Thiết kế và xây dựng công trình xanh, về bản chất, là một quá trình tối ưu hóa: tối ưu hóa nguồn lực, nguồn ngân sách, nguồn tài nguyên thiên nhiên, để đạt được những kết quả tối ưu về hiệu năng, chất lượng không gian sống và bảo vệ môi trường tự nhiên. Tuy nhiên, khi quá trình tối ưu hóa, nếu có, diễn ra một cách biệt lập ở từng hệ thống riêng biệt, thì sẽ vướng phải thách thức về ngân sách: muốn hiệu năng càng cao, thì chi phí đầu tư càng cao. Điều này đúng cho dù bạn muốn nâng cao hiệu năng của hệ thống HVAC, hệ thống chiếu sáng, khả năng cách nhiệt của vật liệu… Để vượt qua thách thức này, quá trình tối ưu hóa phải được tích hợp ngay từ đầu của quá trình lên ý tưởng và thiết kế sơ bộ, thiết kế cơ sở. Điều đó dẫn đến yêu cầu trao đổi thông tin và phối hợp chặt chẽ ngay từ giai đoạn đầu của quá trình thiết kế giữa KTS với các kỹ sư, thậm chí nếu có điều kiện, giữa đội thiết kế và nhà thầu, giữa đội dự án và đơn vị dự kiến vận hành, quản lý công trình …
Như vậy để đạt được mục tiêu về hiệu năng và ngân sách cho công trình xanh, quá trình quản lý dự án và phối hợp, làm việc giữa các thành viên đội dự án sẽ ít nhiều cần có sự thay đổi so với cách làm “đường một chiều” truyền thống.
