(land building).
 The transfer is of a specific moveable property for obtaining loan.
 The purpose of mortgage is to secure a debt. In case the loan is taken to
discharge a debt it is then not a mortgage.
 Since the mortgage is a contract, it cannot be carried out by a minor mortgagor
(Borrower).
 The mortgaged documents must be registered.
 The documents of mortgage will only be effective if they are properly
executed.
