INTRODUCTION:
 A place in a retirement home can be paid for on a rental basis, like an
apartment, or can be bought in perpetuity on the same basis as a
condominium.
 A RETIREMENT HOME
sometimes called an old people's
home or old age home, although old
people's home can also refer to a
nursing home is a multi-residence
housing facility intended for the
elderly.
 Typically, each person or couple in
the home has an apartment style room
or suite of rooms. Additional facilities
are provided within the building. This
can include facilities for meals,
gatherings, recreation activities, and
some form of health or hospice care.
The major problems which oldest people face are lack of economic
provisions, poor health conditions, lack of emotional support and illness in
the post retirement period. This state of affairs becomes a social economic
problem or issue as many people feel it is a problem. The problem of
inadequate income after retirement, loss of spouse or ample free time, poor
health, social isolation, were family relationship and physically and
financially dependency.
THE PROBLEM:

NEED:
Lack of such services in unison. The elderly need inclusion in a space where
they are respected while children need to be guided and loved by an elderly
figure. Discourage begging and other things children may possibly retort to
in absence of shelter, food and a positive guidance in life

Site study for particular piece of land for its potentials. These potentials are
being considered so the design of building shall be in harmony with the
nature by taking into account all the resources. This study provides guidelines
for the development to be taken palace. For these reasons, a comprehensive
program for the project analysis has to be formulated which includes
identification of potentials and problems, site observation, natural factors, etc.
site analysis has to be on the relevant factors and their relationship. Such a
data provides a base on which the design will be made. Site conditions play a
vital role in designing solution for a site. A through site analysis is highly
essential for the design of built mass. Site analysis, the process of
analysing/understanding the existing site qualities, considering factors that
determine a site character, the purpose each factor serve & location of each
factor in some manner.
Factors that determine a sites character include Natural factors and manmade
factors.
Natural factors include water, vegetation, topography, orientation, climate
etc., whereas Man made factors include access, surrounding buildings,
services etc.

ABOUT THE CITY :
 It is a city and a Union territory of India containing new Delhi, the capital
of India.
 It is bordered by haryana on three sides and by Uttar pradesh to the east.
The NCR covers an area of 1,484 square kilo Metre.
 According to the 2011 census, Delhi's city proper population was over 11
million, the second-highest in India after Mumbai.
 It is located in south west Delhi district of national capital territory of
Delhi in India, extremely near to Indira Gandhi international airport and
serves as the administrative headquarters of south west Delhi, which is
led by district magistrate.
 Dwarka is organized into sectors and mainly has cooperative
group housing societies as residential options.
 Dwarka is the largest residential suburb in Asia, with a total of 1718
residential enclaves, and a net population of 1,100,000.

HISTORY:
ANCIENT AND EARLY
MEDIEVAL PERIODS
 The city is believed to be the site
of Indraprastha, the legendary capital
of the Pandavas in the Indian
epic Mahabharata. The earliest
architectural relics date back to the
maurya period (300 BCE); in 1966.
LATE MEDIEVAL PERIOD
 The king prithviraj Chauhan was
defeated in 1192 by Muhammad
ghori, a Muslim invader from
Afghanistan, who made a concerted
effort to conquer northern India.
EARLY MODERN PERIOD
 The Mughal dynasty ruled Delhi for
more than three centuries, with a
sixteen-year hiatus during the reigns
of sher shah suri and hemu from
1540 to 1556.
POST-INDEPENDENCE
 The constitution (sixty-ninth
amendment) act, 1991 declared the
union territory of Delhi to be formally
known as the national capital territory
of Delhi.

COLONIAL PERIOD
 The name “new Delhi" was given in
1927, and new capital was
inaugurated on 13 February 1931.
New Delhi, also known as lutyens’
Delhi, declared as the capital after
the country gained independence
in 1947.
 A small baoli, discovered five years ago in dwarka, has been
restored and could become a tourist attraction. It was constructed
for the residents of loharehri village by the sultans of the lodi
dynasty in the early 16th century.
 In 2019, minister of home affairs rajnath singh inaugurated
India's first national cyber forensic lab which is part of the
national cyber coordination Centre and cyber protection
awareness and detection center (cypad) of Delhi police in
dwarka.

 Dwarka is named after the
legendary dwaraka kingdom.
 Some parts of modern-day
dwarka historically came
under the colony of
pappankalan, which are now
being developed under the
'urban expansion projects' of
the delhi development
authority.

DEMOGRAPHY:
 Delhi is one of the fastest growing cities in the world, reaching over
18 million this year from just 400,000 in 1901.
 In 2001 alone, its population increased by 215,000 due to natural
growth and 285,000 through migration.
 By 2020, Delhi is expected to be the third largest conurbation after
Tokyo and Mumbai.

undulation on site. The site level is below from road level.

