Neil DuPree joined the Keyes Company in 1996 after retiring from 20 years as owner-operator

Our Support Staff — The DuPree Team 
Anny Ranaldo, our Listings Manager, joined the 
DuPree Team in 1996. She handles the listing 
process and monitors each property carefully 
along the way. She sets up Realtor showings and 
keeps our Sellers & Relocation Companies up-to-date 
on broker feedback. Anny is always cheerful 
and ready to assist our clients with all their needs. 
Neyda Hughes, is our Client Care specialist and a 
resident of Coral Springs for 12 years. She assists 
in many aspects of satisfying our clients needs 
and in addition she is bi-lingual. She provides 
Realtor® feedback following showings and will 
assist with marketing tasks. Neyda is always

from Colombia but has resided in South Florida 
for the past 18 years. He has a degree in Finance 
from Florida International University and has

Dario Villalba is a licensed REALTOR® and has 
resided in South Florida for the last thirteen 
years. Originally from Argentina, Dario is 
fluent in five languages and has a degree in 
International Business and a degree in Genetic 
Engineering. His real estate expertise specializes 
in everything from foreclosures and short sales 
to market analyses to large-scale investors. 
Dario enjoys time with his family here in Coral 
Springs. 
Jim Howrey, licensed REALTOR, joined Keyes 
in 2005 after a successful 25 year career in 
Information Technology as a Project Manager 
and Director. He is equally comfortable working

The Importance of Strategic Pricing 
Determining the best competitive listing price can be one of the most challenging aspects of selling a 
property. It is also one of the most important. If your property is listed at a price that is above market 
value, you will lose potential buyers. 
As Figure 1 illustrates, more buyers purchase their properties at market value than above market value. 
The percentage increases as the price falls even further below market value. Therefore, by competitively 
pricing your property, you will expose it to a much greater percentage of prospective buyers; thus 
increasing your chances for a sale while also ensuring a final sale price that properly reflects the market 
value of your home. 
Timing is another critical factor to keep in mind when pricing your home. A property attracts the most 
attention, excitement and interest from potential buyers and the real estate community when it is first 
listed on the market. Therefore, your home has the highest chances of selling when it is fresh on the 
market and the price is reasonably established. (See Figure 2)

It is also one of the most important. If your property is listed at a price that is above market value, you will lose potential buyers. As Figure 1 illustrates, more buyers purchase their properties at market value than above market value. The percentage increases as the price falls even further below market value. Timing is another critical factor to keep in mind when pricing your home.
