1.0 An Irish Pub for Sale
The Celtic Inn, a vibrant and successful Irish Pub in Schönenberg-Kübelberg, Germany is now

Schönenberg-Kübelberg is ideal for children with many schools, playgrounds, clubs and

environment.

2.0 Bar and Restaurant Areas
The bar and restaurant areas benefited from a major refurbishment program in 2005 and
features new windows and doors, electrical re-wiring and new gas heating. The restaurant
comfortably seats 80-100 and has the space for significantly more patrons for live music events
etc.

Non-slip floor tiles have been used in all public areas.

Bar Facilities

The modern, well stocked bar at the Celtic Inn has all the local favourites and, of course, draught
and bottled Guinness! The bar also stocks an extensive range of Irish Whiskey.



3.0 Kitchen Area
In addition to the bar and restaurant areas the kitchen area was also refurbished in 2005 and
included the addition of a separate food preparation room.



The kitchen features a gas cooker with six rings and an extra large oven. A large fridge, freezer
and an eighty second cycle dishwasher have also been installed.



Storage areas can be accessed from the food preparation room.

4.0 Beer Garden
We opened our spacious beer garden in 2008, constructed with sandstone, which features a
BBQ section, raised seating platforms and romantic alcoves. Rose beds have also been planted
to augment to overall aesthetic of the beer garden.



Children are always welcome at Celtic Inn and our safe beer garden, at the rear of the premises,
with its children's play area is ideal for families. We also offer a children's menu.



5.0 Food and Menus
The Celtic Inn offers various bar food menus including popular autumn/winter and summer
variations. A large varied breakfast menu is available Monday through Friday with breakfast
available all day Saturday. We offer our special Celtic Breakfast Buffet on Sundays.

6.0 Live Music
Live music always draws the crowds to the Celtic Inn on Friday nights at 9 and to the beer
garden on Sundays between 5 and 8. Local, contemporary acts such as the Pretty Aunts and
Duo White Strings have featured at the Celtic Inn along with more traditional acts such as Gypsy
Dave and Mike O’Donoghue.



7.0 Catchment Area
The Celtic Inn is situated in the middle of a large catchment area between the cities of
Kaiserslautern and Zweibrücken. The large, adjacent population presents numerous
opportunities for further growth and expansion at the Celtic Inn.

Kaiserslautern

Kaiserslautern is home to around 100,000 people. In the city and its surrounding district live an
additional 50,000 NATO military personnel members (mainly US), who often call the city K-Town,
and contribute approximately $1 billion annually to the local economy. 38km from the Celtic Inn.

Zweibrücken

Zweibrücken has a population of approximately 35,000 people. Zweibrücken is a transportation
centre and has ironworks, steelworks, and factories that produce leather goods, wood products,
machines, and textiles. 30km from the Celtic Inn.

Ramstein-Miesenbach

Within easy reach of the Celtic Inn the Ramstein Air Base is located in Ramstein-Miesenbach
and is the home of the Headquarters of the US Air Force in Europe. There are some 8,200
military personnel stationed at Ramstein along with approximately 15,000 family members. 24km
from the Celtic Inn.

Saarbrücken

Saarbrücken is the capital of the state of Saarland in Germany. The city sits at the heart of a
metropolitan area contains a population of over 180,000. 42km from the Celtic Inn.

Homburg

Homburg is an important industrial centre specialising in the production of motor-vehicle parts.
Other economic activities include brewing and retail and providing administrative services for the
surrounding region. It has a population of around 45,000 and is located 14km from the Celtic Inn.

The Celtic Inn provides excellent accommodation options for owner/occupiers. Three individual
apartments, totalling approximately 155 square metres, have all been modernised including new
hardwood floors, bathrooms, gas central heating etc.

9.0 Promotional Activities
Regularly scheduled promotional events are important for any pub and the Celtic Inn is no
exception. In addition to our programme of live music events and seasonal food menus we have
developed a unique promotional event which we call ‘Guest Cook Night’. We invite applications
from hobby cooks who are responsible for preparing a menu and we help cost the ingredients.

The cook must bring along between 15-25 guests on the night and our staff assist with cooking
and serving. We take care of the clean-up leaving the guest cook free to enjoy the plaudits!
Since its introduction the Guest Cook Night has quickly become one of the most popular
promotional events at the Celtic Inn.

10.0 Schönenberg/Kübelberg
The Celtic Inn is located in Schönenberg/Kübelberg, a municipality in the district of Kusel close to
the cities of Kaiserslautern and Zweibrücken. The town has a population of approximately 6,000
people and has everything a family could wish for i.e. schools, churches, shops and
supermarkets.

Local Activities

There are many local clubs available for all ages including soccer, cycling, walking, music and
dance etc.

Local Amenities

Schönenberg/Kübelberg is located adjacent to the holiday region of Lake Ohmbach and Glan
Valley. This picturesque area enjoys a unique atmosphere thanks to the neighbouring forest hills,
peaceful slopes, lush meadows, romantic valleys and lakes as well as the natural charm of the
local people. For the more active the region offers a great variety of things to do and see...

The largest outlet shopping mall in Germany can also be found in Zweibrücken.

Kaiserslautern

Schoenenberg-Kuebelberg 430 km from the Celtic Inn, Kaiserslautern is a city of many different
faces, a city of technology, a green city, a cultural city, a shopping city, a university city and of
course as a soccer city.

The Kaiserbrunnen on the Mainzer Gate is a popular attraction for tourists and people interested
in architecture as well as for children.
