Why it’s almost impossible not to fall in love with Queen Village
Queen Village in Philadelphia has a rich history, which dates all the way back to the mid-1600s. Its
original name was Southwark, and its initial settlers were Swedes, way back in 1642, four decades
before William Penn and the English arrived. Quakers back then thought it was a sinful place what
with all the gambling and entertainment going on.

Adrian Rubin is a long time
developer in the real estate
world. He is currently based
in Philadelphia, PA, but travels frequently
as his projects shuttle him all across the
United States. As someone who is truly
passionate about what he does, It's fair to

For three centuries, Queen Village was where dockworkers and their families built their homes. But
at the dawn of the 20th century, Russian Jewish immigrants arrived and started a vast selection of
businesses on South Street, which was the border of Society Hill and Queen Village.
In the early 1960s, all the artists and owners of storefront restaurants rallied to keep the
government from demolishing South Street to make way for the Schuylkill Expressway, thus
preserving the rich history everyone in the area had fallen in love with.
The sentimental stretch from South Street to Ninth, all the way to Front Street was never touched
and still to this day remains the “hippiest street” in Philadelphia. Queen Village is a haven for
people who love adventure and history, what with all the artifacts from cutting-edge fashion to
Victorian fixtures, to exotic cuisine. It is truly impossible not to fall in love with the place.

decisions that Adrian makes during the

for his personal passions. Adrian has always
been very engaged in the arts and
especially those that fall into the category
of fine arts. Whether he was learning about
famous artists as a kid at home, studying
art history at school, or sketching out a
pencil drawing, Adrian is always a stone
throw from the artistic process. He spends
most of his free time studying and
researching works of art that express
emotion in a profound way. He enjoys
exploring new and old exhibitions alike, and
always looks forward to new gallery
openings as they provide an excellent
opportunity to get a sense of the current
pulse of the art-world. With such an
extensive and well-established background
in fine art, Adrian can't help but find
modern art to be absolutely fascinating.
Coming out of such a traditional background
when it comes to art, Adrian Rubin feels
very comfortable and well-versed in the
world of classics. And he will always have a
soft spot for classic artists like Da Vinci and
Picasso. However, he feels like paintings
that are a bit more modern tend to have a
unique electricity that runs right through
them. The unapologetic works by artists like
Jasper Johns, Richard Serra, Jenny Holzer
or Kehinde Wiley captured Adrian's
imagination as soon as he saw them.
However, Adrian doesn't find these tastes to
be in competition with each other, instead

In addition to being a staunch art aficionado
and dedicated real estate professional,
Adrian Rubin is a longtime contributor to
the Children's Hospital Association in
America. This particular organization so
appeals to Adrian because of the
overwhelming gratitude that he felt after
the birth of his first child - which was
followed by an immediate sense of shock
and deep sadness when he considered the
difficulties that parents must face when
their children are not healthy. After Adrian
got over that initial shock from this
realization, he knew that he had to act. So
he did some research and learned about all
of the incredible work and service for sick
children provided by this particular
organization. Adrian believes our future
starts with the health of our kids and wants
to teach others the importance of keeping
our children healthy and happy. Adrian
regularly volunteers at many children's
hospitals within his area in Philadelphia,
PA.
More about Adrian, he really loves golf. Not
only playing it, but watching it, too. Golf is
a type of meditation for Adrian as he
unwinds with his friends and colleagues.
Adrian has not always been such an avid
golfer. Although he went to the green every
now and then with his family or friends as a
kid, it wasn't until he was an adult looking
for a new hobby that Adrian really found
joy in the sport. He usually plays two or
three times a week, but arranges his

schedule so that he can make it to the
course at least once weekly. Adrian is one
to have a sense of humor, and playing golf is
definitely where he lets loose – but all while
maintaining his serious demeanor of
