The Firm
HAO Architects is a multi-disciplinary design studio based in Dubai. Founded by
Manoj H Rathod in 2012
Fundamental belief of the firm is “innovation & simplicity”, i.e. To develop
innovative & simple architectural design solution having a positive impact to the
built environment.
Creating a sophisticated & simple modern architectural design, responding to
local conditions & individual needs is our professional commitment. “Beauty &
Utility” as equally important, inseparable & sustainable amenities in our design
approach. It’s our responsibility to provide design that is aesthetically simple,
energy-efficient, high-performance, cost effective & addressing technical &
environmental complexities.
Manoj H Rathod is the founding principal & design director of h-architects office,
prior to founding the design studio, Manoj H Rathod was Lead Design Manager
& Head of Indian operation at ArchGroup International in Dubai & India. Since
joining ArchGroup international in 1998 for 15.5 years, he had been an integral
participant in the design & development of number of significant & prestigious
projects in middle east & Indian sub-continent. His innovative & versatile designs
helped strengthen the practice & have won many international awards.
His works experience covers most of the building typology from master planned
communities, super tall buildings, individual houses, work spaces, institutional,
hotels, resorts, etc. , his most recent project for emirates airlines, 86 storey, 1628
room, 5 star rated “JW Marriot – Marquis, Dubai” is rated “the tallest hotel in the
world” (source - wikipedia.org).
Manoj H Rathod’s 15 years of experience include more than 150 completed
projects. His ability to understand all technical aspect of the project is an asset to
organization. Many landmark projects are credited in his name including
2,200,000 sf “Emirates Airlines Headquarters”, an airline headquarter building,
predominantly an office building which included a crew terminal (mini airport
terminal) & an integrated metro station.
4,250,000 sf “Zabeel Corporate Park”, a mixed use development of premium
offices, 5 star hotel & b2b mall.
1,500,000 sf & 900,000 sf “Marinascape & Bayside residences”, award winning
premium residential development in Dubai marina.
AED 13 billion Master Planned Residential community called “Emirates
Tourism Village” by Emirates Airlines, mainly for airline staff comprising of
independent & attached villas, apartments & amenities like shopping,
schools, community centers etc.
$ 10 billion, one of the most ambitious Master planned community in Erbil,
Iraq. Comprising of 59 tower buildings, the Mixed use development has
residences, offices, shopping Mall, amenities like nurseries, clinic etc. and
the most important element is “Marriott Erbil Hotel, Marriott Executive
Apartments & Marriott Branded Sale Apartment”
Few of the Un-built projects also include project like a 90 storey “Salam
Tower” a mixed used project comprising of offices, hotel & residential
apartments. 120 storey 5 star “hotel tower “at City of Arabia.
Prior to joining ArchGroup, Manoj H Rathod worked as Architect for
P.G.Patki Associates in Mumbai. Directly working under the guidance of
his mentor Mr. P.G.Patki, during the period his experience include project
like “Hyatt Regency, Katmandu”, “ Amar villa’s, Agra”, “ refurbishment of
Oberoi Mumbai & Kolkata” & “Kokilaben Ambani Hospital, Mumbai”

Our design is aesthetically simple, energy-efficient, high-performance and on
an global scale with a wide range of typology and scale, from low, mid-rise and
high rise hospitality, residential, commercial to mixed-use projects. We use a
integrated and holistic design approach that explores relationships with the
natural and built environment. This approach, which takes into consideration
building orientation, day lighting, solar absorption and a site's geological &
geographical attributes, thus representing a fundamental change in the way
design is conceived, in which form facilitates function & eventually the
performance of the built form.
With extensive experience of our founder / design director in multiple
disciplines, including architecture, interior design, Master planning. HAO also

Schematic Design
640,000sf mixed used development comprising of a 200 Key - 5 Star Hotel & 60
- Service Apartment built on a 2 acres land parcel. The Development is part of a
large Masterplan of a business district in the center of Mauritius. Sighting a huge
demand for business hotel client approached HAO Architects to develop this
property.
Conceptualized built mass comprises of a 3 storey podium housing all the Public
areas, 32 storey tower comprising of Hotel Guest Levels & Service Apartment &
2 storey basement housing all BOH areas & Parking facilities. Podium & Tower
are carefully integrated in form & treatment. Visually the tower looks integral part
of the Podium & appears to rise up from podium.. As the tower ins in Mauritius
water is a very much integral to the overall Design Evolution. Tower rest on a
large water body this giving effect of a floating tower. Waterfalls are used in
various places like Main Entrance Lobby, Podium Restaurant & Roof Deck.
Contemporary Material of Glass & Aluminum is used to treat this ultra-Modern
Tower which will be an Icon of Mauritius. Once built will be tallest in Mauritius.

400,000 sf, High-end Residential Development on Business Bay, with a
magnificent location in Business Bay District, with one side facing the Burj
Khalifa & other side abutting Landscaped Park.
Designed in Contemporary Line this Glass & aluminium Cladded building is a
simple functional “L” shaped building resting on a rectangular Podium. Shape of
the Tower derived to maximise the view to the front, rear & within the Property,
and also to avoid any view to the neighbouring project.
Use of Ground Level is for commercial activity like Retail & Fine Dining
overlooking the Park & Upper Levels are used for Residential. Podium roof is
utilized as social space & is accommodated with Gymnasium, Swimming pool &
children’s play area. Podium Villas & Duplexes are placed on these levels with
front & back gardens. Parking for Residential is mainly on the Basement levels
& Podium Parking will be utilized for Commercials.

