Hello Louise,
Forwarding address for what? And contacting my
guarantor what can he do regarding address. Again,
he has no rights to give my address and I am not
agreeing to all of what you mentioned. I outlined
what I am taking responsibility for and that is it. I am
not going to admit or agree to any damage that I
have not done.
Furthermore, did I complain about the bailiffs and
threatening letters that came for the previous
tenants while I was there. No!!! All the letters for
previous tenants is inside the kitchen drawer.
Never have I encountered any issues or problems
with absolutely none of the 3 landlords I had -
NEVER or agency.
I am not agreeing to what I did not do or have
knowledge of. I am not going to take ownership for
what I do not know about.
As for the £83 you can withdraw that from the
deposit.

Hi Marvin,
I understand you spoke with Jake previous and
confirmed you are on track to vacate on 30th (this
Friday).
In readiness for the end of tenancy and surrender of
keys, please do ensure you leave the property in the
same condition it was, at the start of the tenancy.
If the landlord paid for an inventory at the start of
tenancy you will have been provided with a copy. I
attach another copy of this please refer to this before
vacating.
When we organise the final inspection after you have
left, the inventory will be used as a comparison in
terms of cleanliness and condition in general.
If there was a professional clean carried out prior to
you moving in, you must leave the property to the
same standard. This does include carpets as well.
Fair wear & tear is always taken into account for
condition if the tenancy has run for a long period.
Once the final inspection/check out report has been
sent to the landlord we will follow their instructions in
regard to releasing the Deposit back to you, if we
hold the Deposit in our DPS account.
Temme English Lettings & Management use the
Custodial Service within the DPS

website once you vacate and request your funds if
you wish to do so.
On the date you have agreed to hand back keys to
us please ensure you do so by 5pm and inform us
which office you intend to go to, so that we can

Maldon or Colchester.

As mentioned yesterday you only have to

days is the period we can’t charge you
interest on.
1. If you are going to pay late ( after
your rent due date ) you should
notify us so we can pre-warn your
landlord. Morally and respectfully
he would expect this. Then if he is
able to wait a few days he can
agree to that if he wishes.
2. Your Guarantor is there to pay the
rent if you don’t. This means if you
can’t pay on the day its due your
guarantor should pay it, then you
pay your guarantor back.
3. The landlord has every right to seek
back possession of his property
whether you owe rent or not.
Section 21 is the landlords right to
his property back with no reason as
all. It’s just that a lot of landlords will
make this decision when they are
fed up with late payments of rent.
We note your intention to end the
tenancy.

Hello Louise,
Good morning to you. Let me start by
apologising for the delay in paying the
rent for this month. As I have already
explained, there are several reasons
why this payment is late. One of them
is that this is my final payment from the
company where I work, and I was told
that it would be deposited into my
account on Tuesday of the following
week, May 16th. This is because I am
no longer working for the agency and
am not currently employed by them.
On April 28th, I had my last day of
employment. On June 2, 2023, I will
begin a new career in London that will
be full-time and permanent.
I understand that you have repeatedly
notified my guarantor that I have not
paid my rent, and I can agree with you
on that point, but there has never been
a time when I have refused to pay my
rent or when it has been more than 14
days since I have missed a payment.
There has never been a month where
my rent was late because it carried
over into the next one, according to the
evidence at hand. Since moving in, I
have always paid my rent on time or
within four days from the due date,
which is allowed by law if I can provide
a good cause for the delay. My rent
has been a week late only this month,
as far as I can tell from the evidence I
have on hand.
The reasons for my late rent payment
cannot, however, be overstated, and I
sincerely apologise to the landlord for

request of you to give leniency for rent
payment to be paid on Tuesday and
that my guarantor should not pay
because I am not in a position where I
cannot.
With the last sentence in the first
paragraph of this email informing you
of the start date of my new job, located
in London, I would like to terminate my
tenancy agreement as commuting from
my current location to work via driving
or public transport (train) will not be
feasible as my journey would take
about 2 hours from Monday through
Friday, resulting in me travelling 4
hours each day in total. Due to the fact
that I will be moving close to my place
of employment, I kindly requested that
my tenancy arrangement be
cancelled.

