Electronic submission of all documents. CPM schedule – cost loaded, in Primavera Expedition Bottom line: reduced turnaround time, all documents and revisions at fingertips. Dispute Resolution Process SEPT. 2008 - UST HIT BY DRILL RIG
70. EXPANSION PROJECT CONSTRUCTION MANAGEMENT SUMMARY Expansion Contracts competitively bid Accepted site turnovers on-schedule (demo & utilities) Contract 1 ($155m) 92% complete, only $200k in open Change Orders Contract 2 ($295m) 39% complete Last 4 months - $20+ million per month of work being installed, 500+ workers on-site 71 BROAD & RACE - JULY 2008 (START OF CONTRACT 1) E xpansion P roject P resentation BROAD & RACE - DECEMBER 2009
71. E xpansion P roject P resentation The Keating Joint Venture (KJV) is a partnership between Daniel J. Keating Company and Keating Building Corporation KJV is a unique combination of builders with large project experience and hard bid general contractors Awarded Contract 1 in June 2008 and Contract 2 in October 2008 Total current combined contract value $470,998,117
72. E xpansion P roject P resentation Site turn over from Demolition Contractor in 2 phases, East to West, split at Juniper Street Contract 1 milestones with liquidated damages ensure readiness for Contract 2 and set initial sequence and schedule Drilled pier operations needed to begin immediately. Two shifts for two rigs, 6 days/week Starting point of Concrete Superstructure is T line with Expansion Hall slab to the North and 5 story Arch Street Concourse to the South
73. E xpansion P roject P resentation Schedule is divided along expansion joints.
74. Existing Convention Center Expansion 1992 E xpansion P roject P resentation The best planning aid we had were photographs of the original construction and the world’s largest mock up, the existing Center. Studied difficulties encountered by original contractor in forming waffle slab. Constructing and poured full scale mock ups of waffle slab, done off site.
75. September 2008 E xpansion P roject P resentation Work initiated September 3, 2008 Work planned to progress on East side from South to North, starting at T line After drillers reached Race Street, The rigs would return to the West side at T line and progress South to North again
76. October 2008 E xpansion P roject P resentation Demolition of the West side of the existing Center also progresses from South to North, as does sewer Replacement in 13 th Street
78. E xpansion P roject P resentation In October and November of 2008 the redesign of the southwest corner of the Expansion building requires rethinking of the schedule Caisson rigs will now complete East half of site and work West half from North to South
83. February 2009 E xpansion P roject P resentation The new construction sequence requires change in logistics planning. Demolition of the existing façade and 13 th Street utility work is accelerated. This allows for an earlier start and completion of Area 2, which in turn allows construction of temporary ramps to the Exhibit Hall floor. Materials and equipment now flow through the loading dock. The Mechanical/Electrical nerve center gets a much earlier start in Contract 2.
89. June 2009 E xpansion P roject P resentation Once drilled piers are completed in the South-West corner, construction of the elevated waffle slab proceeds from both North and South
92. August 2009 E xpansion P roject P resentation Once enough waffle slab is completed, steel trusses are constructed on the deck and lifted into place in sections by tower cranes. Steel also progresses in both directions.
93. August 2009 E xpansion P roject P resentation Steel for trusses is delivered via the loading dock
95. September 2009 E xpansion P roject P resentation
96. September 2009 E xpansion P roject P resentation
97. E xpansion P roject P resentation Economic conditions benefit the schedule as skilled labor is more readily available and material and equipment lead times are significantly reduced September 2009
98. October 2009 E xpansion P roject P resentation With steel, equipment and labor all available, a third crane is added to the erection effort
101. E xpansion P roject P resentation The project is currently a few weeks ahead of schedule The critical path for the remaining work runs through the Broad Street Curtain Wall and Lobby The Curtain Wall is currently in the mock up stage and construction should begin in the spring.
