Going to the cinema used to be a relaxing

ne of the hottest trends in home design
brings the best of outdoor living right into
your home. Patios are fine and decks are
dandy, but the newest designs and features relax
the traditional boundaries between inside and out.
To make the most of cooling breezes, pool parties
and candlelit dinners that stretch into long, starry
evenings, let’s take things outside. Indoor/outdoor
spaces extend the flow of your home by creating a
comfortable and luxurious place to relax and unwind
with a fresh, open-air view. They can include
everything from chandeliers and fireplaces to dining
areas, sofas, outdoor cooktops and open-air theaters.
Many outdoor living spaces are an extension of
traditional family gathering areas like the family room,
kitchen or great room; they can incorporate retractable
screens or walls, water features, surround sound systems,
beverage centers, sinks, cooktops and heating and
cooling systems.

popcorn or s’mores roasted over a real fire. And when it
comes to decorating and furnishing your indoor-outdoor
space, you’ll find a new world of all-weather options, from
plush rugs to lighting, sofas, unbreakable dinnerware,

D
o any of these scenarios sound
familiar? You’ve found the perfect
community, but you’re not quite
ready to build. You’ve fallen in love with a
location, community and its amenities,
but you don’t want to move until your son
graduates from high school. You’ve always
talked about building a lakefront retreat or
mountain dream home, and your painstak-
ing research has paid off – you have found
that ideal lake/mountain. It may be 10 years
down the road, but you know you will
eventually want to build or purchase a sec-
ond home for you and your family to enjoy.
You could take your first steps now
toward realizing your dreams. Homesites in
communities offered by proven developers
most likely offer exceptional value. With
a relatively small deposit, you can secure
land now and, as is the case in Crescent
communities, build when you are ready.
“A lot of folks are purchasing homesites
with the intention of building in one,
five, 10 or even 15 years from now,”
says Craig Martin, a Vice President of
Crescent Communities Realty. “It also
makes financial sense. Buying land as a
first step in a long-term process can make
the home planning process much easier.
There are some exceptional financial rates
out there. Lenders are aware of Crescent’s
good reputation, so they know the value
will be there for years to come.”
In many cases, buyers secure loans
and have the land mostly or entirely
paid off when they seek financing for
the construction of their home.
And as quality homesites – those in a
community or location with limited
offerings – become increasingly rare,
it makes sense to find a place you love
now, and plan to build there in the future.
In communities like the Sanctuary near
Charlotte, for example, owners have plans

