Aim
The purposes of this interview areto know the role ofa Quantity
Surveyorin a construction site. It introduces the scope of work handled
by Quantity Surveyor in construction with regards to their responsibility
and duties in completing a construction project. During the interview, I
learnt the need of compliance to particular requirements in obtaining
authority approval. Besides that, I asked about the advantages of
having a Quantity Surveyor on site and the disadvantages of not having
a Quantity Surveyor on site. By the answers given by the Quantity
Surveyor Firm, I get to conclude myself that Quantity Surveyor is an
important role in a construction project. At the end of the interview, we
gain the ability to document their observations and research as well as
to communicate their findings.

We called up the Quantity Surveyor Firm to make an
appointment regarding on our assisgnment.
Group Leader had divided every members works and
must be completed before the interview date.
On 1st June 2012, members in my group are required to
be in campus by 12pm. We took Taylor's bus since the
place is close by, around ss15.
We had arrived and met the Quantity Surveyor. He
brings us to look around.
We started our interview with the Quantity Surveyor
and completed our task at 4pm.

1. What is the work involved? It is about the 5 distinct stages as
you mentioned, Preliminary Stage, Detailed Design Stage,
Tender Stage, Construction Stage, Post- Construction Stage,
can you briefly explain all the stages?
2. Can you tell us the process of getting plan approval, is there
any problems encountered? Any amendments to the original
submission as per request by authority?
3. We know that you are required to send in a proposal about
the constructions costs, constructions materials and labour
activities on particular project in order to get a contract
approval from the authority, can you elaborate in details of
this proposal?
4. As a quantity surveyor, how frequent does you carry out site
inspection to check the work process?
5. After site inspection, do you report the work process to
Project Manager or Project Director? What does the report is
all about, can you specify it?
6. Does a quantity surveyor important in a construction? What
are the advantages for having a quantity surveyor and the

What is the work involved? It is about the 5 distinct
stages as you mentioned, Preliminary Stage, Detailed
Design Stage, Tender Stage, Construction Stage, Post-
Construction Stage, can you briefly explain all the
stages?
A Quantity Surveyormanages all costs relating to building and civil engineering
projects, from the initial calculations to the final figures. Surveyors seek to
minimize the costs of a project and enhance value for money, while still achieving
the required standards and quality. Many of these are specified by statutory
building regulations, which the surveyor needs to understand and adhere.
A Quantity Surveyormay work for either the client or the contractor, working in
an office or on-site. They are involved in a project from the start, preparing
estimates and costs of the work. When the projectis in progress, quantity
surveyors help other parties in the construction site.The title of the job may also
be referred to as a construction cost consultant or commercial manager.
Preliminary Stage or Early Stage is a phase of the starting of all construction. An
example would be planning. What to do? How to do? When to do? The whole
team of construction will come. Architect, Consultant Manager, Quantity
Surveyor, and many more will have a brainstorming session.
Tender Stage is a phase of tendering which involves firstly through a competitive
exercise based on outline pricing and quality the identification of a preferred
contracting organization; the second stage includes negotiation and working with
the preferred contractor in order to arrive at a final price for the scheme.

Detailed Design Stage is a phase when all building construction projects include
some elements in common – design, financial, estimating and legal
considerations. Many projects of varying sizes reach undesirable end results, such
as structural collapse, cost overruns, or litigation reason; those with experience in
the field make detailed plans and maintain careful oversight during the project to
ensure a positive outcome.
Construction stage is a phase is a specific period, stipulated in a contract is the
beginning from the date stated in the notice to proceed during which the
contractor must complete construction, subject to the conditions of the contract.
Post-construction stage is a phase of the construction; analyses arecarried out for
the construction stage loads as well as other general loads,response spectrum,
etc.
Can you tell us the process of getting plan approval, is
there any problems encountered? Any amendments to
the original submission as per request by authority?
A contractor's Quantity Surveyor is responsible for the performance of operations
that mirror those of the owner's Quantity Surveyor; for example, the
measurement and pricing of construction work, but specifically that actually
performed by the contractor and the contractor's subcontractors, as opposed to
the construction work described and measured in the construction contract
between the owner and the contractor. Such a difference in quantity of work may
arise from changes required by an owner, or by an architect or engineer on an
owner's behalf.

