About Us		 We buy single  and multi-family units in the Jacksonville, FL area. We believe that Real Estate should be apart of every healthy investment portfolio.  We acquire, rehab and manage all of our rentals units.  In the past 8 years we have managed and or rehabbed over 25 units in Florida.    I hope to share ideas about Real Estate investing with my family , friends and colleagues.
Real Estate Investment Strategies Flipping Flipping is a term used primarily to describe practice of buying an asset and quickly reselling (or "flipping") it for profit  Before the Real Estate bubble of a few years ago this investment style was very lucrative.   Investors would buy properties for pennies on the dollar  do minor repairs  and sell for immediate profits Benefits Immediate Profit No property Management needed
Why Real Estate ? Rentals Real Estate investors that buy rental units look for immediate cashflow and long term appreciation. Benefits Favorable tax treatment Depreciation Appreciation Immediate income
Why not use banks? Banks move slowly  Our sellers need to move quickly This is a very competitive market Access to cash allows us to buy quickly and at a discount Banks will not lend money in certain situations e.g. No carpet or no A/C = No Loan

Private Mortgage Program	 We use our marketing program to get potential sellers to call us. We negotiate to buy a house that is typically in need of major repair work. At closing we borrow from private investor(s) to purchase the property. Private investors own the mortgage and get full insurance coverage as security We make payments to you on the scheduled dates
Private Mortgage ProgramGuidelines – 1st Mortgage Program 1st Mortgage Program $5,000  minimum investment Up to 75% Loan to value 10 % Interest Numerous payment Options (monthly, quarterly etc) Length of loan (5 or more years)

Self Directed IRA You can use your self Directed IRA to invest in Real Estate Mortgages Tax Free. If you have a 401k from a previous employer you may be able to convert your retirement savings into a Self Directed IRA and grow your earnings Tax Free. Private Mortgage ProgramRehab (Private Hardmoney) Private Hardmoney $10,000 minimum investment 12% -18% interest for the length of property rehab (usually 3 – 4 months) All rehab Private money loans convert to the 1st mortgage program after the property is completely rehabbed.
Payment Options	 You get 10% interest on your investment capital 	(12% to 18% if you choose the private hardmoney) We can pay you any of the following ways: Monthly Quarterly Semi-annually Annual
Follow the Money Money invested in banks will carry 4.7% ($470 per year for every $10,000) Our Program will yield 10% ($1,000 per year for every $10,000)
Example For $10,000 Investment:	 A CD paying 3.7% will grow to $11,850 in 60 months (5years) A real estate note paying 12% will grow to $16,900 in the same 60 months (5years) That’s a gain of $6,000 Or a 324% greater return on your investment And it is secured with real estate – the safest place to put your money
Our Typical Property	 Average Purchase Price is between $5,000 to $60,000 Duval or Clay County Repair Cost between $8,000 - $25,000 Time to renovate or sell is less than 90 days House will rent for $450 - $850 per month
How Do We Protect you The Investor? We Secure your Private Mortgage. You become the bank.  You will receive  A Promissory note from the closing attorney from The Listing Spot LLC A first mortgage recorded with the local county clerk of courts office.   This instrument tells the world that you have a 1st position lien against the property.  Certificate of insurance naming you as additional insured
How We Protect Your Principal? 1st Mortgage Program- we never borrow more than 75% Loan-to-Value We create additional cushion by building in equity by rehabbing the property ($8,000-35,000) We aggressively manage our properties to make sure tenants pay on time and maximize the property value

  • 2. About Us We buy single and multi-family units in the Jacksonville, FL area. We believe that Real Estate should be apart of every healthy investment portfolio. We acquire, rehab and manage all of our rentals units. In the past 8 years we have managed and or rehabbed over 25 units in Florida. I hope to share ideas about Real Estate investing with my family , friends and colleagues.

Real Estate Investment Strategies Flipping Flipping is a term used primarily to describe practice of buying an asset and quickly reselling (or "flipping") it for profit Before the Real Estate bubble of a few years ago this investment style was very lucrative. Investors would buy properties for pennies on the dollar do minor repairs and sell for immediate profits Benefits Immediate Profit No property Management needed
  • 4. Why Real Estate ? Rentals Real Estate investors that buy rental units look for immediate cashflow and long term appreciation. Benefits Favorable tax treatment Depreciation Appreciation Immediate income
  • 5. Why not use banks? Banks move slowly Our sellers need to move quickly This is a very competitive market Access to cash allows us to buy quickly and at a discount Banks will not lend money in certain situations e.g. No carpet or no A/C = No Loan

  • 7. Private Mortgage Program We use our marketing program to get potential sellers to call us. We negotiate to buy a house that is typically in need of major repair work. At closing we borrow from private investor(s) to purchase the property. Private investors own the mortgage and get full insurance coverage as security We make payments to you on the scheduled dates
  • 8. Private Mortgage ProgramGuidelines – 1st Mortgage Program 1st Mortgage Program $5,000 minimum investment Up to 75% Loan to value 10 % Interest Numerous payment Options (monthly, quarterly etc) Length of loan (5 or more years)

  • 10. Self Directed IRA You can use your self Directed IRA to invest in Real Estate Mortgages Tax Free.   • 11. Private Mortgage ProgramRehab (Private Hardmoney) Private Hardmoney $10,000 minimum investment 12% -18% interest for the length of property rehab (usually 3 – 4 months) All rehab Private money loans convert to the 1st mortgage program after the property is completely rehabbed.
  • 12. Payment Options You get 10% interest on your investment capital (12% to 18% if you choose the private hardmoney) We can pay you any of the following ways: Monthly Quarterly Semi-annually Annual
  • 13. Follow the Money Money invested in banks will carry 4.7% ($470 per year for every $10,000) Our Program will yield 10% ($1,000 per year for every $10,000)
  • 14. Example For $10,000 Investment: A CD paying 3.7% will grow to $11,850 in 60 months (5years) A real estate note paying 12% will grow to $16,900 in the same 60 months (5years) That’s a gain of $6,000 Or a 324% greater return on your investment And it is secured with real estate – the safest place to put your money
  • 15. Our Typical Property Average Purchase Price is between $5,000 to $60,000 Duval or Clay County Repair Cost between $8,000 - $25,000 Time to renovate or sell is less than 90 days House will rent for $450 - $850 per month
  • 16. How Do We Protect you The Investor? We Secure your Private Mortgage. You become the bank. You will receive A Promissory note from the closing attorney from The Listing Spot LLC A first mortgage recorded with the local county clerk of courts office. This instrument tells the world that you have a 1st position lien against the property. Certificate of insurance naming you as additional insured
  • 17. How We Protect Your Principal? 1st Mortgage Program- we never borrow more than 75% Loan-to-Value We create additional cushion by building in equity by rehabbing the property ($8,000-35,000) We aggressively manage our properties to make sure tenants pay on time and maximize the property value