Y
ou easily could argue that rarely has there been a better time to
consider your next real estate purchase. There is a wealth of choices
available, mortgage rates remain low and lenders are still eager to do
business with well-qualified buyers. It makes sense historically, too.
A recent Federal Reserve study revealed that the average homeowner’s net worth
is 46 times that of the average renter, and there are generous tax advantages for
property owners. Whether you long for a gorgeous new lake home, dream of build-
ing a private family or retirement retreat, or are making plans to “move up”, careful
groundwork and smart buying can help make your next move your best move.
Buy Now. Build Whenever.
16. [ Feature Story ]
Be prepared
to construct guest homes, writer’s cottages
and other structures over a period of years.
In communities such as The River Club,
north of Atlanta in Suwanee, it can take
up to two years to properly plan and
construct a home on one of the large,
private homesites, and the rewards are
great, says Kayc Carper, Sales Manager
for the community. “We’ve just gone
through the process of combining
homesites so we can offer even more
acreage,” Carper says. “These homesites
back up to a protected, national forest
for rare privacy and natural beauty.”
According to Leslie Mitchell, a
Vice President of Crescent Communities
Realty, anyone in a position to buy a quality
homesite should make their move soon.
Smart investors know that land appreciates
over time, and while you likely won’t find
any “steals” in established, proven commu-
nities, the value has never been better.
L
ife changes, and so do our housing
needs. Yours might be a growing
family that simply needs more room.
Maybe you’ll get a once-in-a-lifetime job
offer in another part of the country. Or
you miss the grandchildren and decide
to close the geographical gap.
To really be ready for change, think about
how well your home will sell if and when
the time comes. Keeping your home in top
shape will make it much easier to respond
quickly and on your terms if you decide to
move.“Start at the front door,” says Kayc
Carper, Crescent’s Atlanta sales manager.
“You would be amazed at how many people
never go to their front door. Put the key
in the lock. Does it open as it should? You
should literally be putting out the welcome
mat and giving people a reason to want to
step inside. First impressions count.”
Walk around your home and look at it as if
you were seeing it for the first time. Wobbly
door handle? Tighten the screws. Scuffs on
the walls? Repaint them. Leaky faucet?
Replace the washer or even the entire fix-
ture. Make a “selling list” of all the items you
would repair, replace or refurbish when
you plan to list the house for sale. Tick off
the fixes over coming weeks, months or year.
There are some basic things you can do
that have a huge impact on resale, says Leslie
Mitchell.“If your home office is set up in
the dining room, turn it back into an eating
space. If the playroom has overtaken the
living room, turn it back into a living space.”
“Fresh paint, landscaping, pressure washing
and general tidying go a long way,” Mitchell
says.“Trim the bushes, plant some flowers
and make it inviting. When people walk in,
they should feel at home. If they envision
themselves living in the house, they will get
emotionally involved and want to buy.”
Colors and styles change over time and from
region to region, but a few things endure:
quality, durability and authenticity. Homes
built a century ago with fine architectural
features – hardwood floors, stone, brick,
plaster – are testament to the inherent value
of beautiful, well-constructed homes.
For landscaping, the most important tip
is to keep things neat. If you add plantings,
choose those native to your area, or consider
replacing non-native species with those
that require less water and pesticides.
Elaborate remodels can be risky if you
are expecting to get all your money back in
a sale, because it can be difficult to predict a
buyer’s tastes. According to the National
17. Association of Realtors, the most profitable
remodeling project was upscale exterior
siding, with 88 percent of cost recouped
at resale. For wood deck additions – a sign
of the popular trend toward outdoor living
spaces – homeowners recouped 85 percent
of the cost, and replacement windows were
at 81 percent. Back-up generators, sunrooms
and home offices were the least profitable.
It is important to carefully consider regional
preferences, your family needs as well as
your investment goals if you decide to
remodel. Slab granite or other hard stone
countertops may cost more than tile, but
they are relatively easy to maintain and,
over the life of the home, their durability
and value can pay off. High quality counter-
tops are also a must-have for many buyers
today. Wood laminate or bamboo floors will
be less expensive than hardwood, but they
are less durable and may show wear sooner.
Kitchen and bathroom remodels consis-
tently provide more bang for their buck, but
approach them carefully. Installing a top-of-
the-line Viking kitchen in a neighborhood
where GE or KitchenAid appliances are the
norm will likely not give you the best return
on your investment. But if your family loves
to cook and you plan to live in the home for
a long time, it may be worth it to you.
Painting is an easy way to update your
home, but consider your goals. You may
love that Tuscan yellow with red accents
for your dining room, but it may not be a
match for a buyer who wants a minimalist
look. Visit open houses or home tours in
your neighborhood to know what’s avail-
able. And talk to a real estate professional
with a successful track record in your area.

Your New Home
F
or those who are looking to buy
a new home now, the timing just
couldn’t be better. Choices are many,
interest rates are comparatively low, and
many real estate experts have a very positive
outlook for the future.
If you are working to a short timeline,
you will probably want to look at completed
homes that are ready for immediate
move-in. If you have the luxury of being
able to take a little more time, homes under
construction offer wonderful opportunities
to jump in and customize the completion to
your exact wants and needs.
Depending on the stage of the home’s
construction, you can select everything
from the location and size of rooms or
windows or the type of roofing and siding,
to the finishing materials, like countertops,
flooring and interior paint colors that reflect
your own personal taste and style.
“Your home is, first and foremost,
a place where you put down roots, raise
a family, live your life,” says the National
Association of Realtors’ Stephanie Singer.
“So that should be your very first consider-
ation when evaluating a home or making
changes to it.”
“The communities
that tend to fare best
are those located near
growing or established
job markets”
19. According to a June 2008 report by
the Joint Center for Housing Studies at
Harvard University, most economists
predict that demand will likely drive a
strong rebound in housing once the
economy begins to recover.
“It’s easy to forget that it’s an awfully
big country,” says Nic Retsinas, Director
of the Joint Center for Housing Studies.
“There are also markets where neighbor-
hoods are maintaining their value.”
Retsinas’ outlook for the residential real
estate market is fairly robust overall,
and she believes the current slowdown
can benefit wise buyers. “The communities
that tend to fare best in any market
conditions are those located near
growing or established job markets,
with strong infrastructure, great amenities
and respected schools,” Retsinas says.
“With rising energy and fuel prices,
primary communities that have employed
energy efficient practices and homes,
and are located close to public transit,
interchanges or major thoroughfares and
services are more likely to hold their value
than those in remote locations. There are
some very good opportunities out there.”
A decision to purchase a home is not
just about profit and investment. If you are
buying, ask yourself if you can see your
children or grandchildren growing up in
that same community. Is it close to your
work or transportation routes and the
things you and your family like to do? Are
there open spaces in which to play, discover
and enjoy natural surroundings?
“Rather than the buy-sell-buy-sell mantra
of many over the last several years, fully
consider your family’s needs in terms of
day-to-day work and play. Look at it from
a long-term perspective,” says Retsinas.

