I am contacting you on behalf of Mr. and Mrs. John Smith. They are a family with 3 children, a 40 lb. Boxer, and
a combined monthly gross income of just under 8k. Their applications have been rejected by a number of
management companies in your area due to negative credit, and they are working with us to secure the right
rental agreement. I would like to see if we can negotiate their approval, and place them in your rental property.
Our terms are simple, and we guarantee your monthly rent payments regardless of the tenant’s ability to pay.
This is why we are asking you to consider them in lieu of their negative credit.
Before we have underwritten their approval, we check credit, rental references, and employment history.
Their application is currently pending, and we will not guarantee their rent until they pass.
In the meantime please consider our terms before defaulting to a fair housing approval equation as the sole
determinant in processing their application. It is unlikely they will pass your credit check, and therefore will not
apply if you are opposed to working with us. However, if you are able to truly assess tenant applications on a
case by case basis, even when tenants do not meet all fair housing requirements, there is more information for

We ensure that you continue to receive your monthly payments if the tenant fails to meet the terms of the

1.) Our term limit is 6 months of guaranteed rent payments, and is paid directly to the lessor in the event that a
lessee abandons the property, or is evicted.
2.) It covers any six month period of unpaid rent by the tenant, and provides the lessor with reasonable time to
find replacement tenants.
3.) There is no cost to the lessor for these services.
