• By using Lebuh Raya Plus towards
selatan, Bandar Muar is the 2nd exit of the
Johor State.
• From Shah Alam, the time frame for the
journey is around 2hours and a half.
• The main entrance to Muar town is the Jalan
Kesang Bridge that is following to the Jalan
Maharani that also known as “Jalan Satu”

At the entrance of
the Jalan Meriam
is the TM
Point, the cable
connection
provider company.
At the entrance of Jalan Meriam is the shop lots like a food
area that is opposite the TM Centre.

8. Type of Building
This is the resident facility where the Pejabat Kesihatan
Daerah Muar. Mostly at the entrance of the road is the
facilities provided for the resident of Muar such as the Police
Station, The Health facility center, The TM point and also the
school and post office. The third picture showing the
entrance of the road where there is some food arena there.
Most building is built in conventional ways based on the
visual inspection. The rate of defects is low based on the
visualize opinion.

focussing on the early of the road where there

the Jalan Omri junction there is no commercial
activity based on the observation until the end
of the road.

is in a good condition where the safety, the
workability and also the appearance is in a
good condition.
The usage of block bricks is used as the main
element.

Mostly the Landscaping is done by the private
personnel at their property, however the local
authority still have provided some trees at the
road side for the landscaping purpose.
Where as the street furniture, mostly the thing
provided is the usual or normal street furniture
that is required to be built. Most of the element is
in well kept condition and can be use by the road
user such as by the pedestrian safely.

17. Infra and Utilities
The infrastructure and the utilities provided at Jalan Meriam is adequate based on the
site analysis.
Road lamp is provided at every road side that is needed .
The signage also is enough provided.
The zebra crossing is provided at the school area for the safety of the students.
The drainage poles is provided to avoiding any hazardous to the pedestrian.
The drainage provided also in a good condition and can encounter a high volume of
water thus decreasing the probability of flood to happen

The building on the site mostly in a good condition whereas it can be occupied. But
there is certain building or residential property that is empty meaning no one stay
there and for sale.
The people there mostly are busy doing their own activity at the site location, it’s hard
to see the resident of jalan meriam at that time. Only some people that’s seen going to
the mosque nearby.

Facilities provided is very good, completed from road, road
furniture, all supplies, good drainage system, maintain
landscape and free of stray dogs and etc.
Beautiful house completed with landscaping that have a
high opportunity towards investor.
Alternative roads to Tanjung Emas the main attraction at
muar, divert traffic jam to here
Can be zoning as high residential area because of may
housing here is more to wealth type.

Less activity in the street, where
we can see the only activity prone
is the school, police station and
the entrance of the street area
causing to un-productive area .
Less than 5% commercial activity
at the residential area causing the
resident to go to the main
town, its annoying if you need to
drive of 2km roads just to buy
some groceries.
Less popular area for residential
because of the site that is far from
town, many house unit is for sell
although in a very good visual
appearances.
Many emptied land
is observed at the
Jalan Meriam, where
there is no activity or
structure exist.

• Investor Opportunity for the housing business
• Because of the large area of house there, can come up
with homestay opportunity
• Second road to the Tanjung Emas area, can increase
the activity in the street area.
• Commercial opportunity regarding the empty area at
the street.
• Parking lot for the users around the street for a new

• The area can contribute in decreasing the congestion in
the main town area by making a new attraction there.

that Muar is just

only focusing on the
main town.

• The Jalan Meriam have a high oppurtinity to shine like the
area in the main town whereas the resident of the area
more likely to be a wealth person referring to their house
so the residential volume in this area need to be increased.
• Empty land can be use to built up a residential area, a
commercial area, and maybe a new focus area so it can
reduce the compactness and busyness at the main town
area.
• The empty spaces also can be used as the parking lots for
the Masjid Sultan Abu Bakar at the opposite of the road
area, thus can decrease the traffic congestion at the nearer
area by the Muslim users.

towards this street

upgraded so that it’s suitable to be
used by the Mosque user by using
the budget that is approximately
less than Rm 80 M given to the local
authority.