H
ere’s a rare
opportunity to live a
lifestyle of elegance
and enduring natural and
architectural beauty in one
of Atlanta’s most admired
communities. River Valley, a
new enclave in The River Club, is just a short walk from the new lodge-inspired
clubhouse and the National Park Service Chattahoochee River Trail.
In keeping with the established style and discriminating architecture of
The River Club, the homes in River Valley will feature fine, old world construction
with a maximum size of 4,500 square feet on homesites that average a half-acre
and showcase The River Club’s signature landscaping. Home designs will
incorporate details such as steeply pitched roofs, cantilevered upper floors with
corbels, narrow windows, half-timber detailing and distinctive cornices. An
emphasis on craftsman quality details and natural and sustainable materials like
wood, stone and brick will complement the natural surroundings.
Offering spectacular views, this limited selection of wooded homesites rests
between the Chattahoochee River corridor and the 10th and 16th holes of
The River Club’s signature Greg Norman-designed golf course. River Valley is a
very unique opportunity to be a part of this nature reserve community and enjoy
the unrivalled services and amenities of The River Club.
21. “From the moment we entered, we knew this community
was different.” Through the years, Crescent communities
have elicited countless statements like this. What makes
our Crescent communities stand out from the rest? Based
on the comments we hear, it’s the distinctive entrances,
manicured landscaping, abundance of amenities, dedicated
green space, careful planning and attention to detail. Our
mission is to create unique places to live while caring for the
environment and surrounding communities we serve. So,
when we hear honest opinions like the one above, it’s tre-
mendously gratifying, and we are truly inspired to continue
pursuing our mission.
Crescent communities require years of planning, research
and several land plan drafts before the first gravel is pushed.
It all starts with a “lifestyle location.” For example, Gwin-
nett County is known for progress, award-winning schools
and great shopping destinations. And, following the debut
of Sugarloaf Country Club in 1996, it’s also known for its
luxurious communities. Sugarloaf’s sister community, The
River Club, follows suit in providing the most sought-after

With the best possible location selected, we

than forcing a plan onto the land. The rolling
hills and Southern-inspired architecture from
the old Sugarloaf estate are present in the golf
course, club facilities and custom homes found
in the community today. At The River Club,

It’s all part of creating the best community in

Your Home, Your Vision
At Crescent communities, you have several options for choosing
your new home. The quickest option is to choose a completed
home ready for immediate move-in. For a complete custom home,
you can select a homesite and a featured builder to plan and build your
dream home.
The third option falls in the middle, providing the advantages of the
other options. We call it the Ready To Customize (RTC) option. You
can select an RTC home currently under construction at Sugarloaf
Country Club or The River Club and work with the builder to custom-
ize the remaining features. Your builder will guide you through finish-
ing the home to fit your vision.
The stage descriptions below serve as a guide to how a new home
comes together. Home features can be customized at any stage of

The richness of this property’s history continues to influ-
ence the gracious lifestyle found at Sugarloaf Country Club
today. You will find a refreshing blend of architectural
inspiration from days gone by, evident in the Southern-style
clubhouse and homes, with modern luxuries.
Part of the Sugarloaf lifestyle is the array of available ameni-
ties. This community pulses with energy year-round. The
Family Sports Center is a natural gathering place, especially
with the full-time activities director planning fun-filled
events for all ages. Kids will enjoy the arcade and movie area,
while adults will appreciate the fitness facility. Fourteen ten-
nis courts see year-round action with friendly pick-up games and ALTA and USTA league play.
When it’s time to refresh, the TPC at Sugarloaf clubhouse awaits with a golfers’ grille, formal
dining room, member lounges and more, all overlooking the 27-hole golf course.
It’s easy to see why Sugarloaf Country Club has been the top luxury community in Atlanta since
opening in 1996.
In preparation for the 2008 AT&T
Classic, the TPC at Sugarloaf upgraded
the grand clubhouse interior. New
flooring, wall coverings and fixtures
were updated in the large dining rooms
overlooking the Greg Norman-de-
signed golf course. The new treatments
create an even more elegant experience
for club members.
Also benefiting from a round of
updates is the Family Sports Center,
the design of which was inspired by

received several upgrades. Fitness
equipment has been updated, and the

All these updates and the incessant
attention to detail provide the best
experiences to all Sugarloaf residents.
