The number of sales in June
decreased by 9% compared to
the same month last year. This
followed an increase of 12.6%
last month. YTD sales are now
just slightly behind last year.

The inventory of listings
continues to increase. There
are significantly more homes
on the market than there
were a year ago.

This graph shows the number of active homes on the
market that are not already spoken for by a buyer at
the time of reporting. At the end of June, the higher
than any point in time since 2014. Just under 40% of
listings were under contract at the end of the month.

Price reductions have slowed a bit
recently, but the number is still higher
than all recent years.

The red line shows new listings to the
market in Boulder County so far this year
on a weekly basis. Over the last month
the number of new listings has been
tracking past years very closely. The
only exception was during the last week
in June and the first week in July.

This chart shows the number of properties going under
contract each week throughout the year. The red line shows
that the activity level in June continued to be in a comparable
range to past years. This is a good indication of what we
might see in terms of closings in July; slowing but steady.

This graph shows the number of closings on a
weekly basis. For the year we are down just a
half or a percent from last year.
9. The strong sales in May were not backed up by a strong
June. My personal statistical records that this report is
based upon goes back to 2004 and June’s sales were the
lowest of the group. On the street, I’m seeing large price
reductions on high priced homes and other homes are
sitting on the market longer than in the past. There are
currently 23 homes on the market in Boulder County with
a list price of at least $5 million. Just one of those is
under contract and there have been two sales so far this
year in that range.