We know that you are required to send in a proposal
about the constructions costs, constructions materials
and labour activities on particular project in order to
get a contract approval from the authority, can you
elaborate in details of this proposal?
Planning and monitoring of each activity, Preparation of Cash Flow for every
month Billing, Co-coordinating with the site engineers to achieve the planned
cash flow for inter payment certificate, Estimation of all the Bill of Quantities with
the GFC drawings, preparation of Variation, Monthly Billing, Preparation of
Monthly Progress Report, Updating Drawing schedule, Material approval list,
material stock details, follow up with the client towards Billing etc.Supervision
and quantity finalization of subcontractor’s bills.As per contract – preparation of
claims, price variation and extra items.Project planning, scheduling, cost
estimation, cost control & day today monitoring.Quantity Surveyor with monthly
billing and preparation of Progress Report.
As a quantity surveyor, how frequent does you carry
out site inspection to check the work process?
It's all depends on the construction and the schedule for one contract. As long as
we ensure that the project adheres to local and national regulations. During the
pre-construction, the responsibilities are to make sure the project adheres to
local and national tax laws. Insurance is another aspect of the project. Insurance
claims and cost of replacement are dealt with by the Quantity Surveyor. Valuable
and accurate estimates of damages and costs of destroyed or damaged goods are
also provided.

After site inspection, do you report the work process
to Project Manager or Project Director? What does the
report is all about, can you specify it?
We usually provide advice in decision making processes throughout the project
management from start to finish. So, we usually have to report about price
analysis, work items and quantity from up to date.
Does a quantity surveyor important in a construction?
What are the advantages for having a quantity
surveyor and the disadvantages for not having a
quantity surveyor?
Of cause they do. Without us, the team is not complete. Without us, there isn't
anybody doing the calculation and the precaution for the construction.
The advantages would be we can keep our financial keep in check and to prevent
financial crisis occurs. We also ensure that the resources of the construction
industry are utilized to the best advantage of society by providing,inter alia,the
financial management for projects and a cost consultancy service to theclient and
designer during the whole construction process.
The disadvantages would be the calculation is in our hands. If we calculate wrong,
it might take money and time or even lives. That's why if you are not good in
math or not confident in your calculation, don't do this firm.

The responsibilities of a Quantity Surveyor:
 carrying out initial feasibility studies, to assess costs and materials and
estimate the amount of time needed for a project to be complete
 ensuring that materials to be used during construction match up to
environmental guidelines
 negotiating costs and working with vendors to draw up bids for contracts
 monitoring the construction of a building project to ensure costs and
materials are in line with the initial assessment
 updating the client on the progress of the project, with particular reference
to financial matters
 staying up-to-date on new standards in construction, property and
surveying
 preparing and maintaining financial records

Quantity Surveyors estimate and manage the cost of construction
projects. Their responsibilities begin at the planning stage and continue
through the construction period. First, they interpret architectural or
engineering drawings and specifications to calculate project costs.
During the building stage, they monitor expenses and check on any
changes in design to see whether the cost will be affected. They also
provide monthly cash-flow forecasts to their client and may organize
the amount and timing of payments to contractors. Quantity Surveyors
work in partnership with architects, engineers, builders, contractors,
suppliers and project owners.
Students who are going to advance into Quantity Surveyor, it helps
students to work as a team to finish up a given project. Besides that, it
brings understanding of a construction process, on the way we
interview a profession and documentation of proposal.