In readiness for the end of tenancy and surrender of keys, please do ensure you leave the property in the same condition it was, at the start of the tenancy. If the landlord paid for an inventory at the start of tenancy you will have been provided with a copy. I attach another copy of this please refer to this before vacating. When we organise the final inspection after you have left, the inventory will be used as a comparison in terms of cleanliness and condition in general. If there was a professional clean carried out prior to you moving in, you must leave the property to the same standard. This does include carpets as well. Fair wear & tear is always taken into account for condition if the tenancy has run for a long period. Once the final inspection/check out report has been sent to the landlord we will follow their instructions in regard to releasing the Deposit back to you, if we hold the Deposit in our DPS account. That’s £698.63 rent that will become due on the 6th June is you plan to leave on the 30th. As mentioned yesterday you only have to give one full months rent which we can accept, but if you advise you are leaving on the 30th we will work towards that date. What you can’t do is leave all of a sudden without notice, so if you decide to ‘re-serve’ notice and leave sooner please bear in mind the full notice required. As it stands you are confirming service of notice today and have advised us the date of the 30th yes? Please also note that you are currently in arrears of £850 that became due on the 6th May.   • 21. rent on time. You don’t have 14 days to pay it. The 14 days is the period we can’t charge you interest on. 1. If you are going to pay late ( after your rent due date ) you should notify us so we can pre-warn your landlord. Morally and respectfully he would expect this. Then if he is able to wait a few days he can agree to that if he wishes. 2. Your Guarantor is there to pay the rent if you don’t. This means if you can’t pay on the day its due your guarantor should pay it, then you pay your guarantor back. 3. The landlord has every right to seek back possession of his property whether you owe rent or not. Section 21 is the landlords right to his property back with no reason as all. It’s just that a lot of landlords will make this decision when they are fed up with late payments of rent. We note your intention to end the tenancy. Please confirm what date you intend to vacate the property and we will calculate your remaining payments due to us. Let me start by apologising for the delay in paying the rent for this month. As I have already explained, there are several reasons why this payment is late. One of them is that this is my final payment from the company where I work, and I was told that it would be deposited into my account on Tuesday of the following week, May 16th. This is because I am no longer working for the agency and am not currently employed by them. On April 28th, I had my last day of employment. On June 2, 2023, I will begin a new career in London that will be full-time and permanent. I understand that you have repeatedly notified my guarantor that I have not paid my rent, and I can agree with you on that point, but there has never been a time when I have refused to pay my rent or when it has been more than 14 days since I have missed a payment. There has never been a month where my rent was late because it carried over into the next one, according to the evidence at hand. Since moving in, I have always paid my rent on time or within four days from the due date, which is allowed by law if I can provide a good cause for the delay. My rent has been a week late only this month, as far as I can tell from the evidence I have on hand. The reasons for my late rent payment cannot, however, be overstated, and I sincerely apologise to the landlord for

Every time I am late with a payment or once you sent me an email about my rent, I always communicate fairly and let you know. Once sufficient communication has been established and a good reason or reasons have been presented, I have 14 days under law to pay my rent. If the rent is not paid beyond that point, the landlord has the right to give me an eviction notice. So, I am writing to let you know and request of you to give leniency for rent payment to be paid on Tuesday and that my guarantor should not pay because I am not in a position where I cannot. With the last sentence in the first paragraph of this email informing you of the start date of my new job, located in London, I would like to terminate my tenancy agreement as commuting from my current location to work via driving or public transport (train) will not be feasible as my journey would take about 2 hours from Monday through Friday, resulting in me travelling 4 hours each day in total. Due to the fact that I will be moving close to my place of employment, I kindly requested that my tenancy arrangement be cancelled. Thank you in advance for your consideration of my email.
