Soho Properties was established in early 2004 by Mr. Neil Simmons, formerly with CB Richard Ellis, and Mr. Christopher Heath, who set up V9 Design Build, a successful refurbishment and website design company, and we have quickly grown to become one of the biggest providers of residential services in Bangkok. Our internet site is very successful, and we are placed within the top 3 positions for most key search terms on all major search engines, and we receive over 20,000 visitors each month, which means that we receive a lot of properties from Landlords looking for our help and we now have over 4,000 properties on our database for sale and rent.
Our residential team consists of sales and leasing agents who are all fluent in both Thai and English. Chris and myself are originally from England and we help our residential team according to the customers’ needs. We employ 2 full time photographers and we have pictures of nearly all of the 4,000+ properties on our database, which means that we can send to Michelin staff full details and photographs of a selection of properties for your staff to shortlist, even before the they move to Bangkok. We also employ 2 full time research staff who continually update our database so that we can present to your staff a selection of the best properties currently available.
Our core services are Residential sales and leasing. We do also keep a smaller database of commercial property, retail and office space. We offer a tenancy management service to Landlords, such as those living abroad who need a reliable and trustworthy source in Bangkok, and Land Transactions.
We have 2 sister companies. Serviced Apartment is a wholly-owned subsidiary of Soho Properties Co. Ltd offering on-line booking of serviced apartments in most of the major cities in Asia at discounted rates. Cities include KL, Tokyo, Singapore, Bangkok … We are an authorised agent of over 20 serviced apartments in Bangkok. As such, as part of our Corporate Services, we can offer discounted serviced apartment rates to Michelin for temporary accommodation for your staff when they first arrive in Bangkok. V9 Design was set up by Christopher Heath 5 years ago and specialises in Website design and interior design and building services.

We have assisted a number of known companies and organisations with residential services. Our customers have included a number of Embassies and International Schools. Recently we assisted St. Andrews School, Soi Convent Campus, with finding suitable accommodation for 9 school teachers who all arrived simultaneously. We successfully placed all 9 teachers within 2 days. Knight Frank are the third biggest international real estate service provider in Thailand, but like most large real estate companies they do not specialise in residential, so they outsource their residential services to Soho Properties.
We have over 1,000 privately owned condominium units and over 200 privately owned houses in and around Bangkok on our database currently available for rent. In addition, our research team are continuously updating the availability of units in apartment buildings so that we can offer your staff the best choice.

Our corporate services cover all parts of the relocation process.
To successfully place a customer the most important thing for us to do is to find out as best we can the circumstances of each individual, so that we can match them with the right property that they will be happy to live in. We send to Michelin Staff our Relocation Questionnaire that will ask for details to help us narrow down the search, such as the workplace of your staff and the location of their children’s school. Budget. If required, we can provide information on international schools to assist your staff in deciding where their children should attend school. Also, we have close connections with a number of reputable logistics companies and can provide comparative quotations to your staff and assist them with making the removal arrangements.
After finding out the information we need, we can send to your staff details of apartment units, condominium units, or houses currently available for rent, including photographs of inside the property and of the building facilities (swimming pool, gym, children’s play area etc). We will send a map showing the transport route and distance from place of work/school etc.
Upon arrival, as mentioned we can arrange temporary accommodation in a serviced apartment at discounted rates as we are already a registered agent for a number of serviced apartments in Bangkok. This can include limousine pick-up from the airport if required. Our property agent will chauffer your staff around to the pre-selected properties until a choice is made. We will also give to your staff who are new to Thailand the Soho Properties Welcome Pack
At this stage the staff member has already selected their new home, removals have been arranged and they have moved in. There are a number of other things that your staff member may have to do or want to arrange which we can help with, such as ….
How can we benefit Michelin? As mentioned, by assisting with every step of the relocation, we can take the headaches away from your staff member and they can focus on their job. How do we benefit Michelin, we will provide a Monthly Executive summary each month which will list all of the details of the lease agreement required by your accounts department, such as rent amounts, landlord details, and a written summary of any changes over the last month. This will help your accounts department by providing them with a clear summary each month.
Finally. We can review each lease agreement or provide a standard lease for you to use. To assist with the lease signing process, we will work closely with your legal department/Human resources to find out any special clauses or omissions that are standard for Michelin. We will contact your staff 2 months before their lease expires to find out if they would like to renew the lease agreement (which we will arrange), or move to another location (in which case we will start the home finding process again). When your staff move out, we will arrange a joint inspection of the premises with the landlord to check for any damages, comparing with the hand over list that we prepared at the beginning of the lease term. Most importantly for the company we will follow up for repayment of deposit. All of this information will be summarised in the monthly report.