It introduces the scope of work handled by Quantity Surveyor in construction with regards to their responsibility and duties in completing a construction project. During the interview, I learnt the need of compliance to particular requirements in obtaining authority approval. Besides that, I asked about the advantages of having a Quantity Surveyor on site and the disadvantages of not having a Quantity Surveyor on site. By the answers given by the Quantity Surveyor Firm, I get to conclude myself that Quantity Surveyor is an important role in a construction project. A Quantity Surveyormanages all costs relating to building and civil engineering projects, from the initial calculations to the final figures. Surveyors seek to minimize the costs of a project and enhance value for money, while still achieving the required standards and quality. Many of these are specified by statutory building regulations, which the surveyor needs to understand and adhere. A Quantity Surveyormay work for either the client or the contractor, working in an office or on-site. They are involved in a project from the start, preparing estimates and costs of the work. When the projectis in progress, quantity surveyors help other parties in the construction site.The title of the job may also be referred to as a construction cost consultant or commercial manager. Preliminary Stage or Early Stage is a phase of the starting of all construction. An example would be planning. What to do? How to do? When to do? The whole team of construction will come. Architect, Consultant Manager, Quantity Surveyor, and many more will have a brainstorming session. Tender Stage is a phase of tendering which involves firstly through a competitive exercise based on outline pricing and quality the identification of a preferred contracting organization; the second stage includes negotiation and working with the preferred contractor in order to arrive at a final price for the scheme. Many projects of varying sizes reach undesirable end results, such as structural collapse, cost overruns, or litigation reason; those with experience in the field make detailed plans and maintain careful oversight during the project to ensure a positive outcome. Construction stage is a phase is a specific period, stipulated in a contract is the beginning from the date stated in the notice to proceed during which the contractor must complete construction, subject to the conditions of the contract. Post-construction stage is a phase of the construction; analyses arecarried out for the construction stage loads as well as other general loads,response spectrum, etc. Can you tell us the process of getting plan approval, is there any problems encountered? A contractor's Quantity Surveyor is responsible for the performance of operations that mirror those of the owner's Quantity Surveyor; for example, the measurement and pricing of construction work, but specifically that actually performed by the contractor and the contractor's subcontractors, as opposed to the construction work described and measured in the construction contract between the owner and the contractor. Such a difference in quantity of work may arise from changes required by an owner, or by an architect or engineer on an owner's behalf.

Planning and monitoring of each activity, Preparation of Cash Flow for every month Billing, Co-coordinating with the site engineers to achieve the planned cash flow for inter payment certificate, Estimation of all the Bill of Quantities with the GFC drawings, preparation of Variation, Monthly Billing, Preparation of Monthly Progress Report, Updating Drawing schedule, Material approval list, material stock details, follow up with the client towards Billing etc.Supervision and quantity finalization of subcontractor’s bills.As per contract – preparation of claims, price variation and extra items.Project planning, scheduling, cost estimation, cost control & day today monitoring.Quantity Surveyor with monthly billing and preparation of Progress Report. As a quantity surveyor, how frequent does you carry out site inspection to check the work process? It's all depends on the construction and the schedule for one contract. As long as we ensure that the project adheres to local and national regulations. During the pre-construction, the responsibilities are to make sure the project adheres to local and national tax laws. Insurance is another aspect of the project. Insurance claims and cost of replacement are dealt with by the Quantity Surveyor. Valuable and accurate estimates of damages and costs of destroyed or damaged goods are also provided.

What does the report is all about, can you specify it? We usually provide advice in decision making processes throughout the project management from start to finish. So, we usually have to report about price analysis, work items and quantity from up to date. Does a quantity surveyor important in a construction? What are the advantages for having a quantity surveyor and the disadvantages for not having a quantity surveyor? Of cause they do. Without us, the team is not complete. Without us, there isn't anybody doing the calculation and the precaution for the construction. The advantages would be we can keep our financial keep in check and to prevent financial crisis occurs. We also ensure that the resources of the construction industry are utilized to the best advantage of society by providing,inter alia,the financial management for projects and a cost consultancy service to theclient and designer during the whole construction process. The disadvantages would be the calculation is in our hands. If we calculate wrong, it might take money and time or even lives. That's why if you are not good in math or not confident in your calculation, don't do this firm.

Their responsibilities begin at the planning stage and continue through the construction period. First, they interpret architectural or engineering drawings and specifications to calculate project costs. During the building stage, they monitor expenses and check on any changes in design to see whether the cost will be affected. They also provide monthly cash-flow forecasts to their client and may organize the amount and timing of payments to contractors. Quantity Surveyors work in partnership with architects, engineers, builders, contractors, suppliers and project owners. Students who are going to advance into Quantity Surveyor, it helps students to work as a team to finish up a given project. Besides that, it brings understanding of a construction process, on the way we interview a profession and documentation of proposal. Conclusion