SWOT ANALYSIS:
STRENGTH:
 All facilities like hospitals, airports, hotels, etc are located nearby site.
 The site is suitable for these types of projects, as it is distant from the
city which makes the area quite, comfortable, and site is surrounded
with greenery and garden areas such as parks.
 The project is feasible according to the site.
WEAKNESS:
 No direct road linkages to the site may confused the visitor’s.
 As the drainage near the site is beneficial, but the drain is open
which is dangerous to children's and just in front of the site which
create the foul smell around the site.
OPPORTUNITY:
 Can create a well design by various techniques.
THREAT:
 The site has to developed near undeveloped areas, which may reduce the
competitions and the demand will also reduced.
INFERENCES:
MERITS:-
 Site is situated at the adequate distance to metropolitan area of the city;
in a lush green area.
 It is very suitable for such type of project.
 The atmosphere is almost pollution free, peaceful.
 Site is in almost rectangular in shape which allows optimum use of land,
with minimum land wastage.
 Water table is low so we can construct basement.
 Proper drainage system.
 All facilities like hospitals, airports, hotels, etc are located nearby site.
DEMERITS:-
 The drainage system which is just in front of the site and open, which
creates foul smell around the site.
 Apart from the provision of two main road, The road network is not
good, site is not directly connected to the roads.

Site analysis Senior citizen’s home 2 INTRODUCTION:  A place in a retirement home can be paid for on a rental basis, like an apartment, or can be bought in perpetuity on the same basis as a condominium.  A RETIREMENT HOME sometimes called an old people's home or old age home, although old people's home can also refer to a nursing home is a multi-residence housing facility intended for the elderly.  Typically, each person or couple in the home has an apartment style room or suite of rooms. Additional facilities are provided within the building. This can include facilities for meals, gatherings, recreation activities, and some form of health or hospice care. The major problems which oldest people face are lack of economic provisions, poor health conditions, lack of emotional support and illness in the post retirement period. This state of affairs becomes a social economic problem or issue as many people feel it is a problem. The problem of inadequate income after retirement, loss of spouse or ample free time, poor health, social isolation, were family relationship and physically and financially dependency. THE PROBLEM: Fig.1 (Source – Google image) NEED: Lack of such services in unison. The elderly need inclusion in a space where they are respected while children need to be guided and loved by an elderly figure. Discourage begging and other things children may possibly retort to in absence of shelter, food and a positive guidance in life

The earliest architectural relics date back to the maurya period (300 BCE); in 1966. LATE MEDIEVAL PERIOD  The king prithviraj Chauhan was defeated in 1192 by Muhammad ghori, a Muslim invader from Afghanistan, who made a concerted effort to conquer northern India. EARLY MODERN PERIOD  The Mughal dynasty ruled Delhi for more than three centuries, with a sixteen-year hiatus during the reigns of sher shah suri and hemu from 1540 to 1556. POST-INDEPENDENCE  The constitution (sixty-ninth amendment) act, 1991 declared the union territory of Delhi to be formally known as the national capital territory of Delhi. New Delhi, also known as lutyens’ Delhi, declared as the capital after the country gained independence in 1947.  A small baoli, discovered five years ago in dwarka, has been restored and could become a tourist attraction. It was constructed for the residents of loharehri village by the sultans of the lodi dynasty in the early 16th century.  In 2019, minister of home affairs rajnath singh inaugurated India's first national cyber forensic lab which is part of the national cyber coordination Centre and cyber protection awareness and detection center (cypad) of Delhi police in dwarka. WEAKNESS:  No direct road linkages to the site may confused the visitor’s.  As the drainage near the site is beneficial, but the drain is open which is dangerous to children's and just in front of the site which create the foul smell around the site. OPPORTUNITY:  Can create a well design by various techniques. THREAT:  The site has to developed near undeveloped areas, which may reduce the competitions and the demand will also reduced. INFERENCES: MERITS:-  Site is situated at the adequate distance to metropolitan area of the city; in a lush green area.  It is very suitable for such type of project.  The atmosphere is almost pollution free, peaceful.  Site is in almost rectangular in shape which allows optimum use of land, with minimum land wastage.  Water table is low so we can construct basement.  Proper drainage system.  All facilities like hospitals, airports, hotels, etc are located nearby site. DEMERITS:-  The drainage system which is just in front of the site and open, which creates foul smell around the site.  Apart from the provision of two main road, The road network is not good, site is not directly connected to the roads.