The Commercial Complex comprises of a G+40 Tower
includes a 5 Star Luxury Hotel & Service Suites, Club,
Conference room and Luxury Brand Retail.
The Hotel facilities include the Main Entrance Lobby, Lounge
(Great Room), 4 Nos. Fine Dine Restaurants, 7500 SM
Banquet hall, Business center, Executive Lounge, Luxury
Suits, Service Apartment, Designer Studio Offices, SPA, Club
and Discotheque, Luxury Brand Retail and a Roof top
Restaurant. The guest rooms include standard rooms,
Jr.Suites, VP Suites and a presidential suite, all totaling up to
186 keys. The service apartments comprise of studios 600,
800 & 1000 SM, with a total of 94 keys. The Designer Office
Studio comprise of 400, 600 & 800 SM, with a total of 48 keys.
The G+70 storey Residential Complex comprises of High End
Luxury Residence and Service Residences.
The High End Residence include 4bhk, 6bhk and 8bhk units
with terrace gardens, Gymnasium, Spa and Swimming Pool.
The Concept of fluidity in spaces retaining its distinct
characters and the translucency of the façade is adopted from
the nature of the Yamuna river. The general arrangement of
the blocks resembles the pebbles in the river letting the natural
forces passing by. It also favors the air current flowing through
the region.
The Complex is designed with a hierarchy of spaces placing
the Hotel at the front and Residences at the rear end of the
plot, so as to segregate the vehicular as well as pedestrian
traffic flow. The Hyper city is been accessed from the ground
level maintaining a separate drop off and entry/exit points. The
Luxury Suits are placed at the top levels of the Hotel followed
by the Service Apartment and Designer Studio Offices The
Residential Complex are the twin towers with an arrangement
of the High end at the top followed with the Service
Apartments. It’s been connected at the bottom forming a rigid,
strong base with slender recessed towers. The Podium is the
connecting medium between the Residential and Commercial,
retaining visual privacy. The Voids punctured at the base of
the Residential tower frames a distinct view of Delhi.

Village Community, Dubai over a plot of 2350 SM.
Each 5 Bedroom town house villa is designed with harmonic terraces to
form a community living. Each villa designed with independent
pedestrian and garage entrance. Carefully organized functions &
Service make it a very practical design. Terraces are well integrated in
the Spanish character. The random play of Spanish elements in the
elevation breaks the monotonous & repetitive plan. 12 villas are divided
into 2 blocks of 6 villas this creating 4 villas as end units having their
own private side garden.

Each 5 Bedroom town house villa is designed with harmonic terraces to

pedestrian and garage entrance. Carefully organized functions &
Service make it a very practical design. Terraces are well integrated in
the Spanish character. The random play of Spanish elements in the
elevation breaks the monotonous & repetitive plan. 19 villas are divided
into 3 blocks of 6-6-7 villas this creating 6 villas as end units having
their own private side garden.

envelope huge open spaces, Individual Villas are provided with garden
and backyard with garage space.

484 Villas Residential Master plan with Community & Retail facility spread over
3.6 million sft. Plot in Meydan. Located south to Meydan Hotel & east to Nad Al
Sheeba residential area make it a premium location for high end residential
development.
Residential Master plan designed in grid to optimize the infrastructure design by
planning standards. Pocket landscape areas contributes to the open areas in
planning carving relaxation spaces in the layout. The Villa Design with
contemporary and traditional approach defines a different vocabulary to the
current trends in Dubai. The use of traditional grill with contemporary elevation is
unique in design. The zoning in layout defines separate areas to different types
of villa. The various types of Villa are zoned as per the hierarchy of the plot with
Mansions planned with view towards the Meydan race course.
The ground and two floor 6 Bedroom Villa & 4 Bedroom Townhouse are designed
with landscaped frontage and dedicated servant access. Each Villa and
Townhouse Unit is designed maximum day light usage. Landscape garden,
Internal landscape court & Terrace gardens enhances as celebration points in
the villa. The visual connectivity of the interiors and the external landscape
glorifies the living experience.
Retail area and Community facilities are well planned keeping the end users
requirement in place. Community Facility with Tennis Court and half marathon
size swimming pool expands the use for sport activity. Common Landscape
area planned to create avenue with privacy to each villa entrance and a good
commuting experience.

165 Villas Residential Master plan with Community facility spread over 1 million
sft. Plot in Dubailand. Located in Northwest Dubai land adjoining City of Arabia
entertainment park, with access on two major roads make it a premium location
for residential development.
Residential Master plan designed with an optimum infrastructure design and
common facilities brings the project into ‘Efficient Category’ in planning
standards. The Villa Design with minimalist contemporary approach defines a
new vocabulary to the existing trends in Dubai. The hierarchy in Villa planning
with High end Villas facing landscape and community facility and townhouses
towards periphery with private landscape garden are planned to maintain the
privacy of the end users.
The Ground and two floor 6 Bedroom Villa & 5 Bedroom Townhouse are designed
with landscaped frontage and separate servant access. Each Villa and
Townhouse Unit is designed with internal landscape courtyard which brings
maximum light to the common passage and staircase area to optimize overall
energy consumption. Landscape garden, Internal landscape court & Terrace
gardens adds to the celebration points in the Villa making it a unique feature of
the project. Each rooms are planned with elegant interior concepts to enhance
the living experience.
Community facilities with Tennis Court and half marathon size swimming pool

Concept Design
120 room, Proposal for Holiday Inn in the city of Trisshur. “T” shaped form is
derived of constrained of the irregular property boundary & with no available
view to the adjacent property.
With limited buildable floor area available the floor plate is a efficient double
loaded corridor to maximize key count. Structural grids are well places so as to
make an economical design preposition. Setback along the property is smartly
used as an extension of the fine dining restaurants on the ground level thus
maximizing seat count. The entry is a grand double height lobby with feature
stair leading to the first floor level. it’s a modern building with Aluminum & Glass
Façade reflecting the minimal interior specification of the Operator.
