The document describes a design competition organized by the Scottsdale Museum of Contemporary Art called "Flip a Strip" that asked participants to redesign small-scale strip shopping centers. 95 teams from 46 cities and 6 countries submitted proposals. 25 finalist projects will be exhibited at the museum from October 4, 2008 to January 18, 2009. 1. SF Prize parcels M&N
Design Statement
Parcels M & N are special sites…their curious site dimensions and physical prominence within the community make them billboards for “fast paced
living”. The challenge is to design livable units that not only add to the Hayes Valley community but foster connections between the Octavia
Street intervention and the existing delicate fabric of buildings, despite meager site dimensions.
Successful urban living is, in large measure, connected to the neighboring “streetscape experience” that dwellers and visitors navigate daily. So-
cially viable and vital streets are “protected” by the neighborhood. This proposal envisions residential entrances on all streets extending “pride of
ownership” or sense of belonging to all edges. Traditional walk-ups to 1 BR flats occur adjacent to neighbors on Fell, Oak and both sides of Hicko-
ry. This strengthens the feeling of community and its safety. Along Octavia Boulevard the 120’ blocks are each divided into two parts by “garden
portals” providing access to the upper 2 BR loft units. This 18’ wide open space gives a proper cadence to the elevations fronting Octavia Boule-
vard and provides light and air to the existing neighbors back and side yards. This respite, an “eddy” between buildings provides a small space to
“see and be seen” while encouraging social interaction at the street.
Between residential entrances the ground floor is in-filled with four 6,800 SF retail spaces that boast incredible pedestrian and vehicular expo-
sure. Within each block the retail spaces can be connected at the rear of the site under the stairs. Retailers should be encouraged to spill out into
the sidewalk for café seating especially near mid block.
The units are open planned, light filled and not for the introvert…considering the amount of window line. The second level 1 BR flats are 600 SF
with individual entrances from the street. The upper two bedroom loft units have two living levels within 1,100 SF plus fully accessible roofs with
planted gardens and terraced spaces. The terrace pergola is designed to support a glazed photovoltaic array harvesting light energy and collect-
ing water for the garden and grey water.
The elevations are simple abstractions highlighting vertical circulation and louvered sun control. The façade rhythm of 10 foot modulations is
fine grained to fit with the refined scale prevalent within the neighborhood. Balconies extend the lively animated character of the street to the
façade for all to enjoy!

SMoCA announces finalists and exhibitors for “Flip a Strip,”
a national architectural design competition
Exhibition opening and announcement of award winners: October 4, 2008
“Flip a Strip,” a design competition organized by the Scottsdale Museum of Contemporary Art [SMoCA], generated 95 completed submissions, from archi-
tectural teams in 46 cities and six countries. This innovative project intends to inspire creative, new visions for the renovation of the small-scale strip shop-
ping plazas that line the streets of this metropolitan area—and virtually every suburban zone in the country. Finalists in the competition will be featured in
an exhibition at SMoCA from the evening of October 4, 2008 – January 18, 2009.
The competition was a hybrid, both a national open call and an invitation to fifteen diverse firms. Participants were invited to select one of three typical
strip-mall sites, (submitted by the city planners of Scottsdale, Phoenix and Tempe) to re-think and re-design. Projects were juried in a two-stage process.
Proposals first underwent a technical review by local experts, followed by a rigorous design review by a prestigious architectural jury. Aaron Betsky, direc-
tor, Cincinnati Art Museum, and former director of the Netherlands Architecture Institute, Rotterdam; Julie Eizenberg, Konig Eizenberg Architecture, Santa
Monica, California; Merrill Elam, Mack Scogin Merrill Elam Architects, Atlanta; Richard E. Eribes, former dean of the College of Architecture, Planning and
Landscape Architecture at the University of Arizona, Tucson, and founding director of the Center for Urban Studies at Arizona State University, Tempe; and
Grady Gammage, Jr., partner, Gammage & Burnham, Phoenix, an expert in land-use regulation, senior research fellow at the Morrison Institute for Public
Policy and adjunct professor at the College of Architecture and Environmental Design, Arizona State University, Tempe, comprised the Design Jury.
