                                                                                                        Groene laan

access path to the gardeners houses, of which Parkstrook
                                                                                                                                        Groene ruimte

two remain. The watercourse ends in the Green structure and tree plan
central park, flanked by urban villas rising five
to seven layers. These in turn highlight the
central green axis north-south direction. On
Central canal
the east side the plan debouches in court-like
islands, which reflect the individual lots of the
                   former gardeners.

Despite the high density of the plan, the
green lines, differentiated architecture and the
various open spaces and water provide a clear
setup and a diverse living environment.
Building was commenced in mid 2011. ETW met verzamelfunctie

  • 9. In close collaboration with the municipality of Rotterdam a new urban development plan was designed for the southern part of the Kop van Zuid area in Rotterdam. The area is designated as ParkStad (Park City) because the housing quality will be greatly determined by the future central park. Unlike the northern part of the Southbank area where the qualitie was ‘automatically’ raised by the existing docks and the river, a high-quality environment needs to be reinvented here. This plan fits the previously relatively isolated residential areas of the south of Rotterdam and the new districts of Kop van Zuid together. Building a new third city bridge makes way for acompact public transportation hub that connects the railway station ‘Zuid’ to the urban network of tram lines. Various infrastructural lines in the area like the river dyke, the railway line Rotterdam-Dordrecht and the various city roads are intelligently intertwined so that new opportunities are created to connect the area to the surrounding residential areas and the river. The plan ParkStad is a strong impulse for the urban renewal on the south shore, creating a series of city parks with a new orientation of Rotterdam South towards the Maas river. • 10. KAAP3 ontwerpbureau - Rotterdam Urban plan, MER-procedures en Image quality plan 180 gross ha of new regional industrial area in a rural surrounding client: Province of South-Holland 2004 - 2006 design & design engineering Regional Industrial Area Hoeksche Waard
  • 11. Rural surroundings Commisioned by the province of South-Holland we have performed a study on the possible development of a new industrial site of 180 ha in the rural area of the Hoeksche Waard, just south of Rotterdam. The planning area largely coincides with the search area for open water storage and peak storage. Along with green structure, water is a powerful design tool to further shape the landscape. Water can be used as the element that either defines the edges of the industrial area or a large central element in the area. In designing the edges of the area one must choose to either mask or manifest the new industrie. We believe that in either case the connection of the area with the existing rural landscape should be explicit. The water, as well as elements such as hedges, dykes and rows of trees, can bind the highly differentiated, large buildings together and provide the entire industrial area with a clear context. Net gross ratio Within the program of the gross180 ha for the new business there is certain amount of net allocable lots. The remaining space, required for infrastructure, landscaping and water retention, is usually not sold or let out and remains under the management of municipality or industrial community. It is this structure, or spatial framework, that defines the quality and appearance of the entire site. The site will greatly gain in quality if a solid and robust main structure can be put down. Thus this space is put to use to comprise aa clear and comprehensive green structure, centrally placed in the area. The infrastructure is bound together with this central axis, while the industrial plot are compressed into highly efficinet working islands, surrounded by green edges. • 17. Based on an existing image-quality and zoning plan KOW was asked by by developer Ceres to make a financially feasible plan that answers to the stated preconditions. Ceres requires a high percentage of social housing (20-30%). Also the high costs of acquiring the former greenhouse soil conduct pressure on the plan. Therefore the result is a dwelling scheme with Eastern entrance a fairly high density (40 dwellings per hectare). Location in larger context dwelling quarters The design Centrally placed in the plan is the central canal which divides the western part of the area into two long parts that recall the rural landscape that characterizes the region. This central axis is further accentuated by a solid strip of apartments with terraces directly on the water. The elongated character is islands strongly pronounced by long green lines., In the southern part these lines are only briefly interrupted by a green playground. In the northern part the interruption is formed by free plots and townhouses around a former Hoofentree met groene begeleiding Groene laan access path to the gardeners houses, of which Parkstrook Groene ruimte two remain. The watercourse ends in the Green structure and tree plan central park, flanked by urban villas rising five to seven layers. These in turn highlight the central green axis north-south direction. On Central canal the east side the plan debouches in court-like islands, which reflect the individual lots of the former gardeners. Despite the high density of the plan, the green lines, differentiated architecture and the various open spaces and water provide a clear setup and a diverse living environment. Building was commenced in mid 2011.
