b) To use the

d) To permitthe
agentor its authorized agentatany reasonable hourstoinspectthe premisesforany
damage thereinandon notice to rectifyanysuch damage withinTEN (10) daysof such
notice.
e) Notto do or suffer
to be done inthe premisesanyactor omissionwhichmaybe injuriousornuisance to
occupantsof adjoiningpremises.
f) To pay all the bills
for anywater, electricityandcommunicationnetworkinstalledinthe buildingand forthe
formertwoto furnishhe landlordwiththe requisite meterdeposits.
g) At the termination
of the tenancyto deliverupthe saidpremiseswithall the fittingof the landlordinintact
workingcondition.
h) In the eventthe
tenantdelaysrentpaymentunderparagraph4(a) to pay a penaltyof TEN (10) percentof
the rent and/orK.Sh.500/=wheneverthe agentemployee visitthe premise toaskforthe
payment.
i) Where the premise
lethas separate electricity andwatermeter,topayfor all the poweror waterproperty
consumedbythe tenant.
5. The landlord
throughthe agent covenantsasfollows:-
a) To pay all ratesand
headrentcharged onthe premisesbythe Local authorityorthe government.
b) The tenant
observingthe obligationonhispartagreedto the tenanta peaceful,quietand
uninterrupted enjoymentof the premises.
c) To keepthe main
walls
