3. PreConstruction
Services
TerCon provides a formal approach for assisting our clients in developing scope,
cost, and schedule on capital projects. Services are client specific and tailored to
meet the needs of each project. Our project team is designed to review each
project, establish the necessary design deliverables, format deliverables and time
frame. Our team consists of representatives from architecture, engineering,
construction, procurement, project controls and estimating.
Our goal is to establish:
Preliminary design documents
In-house estimate and/or marketplace/subcontractor pricing
Level of detail required for the schedule
Project execution plan (method of contract, construction, procurement)
Options and alternates
Client’s documentation and cost requirement

4. PreConstruction
Services Cont.
As preliminary design progresses, constructability reviews are held to determine
the best means and methods to deliver the project as well as value engineering
opportunities to assist our clients with maintaining budget constraints. Milestone
review meetings are established as appropriate to maintain the overall time
frame. We also offer a project collaborative website to facilitate sharing of
information between all parties.
Upon completion of our preconstruction services, the client will be presented
with the project scope, preliminary design deliverables (drawings, sketches,
specs. etc.), a detailed cost estimate, an integrated project schedule, and an
execution plan. Additional services can be provided to determine contracting
approach and/ or proposal for the complete project delivery.

5. General Construction
Services
TerCon provides oversight including all the work required to complete
construction or renovation, including providing labor and materials,
hiring and overseeing subcontractors, ensuring that the plans and
specifications are adhered to and compliance with building codes. We
provide the highest technical, ethical and safety standards to
complete the project on time and within budget.

6. Design Build
Services
TerCon facilitates with architects, designers or engineers to provide
our clients with an all-inclusive package. Collaborate with project
Architect/Designer along with owner from inception of the project.
This provides the ability to change and adapt the design and
construction. This process creates cost saving opportunities for the
client as well as a truly custom tailored project.

7. Construction Management
Services
As a construction manager, TerCon administers the project and
management of the subcontractors. Many owners are finding that
hiring a construction manager can save money and facilitate the
successful completion of a project. Our contract administrators and
superintendents will provide assurance that the plans and
specifications are being adhered to. We will also monitor compliance
with building codes and safety measures. We will work with owners
to provide the most reliable subcontractors at competitive pricing.

Comprehensive analysis of the project plans and specifications.
Completion of Subcontractor & Supplier procurement.
Establishment of project schedules including updates.
Completion of submittals/shop drawings in a timely manner.
Completion of project scope based on plans and specifications.
Proper documentation through the use of RFI, RFQ’s, Change Orders and
other documents requested by the Contract.
Completion of all punch list, O & M’s As Builds' and any other required
closeout items.

At TerCon, we understand that one of the most important aspects of what we do relates to
our field operations. We see this as one of the most important parts of establishing and

operations of the field to insure superior quality and safety practices are

Our Site Staff is committed to overseeing and coordinating all trades to insure
that work is completed on time and within the contract documents.

to OSHA, EPA and INS.
