Job Responsibilities:
♦ Presently Handling of 490000 sq. ft. Building area
♦ Administration of all Technical and Help desk activities
♦ Vendor management – Ensure compliance to SOP, AMCs/SLAs, penalty clauses in the
agreements, regular meetings/follow up with vendors, ensuring optimal deployment of
vendor staff, monitoring vendor performance, ensuring quality control, etc.
♦ Snagging and execution of maintenance works on regular basis.
♦ Drive the Continuous Improvement Plan.
♦ Co-ordinate with the OEMs for service obligations as per the annual maintenance contract
(AMC) including breakdown maintenance of the system
♦ Understanding the defect liability arrangement of the critical equipment and coordinating all
issues covered under defect liability with the vendor to obtain maximum advantage to Client
Maintaining complete property management for HT to LT side
♦ Coordinating with all multi tenants for day to day activates of daily routine work
♦ Maintaining the completed SSA (Mall area) in terms of all related works like M&E,H/K and
Security
♦ Every day walk around with M&E team for the building inspection and modification of
systems/procedures
♦ Reviews of the system (along with all the services vendors) on a monthly basis to add value
on service level.
♦ Review of electromechanical services on a monthly basis
♦ Maintaining the EB DG CAM bills on a monthly basis
♦ Maintaining all reports like Weekly reports, MMR, QBR & HBR reports
♦ Ensure all safety guidelines/requirements are met by team members/vendors
♦ Review all check lists/log sheets on a daily basis to ensure smooth operations
♦ Periodically check/amend check lists, operation steps, spare parts consumption analysis
♦ Handling services such as record management, sorting and handling the bills for payment
♦ Coordination with the vendors for the quotations.
♦ Service provider for bills and renewal of contract related issues
♦ Allocation of jobs and ensure that the job is completed on time
